24/7 someone is blasting bass through a subwoofer. I email management about it every day and they do nothing about it. I haven't slept in over a week. It's the worst form of torture. Do not move in here if you value peace and quiet.

Worst place you can ever move into !!!!! Leasing agents are completely liers!!! Giving you false info and not telling you information you need to know !! Likw saying you sont pay building utiilities or foe the ac and then surprise every month extra 100$ utilities for lack of service al over tge comunity been living here 5 months now moved in to a "new" apt who was not clean on my move in date , they saying you have new washer and dryer , i threw away hundreds of dollars worth of clothes , got stuck in the elevators morevthen 6 times and today fifth time elevtora are broken only one is working took me 25 minutes to get to my 14th floor apt its a scam and tge worst place u can live !! Over priced horrible mangment and costumer service dont ever moce in you will regret it !!!

This is the worst option you can choose if you are going to rent and are looking for peace of mind in your home. I moved here 4 months ago and it was the worst decision I could have made. THEY DO NOT RESPECT THE RESIDENT and violate their rights. If you are going to move here, be prepared to listen to construction noises and dust for a long time, because they don't mind tearing down the apartment next door. You have to endure the noise and the hammer in your ears. Thats the reality ! Not to mention that they take money from you for anything that should be free or a right as a guest. If your rent is $3000, prepare to pay $400 or $500 more, every month. Between park, gym, storage room, electricity insurance, condominium insurance, and I don't know how many other insurances. ATTENTION FOR HORRIBLE CUSTOMER. Never rent here!

Very beautiful building, under renovation, becoming more modern, maintaining its original structure. However, its internal organization has a little to be desired. Depending on who visits you, sometimes you have a little rude concierges in service, who instead of helping those who visit you (since this building is being remodeled), simply complicate your visit ... For example it seems that they are doing you a favor to indicate something or give information. Unfortunate...

The building is beautiful, apartments are very nice. But I would never recommend to rent from them. The management is terrible, they create problems for people living there making it stressful. Ignoring service requests for a long time. Employees on reception don't know their job. Finally, I moved out and not getting my deposit back on the right time just because someone made mistake in the office. The whole experience is stressful

Wow, and not in a good way. My sister's apartment has had one issue after another and every time management does not deal with the issue appropriately or at all. Do NOT rent here unless rats, water damage and strange odors in the hallway are your thing.

I am sorry to say that my experience with Flamingo Point Residence apartment in Miami Beach has been extremely unsatisfactory and frustrating. As a resident, I have faced numerous issues that have not been resolved by the management. From the first day, I moved in, the flash in the toilet did not work, and it took them three days to fix it, despite the management's assurance that the apartment was completely renovated and everything was new. However, the problem continued to persist, and it was just the beginning of a series of frustrating experiences. On one occasion, someone brought trash in front of my door and left it there, which happened twice. When I reported the incident to the management, they ignored my complaint and did not even let me see the camera records to catch the person who harassed me. The issue was never resolved, and I felt extremely unsafe in the complex. Another significant problem arose when I lost my expensive package because the management was not able to provide a safe place for deliveries. Despite my complaints, they never even tried to help me find my package, which was a huge disappointment. The management team at Flamingo Point is extremely rude and unprofessional, and it doesn't matter how many times you request to talk to the general manager or someone in a higher position. They will never be in contact with you and will completely ignore your complaints, putting all responsibilities on the maintenance team. The leasing office may be polite until you sign the lease, but after that, they become rude, disrespectful, and very unprofessional. Recently, my AC has not been working properly, and it has been two weeks since I first reported the issue. The maintenance team has tried to fix it several times, but it still does not work. Instead, they put an old, noisy, temporary AC in my apartment, which doesn't work properly at all, and the temperature inside the apartment is 78 degrees Fahrenheit. When I asked them to change it, they completely ignored me, and I have been living in horrible, health-threatening conditions for the last two weeks. They informed me that the AC company representatives would come once on Monday, which means I have to survive in 78-80 F temperature for another two days. Also I emailed several times and never got response from officials of Flamingo Point. Despite my repeated requests to talk to managers, they have never called me back or emailed me with an official response or apology. When I talked to the maintenance guy, he said he could not do anything to fix the AC. This kind of service is unacceptable, especially considering the high rent I pay of $4000 for a one-bedroom apartment. I highly do not recommend anyone to live here at all. Flamingo Point has the worst management I have ever seen in my life. Despite the management saying the property is secured you can see a lot of strangers inside the complex, especially in the pool area, which is very concerning. The nice and polite management representatives are all fake, and they literally do not care about you after you sign the lease. I urge everyone to read the reviews on Yelp and Google, which are true and with evidence. I did not read the reviews and it was my mistake. Flamingo Point is a terrible place to live only cause of horrible management , with a 2.5 rating that speaks for itself. In conclusion, if you are considering signing a lease with Flamingo Point, please read the reviews carefully before deciding. For the price they charge, the management must provide excellent luxury service, as they represent themselves on their site. Unfortunately, it is all lies. Flamingo Point has terrible management and service, and it is not worth the money you will spend. I hoped to find peace and new home when I moved here but instead of I found rudeness and disrespect and unprofessional approach from the management. So disappointing

