Work not completed in a timely manner
I've been living here for about eight months. My apartment its self is pretty decent given there were a few damaged areas on my unit that went unnoticed upon move-in day. However, there are more concerning issues at hand. My biggest issue here is with the management. One person in particular who is in charge here as the property manager, Brittney. She usually presents herself as friendly and nice, but I've been bringing an issue to here attention via the "Resident Portal" and to her face to face for about three weeks now and the issue has yet to be resolved. I've been complaining about the neighbor's dog who lives one unit below me. It cries and barks at any given time when it is left alone, which is usually for long periods of time during the day. It's directly below me so it's very loud and continuous. I've let here know about this on several different occasions, yet there seems to be no action taken due to the fact that I still wake up to the sound of the dog and hear it throughout the day whenever I am home. She told me to my face that it would be handled over a week ago and it has not. Another issue that I've been having since I moved in is the Valet trash service. The problem with this is that they might come and they might not. However, there is a $25 fee that automatically comes along with this service included in the rent. There is no option to opt out. The trash is stated to be supposed to be collected from Sunday through Thursday with the trash being outside in the trash can in a bag by 6:50 pm on each of those days. However, they are far from consistent and often let the trash of the residents pile up at our doors with no explanation as to why they don't show up to collect the trash. This issue has also been brought directly to Brittney's attention on a number of occasions. Yet, this issue has been persistent over the course of my time of living here. Also, I've been going to the leasing office to complain to here in person on several other occasions when she was nowhere to be found. I've talked to some of the other residents as well who have the same and similar complains, but the issues have not been resolved with them either. These photos are the result of the valet trash neglecting to come collect on a consistent Thursday, Sunday, and now Monday. Also, whatever price you're expecting to pay for rent, you can go ahead and add about $100 to it due to the fees that they neglect to mention prior to your move in day.
These apartments are beautiful but have now been sold to new owners and they are ruining the community. The new owners are going to run this place down into the ground. First thing first a lot of car break ins and they have yet to hire security , no visitor parking so very difficult to find parking most or the time. The traffic is terrible due to a concert venue being close by , if a concert is going on you have to wait a whole hour sometimes longer just to get home , a lot of loud construction going on right beside the apartments due to new townhomes being built so if you work from home or like to sleep in don't move here because they start at 6 am , loud neighbors who argue and they don't remove the problematic people, always smell cigarettes even though they claim to have a no smoking policy , the maintenance men walk in your apartment without notifying you or knocking and they've done it without have a request in , dogs roam free off of leashes and they don't fix the problem, they have a bad problem with ants , they never answer the phone so you can rarely ever reach them if you had a problem , they are charging $1500 plus for one bedroom apartments and that's the smallest apartments available , they have installed smart locks which you can't access yourself which is pointless , the amenities are not cleaned properly , the previous honors have 24 hour amenities and they've changed that , oh and the maintenance steals things and they don't hold themselves accountable nor get rid of the maintenance who cause problem , they make you pay for trash fee and fail to get the trash on the nights they are supposed to , you are not allowed to have any visitors in the amenities so don't invite your family over or friends even if it's just one person. Would not recommend.
You can see my review below when I first moved in to these apartments. Now this place is horrible. They changed management and now the quality has dropped. Everyone comes to the apartments even if they do not live here and they use the amenities and break everything. The management company stated they would put up a gate since half the residences cars were broken into. But no gates still, even tho they said construction would start Jan 2024 we are about to be in March now. On top of that they find more ways to charge more for things that were free previously. Last management company had security but we do not, instead they hired a towing company to tow cars who park in the numbered spots even if no one has purchased said spots?!?! Parking spots were first come first serve, now paid parking! I gave them multiple chances but definitely do not like this place anymore. If you are moving out of state do not be fooled. Once they have you paying rent they do not care. (Review below is before the change in management companies) I have been at these apartments for about 5 months now. I have to say not only the apartments but the staff are top notch. There are a lot of amenities and the distance from downtown Raleigh is perfect. There are a lot of residents here from other states which I think is very cool. One thing I think is needed but they are starting to do more of is community events. We just had a fall fest with an outdoor movie screening.