To choose this complex for living was a big mistake! For paying not a cheap price for 1 bedroom apartment we are suffering from bugs all over our place for almost 6 months! Additional to that we have neighbors that have parties till 5 am twice a week with loud music, smoking weed and etc. stay away from this place!!!!!

There is not a day when you can sleep peacefully because of the drills and construction noises, there is no respect for the resident's La Paz, high rent and low quality of life in the building.

My experience with Aimco and the Flamingo has been not only terrible, but has destroyed my credit so much that I'm unable to even rent anywhere else. When I moved into the South Tower, I loved the property. Everyone said it was like a dorm and they were right. I loved the diversity. Then I decided to stay long term and moved into the Garden units right by the volleyball court. I loved my home and met lots of great people. When renovation work began on the sea wall and volleyball court, that all went out the window. I lived on the first floor in a corner unit. I had workers looking into my apartment, heavy equipment parked on my patio right outside my sliding door, noise all day long and absolutely no care or consideration given by the staff there. I couldn't go outside my back door which faced the bay, an amazing view taken away by a solid green nylon fence. My lease was coming to an end in 2 months and I asked the management if it was possible to vacate early and end my lease. It was becoming unlivable at this point. Everyday it was noise, machinery and workers all around my home. I had to keep my blinds closed all the time and made my home more of a shelter than anything else. I kept in contact with management and saved all of my emails. Who knew they would stab me in the back so bad. I was given permission to leave my lease early by management and they asked me to bring my keys into the office. I did so. 2 months later, I learned they had placed an eviction on my credit report AND a LIEN for unpaid rent that they agreed to!!!!! I willfully left WITH permission and they still reported me as a failure to pay the remaining lease. This destroyed my credit score. Be aware, this property WILL find a way to take your money, your freedom and in my case, your ability to find a new home if you're extremely unhappy. I see a Flamingo rep respond to a lot of these posts and say how sorry they are and offer someone to discuss their issue with them. I've posted here twice, been in contact with AIMCO directly and interestingly enough, NO ONE HAS BOTHERED TO FOLLOW UP WITH ME. Why? Who knows. Hopefully they'll be caring enough to admit fault once in a while and take care of my credit score like they should have in the first place. I wouldn't recommend this property to my worst enemy.