I had the worst experience with this place. For starters Whitney is probably the rudest person on this planet. Dont plan on getting a single word out. She loves to dominate and talk over you and makes you feel foolish when you ask her nicely to stop and refuses to acknowledge that she even does it. She is not helpful at all, actually quite degrading and childish. When I told her I was going to make a complaint she informed me not to bother and that she had already gone ahead of me and contacted upper management. This shows that the company's management values personal relationship over professionalism and fairness. Moving here if you ever have an issue and need to go above Whitney you are pretty much out of luck because she will rub in your face that her upper management will not do anything to help the situation. I witnessed her confronted by a resident about the same issue and not only did she say they were lying about how they were treated because they waited to report it, but she also rubbed in their face that she would go and speak to her management before you even get the chance if you threaten to make a complaint against her. Application process was going smooth at first Bryan was very helpful, but they had an issue with payment because applicants bank did not recognize the charge and froze the card as banks usually do for big payments...b of a does this all the time. I offered to send certified funds or whatever was needed, even to give a different card and was denied on spot and accused of fraud. While I was trying to inquire about the companies policy and ask for exception to be made because it was a situation that was out of my control and so was the timing as well as not being aware of their policies before hand and as I stated earlier couldnt even get one word out and when I asked for her to stop talking over me she became enraged and even more disrepectful than she was to begin with.
This is a horrendous place to live. I miss Drucker and Falk!!
This apartment complex used to be excellent, but things have gone downhill recently. A few gym machines are out of order, and there's often a noticeable smell of pot in the gym and hallways, which impacts the overall living experience. On top of that, hidden fees have started showing up when paying rent, which feels unfair and frustrating. I hope management takes these concerns seriously and works to restore the quality and transparency residents expect.
Pool gets so packed with people that don't live here you can't even get a chair, office won't pick up the phone no matter what(they usually call back a week later), they expect the apartments to be cleaned to the standard of a brand new apartment when you move out. Not a "normal wear and tear" deal, they want you to clean to the extent of moving a new tenant in. For real, go check out the scope of work. They will take your deposit and basically extort you into using their cleaning company, which they will back charge you for if you attempt to clean on your own. It's like every other "villages" apartment around town, except air communities SUCKS and makes the experience much worse. It wasn't that bad when Druker and Falk were managing, but don't mess with AIR. Also, they are padding these reviews with fake ones to weigh out the lesser ratings.
Little to no resident engagement moneygrubbing , existing leases are being compromised by having to pay $25 a month for parking spaces or having to scramble to find somewhere to park. Facility is over priced With the degradation of service from the previous owner
Overpriced,$1675 for one bedroom,you can get a 2 bedroom townhouse across the street for $1800
As a preface, DO NOT BELIEVE THE REVIEWS YOU SEE ON HERE THAT ARE FIVE STARS. These reviews are coming from individuals that either have only toured the community or are staff. This community used to be a safe community that offered great amenities, however in recent history much has changed. Here's a full rundown of the community: Amenities: They have started to take things away. They took away the security team (which they later added a "security" officer but more on that later) that would patrol nightly and were always on site. They have also taken away the room that was for gaming and have started restructuring the property to match the new property companies style. All of this was done, and yet rent increased. Security: Security has completely gone down hill. If you are a Kia or Hyundai owner, do not come here. There is a group that WILL take your car. Not a matter of if. The "security" officer they added only patrols a couple of times per night and speeds through the neighborhood anyway. Nothing is done by this. Many mornings I have come out to see windows of other residents vehicles smashed in and items taken. On top of that, there are groups of people who just wander into the community at night and use the amenities at various hours of the night. Women would not be safe here due to these break ins and various other horror stories. I've uploaded some photos of some different evidence just to show you. These are just a few of the different things that have happened but they are incredibly common over here. Gunshots are quite often heard nearby and vehicles will pass by at various hours of the night making incredible noise. Despite the proximity of the police station, nothing is done for this issue. Management: After Drucker and Faulk were bought out and AIR took over, this place went to the toilet. When you used to call, you would call the office direct, now the number you find online is to a call service and you can almost never get a call back. They talk about these community "rules" they have surrounding smoking and noise but the only rule they actually enforce is the trash sitting outside your door. It's pathetic. They threaten fines but never do anything. On site they will give you platitudes about how they'll handle a certain issue but it almost certainly never goes addressed. Unfortunately, if you have an issue with something it's best to handle it yourself. There isn't much "management" done on site (though I am sure the reply will be something very diplomatically typed out as they always are hahaha). Construction: The apartments are paper thin. If you are anywhere but the top floor you WILL hear your neighbor walking above you. You WILL hear next door neighbors arguing or even simply talking. You WILL hear their TVs going all hours of the night. All in all, this community used to be really good. They are not anymore. If you're shopping based on price, I would encourage you to look elsewhere, ESPECIALLY if you have a family to think about.

So it's now Mother's Day. The indoor pool still broke. The staff said they were waiting for the new heater to be inspected. A pool worker said a couple pool parts are on order and they're waiting. No one has the same story . Now the outdoor pool is open . The first use of the season and the chair lift needed the battery replaced. It was open 3 days and they could not check the chair when they opened. Crazy . Now that the outdoor pool is open I'm sure the indoor pool is forgotten until fall to start their same excuses over again. We have 14 months in our 2 year lease .Yippee... Moved new review to the front Well the pool is still ice cold. Heater is never getting fixed. Sooooo disappointed. It's what we moved here for and our son has not been able to get in for over 5 weeks now. My granddaughter came from Colorado for a promised pool week planned months ago and no pool. They have down an extra set of hands with a manager named J that doesn't answer my emails and anytime you ask the staff in the office when the pool is getting fixed. They have absolutely no idea. My husband is going to try to get in touch with the owners. They're a company out of state so I'm sure it's not a huge priority for them. We signed a two year lease, not looking good. Stay clear the 2 ladies will tell you what you want to hear. Well after being disappointed that the cinema room turned into a delivery kiosk and the sports simulator, a kids playroom the indoor pool has been ice cold for a month now. During break from school and the first hot days. My son who spends about 10 hours a week in the pools can't even use them now. I'm told they're looking at bids to get the pool fixed, but I hear from past residence that the same thing was told to them two years ago and us last year. Nickel and diming it so we can live here for my son to have physical therapy in the pools is not Paying off. Not moving ahead with any kind of speed. They just don't seem to care. 2 reviews enclosed, keep reading The young ladies with management are very nice. We were a little disapointed in them, knowing we needed some things for our son, and they were given ample notice, and the things weren't dealt with, but all in all it was smooth. We are paying $300 more a month than we did at our last apartment which was just as nice in every way but did not have the pool. Multiple times I'm unable to get my son out in the handicap van accessible spot because they park their maintenance vehicles there. The pool chairlift is constantly not working because of its battery being dead. And we were told it was a heated indoor pool kept at 85deg and the heater is constantly shutting off so that it is too cold to use it with him. Every time it is brought to management they say it will be dealt with with a big smile, but it is always an issue again. The valet trash is spotty for us. We receive so much shipments for incontinence and special feeding in boxes that they will not take more trash than what can fit inside their small can. We requested a second garbage can just for cardboard boxes that are broken down and we were denied one so in addition to the valet we are having to go to the dumpster unit four times a week. An extra $25 monthly charged that really is of no use to us. We love the apartment and we love the location, we don't even mind paying extra so my son can have the pools. But when you pay that kind of money you expect the stuff to work.
Maintenance team and the beautiful apartments are the only great things about this community. Management and new tenants not so much. Maintenance team replaced the microwave surface light bulb fairly quickly. Kudos to the maintenance team!!

This complex is extremely beautiful and I've been here for two years BUT the original property management have sold to a new property manager which I should've known was a red flag because who sales such an nice establishment especially in todays market. The new property management is the absolute worst. They don't hold themselves accountable for anything that happens ! They have a lot of break ins lately , their maintenance steals out of apartments , and now they are trying to make the apartment price over $200 higher then when we originally started which is a huge rip off, they claim that's the market but it is not . You can find beautiful homes for around 1200 . They are charging $1500 for the smallest one bedroom that they have ! The new owners obviously have never owned a single property . They now only offer (under new management) 15 month lease minimum and the longer you stay the higher the rent goes up which makes no sense at all! The beauty is not worth the awful management! Don't waste your time here
I think it's pretty obvious that some of these 5-Star reviews are fake, especially when there is no additional context provided. I LOVED this apartment and the previous managers and staff were personable, attentive, and quick to respond. Now, I can't call in without being pushed to a phone tree system and having to call several times bc no one answers. And when someone finally does, it's not someone within the office. So now that person has to contact someone within the office, leave a message and only then I do hear back from someone within the office. It's a pain. I agree with the other reviewers sharing their experiences/thoughts on the new changes. The property hasn't really improved much and the changes they make don't really benefit the tenants. I know it's a business and their bottom line is to make profit but with how things are going, it's driving people away instead. This is not the property I signed up for when I first leased here. Which is unfortunate bc the apartments are nice and has great amenities but aren't well kept.

And now there are only 3-4 non chargeable parking spots available in front of each apartment so now you're walking far and can never park in front of your home. Just to give you some insight on what to expect. Again overall quiet and nice apartment in itself. Otherwise don't recommend.