Don't move here!!! I wouldn't recommend living here to my worst enemy. Don't let the new lobby or beautiful pool or landscape trick you into thinking this place isn't an infested with roaches, bedbugs, drug dealers, prostitutes, illegal aliens, strippers and bartenders and other filthy night crawlers. I am so terrified of these bugs getting into my place as I see soiled mattresses all over the place in this building covered with filth. As for the people, I do not feel safe amongst many of the residents here. There are decent people with honorable professions scattered throughout the building because they were deceived into living here just as we were. The walls here are paper thin so you'll here every second of debauchery going on with your neighbors every day of the week till all hours of the night and morning. The management company and leasing company have done nothing to fix this issue, as they continue to lease to their trashy friends and perpetuate the filthy flamingo culture of escorts and drug dealers. The management company has zero interest in changing the image of the building and holding on to clean cut residents who hold high level jobs who made the mistake of moving here. The management company also will never ever answer the phone. They won't even provide an extension in their email signature because they don't want to be reached. They take approximately 6 hours to 3 days to respond to emails. Once you decide to give your final notice to move out, the management company comes after you in efforts to not give your security deposit back. I received 3 false complaint notices which would lead to a fine shortly after giving my final notice I will not renew my lease. #1 was I was not allowed to have a pet who I've had registered and paid extra for since I've moved in. Another was for taking my bike through the lobby (service elevator is closed in mornings). They will look for every excuse to take money from you and scare away any decent people living here. I'm so excited to move to a true luxury building next month and escape the worst most hellacious time of my life which is living in the flamingo. On a positive note the maintenance staff are hard working wonderful people and they do a great job and respond quickly!

The worst problem of this difficult situation is the incompetence of the Association, the manager Melissa ignores the cases, pretending to be misunderstood, she has not been able to manage this building for many years, she displeases the residents and must be removed from management as soon as possible

I lived in Flaminco South Beach some years ago. The first month I guess I discovered small insects but I didn't pay attention, and I was trying to clean even more my apartment. During the time that I was living there things got worse, one guy came to my door drunk and told me wherever in the middle of the night. He told me things that no one want to listen. If you are someone like me that need a good sleep because you have to work. It was not possible at that time, people were partying late, workers were working very early, the alarm etc. When I told to the manager in the main office that I discovered that those insects were bedbugs thanks to the internet. He instead of trying to help me. He looked at me like I was crazy. He didn't offer me help. So I decided to leave because my son and I had thousands of bedbugs bites. I got completely drained. I was devastated psychologically, sick, mad, weak, discriminated. They kept my security and deposit. But I just wanted my son and I feel healthy and feel alive again. So I moved on. I almost forgot about this really bad experience when someone called me on march/28/2017 telling me that Flamingo is suing me and I have to pay them $ for leaving the property. I'm trying to make the story short. I did my best to forget about it and start fresh in another place. How they can do this to me. I had a severe anemia at that time because I was feeding the bedbugs with my blood. I don't want anyone to suffer in the way that I did! I just want them to stop bothering me.

The worst building management I have ever dealt with. I have had constant mold problems in my apartment. Also, the shelves keep falling off the walls and management completely ignores our requests to fix both. DO NOT MOVE IN HERE

This guys, either trying to steal you or they incompetent, uneducated and stupid. First, when you extend lease, they charge you back and send you warnings, because you didn't extend and notice them that you are leaving. After that, internet payment doesn't allow you to log in, and if you don't pay on time, and office is closed, charge back is 150$. Etc, etc. Very unprofessional management.

Where do I begin... I rented at The Flamingo this summer for just over 2 months (Yes, AirBnb & Rentals are allowed in the South Tower if they are 30+ nights) and I could not wait to get out of this corrupt community. The south tower security & management are helpful, and actually do try to make things right for residents when something is wrong. (South Tower security & management is different from center & north towers). Also, personally I never had a problem with rats/bugs in my tower, apartment. The South Tower pool is also not bad & location is prime. Let's start with the whole "Pet Friendly" concept. NOTHING against dogs "I have 2 myself," but the residents here simply allow their dogs to go to the bathroom wherever they please around the property, most not picking up after them which leaves the outside premises, especially the courtyard, always smelling like dog feces. Cannot tell you how many times I would see people distracted on their phones while their dogs urinated in the middle of walkways and they simply don't do a thing about it. Next, we'll move onto security. The security here is absolutely horrible. My two dogs would keep this place more safe than they do. First, the Miami Beach/Dade County PD/FD are called on-site almost daily. I saw people get taken out of building ons stretchers weekly. One guy was screaming, fighting police & they had him strapped down onto the stretcher, and once I even saw a woman in my building lobby with her face covered in blood (hope everything ended up okay). I chose the option to pay for valet monthly, instead of self-parking. Twice during my stay, security told me valet was full and I had to find parking somewhere else, where each time I had to pay $20 to park in a alternative garage and then was refused to be reimbursed by the complex, even though I paid almost $300 a month to have unlimited valet privileges. And to put the cherry on-top, with about 2 weeks left in my stay, the new security team (first day I saw them on site) shut the front gate on the back of my car, causing almost $1300 in damage. When talking to them about this you could tell they didn't care, wanted nothing to do with it & told me they each "saw and heard nothing." Head of security was somewhat helpful the following day, but still did not resolve anything. Lastly, the management team. These people all look like they dislike their jobs, do not treat residents with respect & frankly do not do what they should be to help keep the complex functioning in a efficient manner. Speaking to management in-person is always a ordeal because there is a line/30-45 min wait because everyone has issues at this place. Anything wrong they always point you to someone else just to get it out of their hands, knowingly. When approaching them about my car damage, they told me to talk to the police, so I did. The police told me since it was a civil matter, and no crime was committed they did not need to be involved, and I quote the officer, "It's sad because The Flamingo grounds are in fact nice, it's just not run with professionalism or integrity." I am still in the process of getting my car damage settled, but it's difficult when you email management twice, as well as leaving 2 voicemails and nothing is returned. In the end, it "did the job" for my small amount of time, but I would NOT recommend to anyone. I always feel so bad when I see people moving in.

I was currently an Employee at the Flamgino buildings.(No I didn't get fired )( I asked for a transfer) I was treated like by their * Management. *No Organization *No Respect for my *co-workers or Owners, Renters *No management skills only nice Employee was Melissa... Jasshpa harrassed and Discriminated against me and Belittled me for no reason. I was stereotype even though I'm a clean cut black American very, respectable man. ( I worked very well and respected everyone. [ Jasshpa] replied to me in a look of disgust of my (*she told alot people She didn't like me ) ...No reason for that I work hard. I work 20 days straight for flamingo I even caught a fever the 17th day and still came to work Residents and Owners would vouch for me. Flamingo apts needs change in the Management Office I actually were going to Rent there but its terrible. Only logic I can think and when I ask others too...is my skin pigment *Color. Sadly I get use to being stereotyped. Haha you have no records of me working there oh really then how do I know the managers names and the two new security companies working there and third company in the south tower . Flamgingo is trash. Just had 2 ( FBI ) raids for real life ( serial killers ) living in the center tower 3 weeks ago

99% of the reviews aren't fake news. THERE IS NO FREE RENT. This is like living in hell. I fulfilled my lease, gave proper notice and left with a $0 balance owed to the Flamingo Center Tower and a month last received a bill for $1,800 for damages. I've attached photos to show how the apartment was left. Besides the drug dealers, prostitutes and violence there is the never ending stream of thugs walking around everywhere. No one knows who lives at the Flamingo. There was a dead body in the bushes for an entire day covered in a yellow plastic tarp a few weeks a few weeks ago. Google "murder at the flamingo" and see for yourself. IF YOU ARE STUPID ENOUGH TO MOVE HERE... YOU CAN'T SAY YOU DIDN'T KNOW! Please see photos of the apartment when I moved.

Just want to share with you my thoughts about this place. I moved in here back in April 2020. I loved it in the beginning. But be aware, don't be fooled by beautiful exteriors of the building. The location is amazing but unfortunately due to COVID-19 it doesn't really matter because everything is closed and it's not worth the price i am paying for this place. The place is poorly maintained(my faucet keeps leaking even though someone came to fix it, people smoke in the building and i have to smell cigarette smoke in my bathroom all the time and they got ROACHES), a lot of people don't wear masks even though it is particularly enforced to do so. I had to cancel my gym membership because no one wears mask in the gym (even their own EMPLOYEES) during the pandemic. I honestly can keep going on the problems of the building I am sure all this is happening because they don't give a d... on this place. I am truly mad that i can't break a lease because i will end up paying a fine of 3000 and have to keep this place for a year.

The Flamingo is a filthy apartment complex that is infested with cockroaches. Do not move here. Two separate exterminators who work for the Flamingo have told me that the entire building is infested with cockroaches. I've seen roaches as big as crabs crawling through the hallways. Don't take my word for it though, if you decide to tour an apartment here despite the overwhelming negative reviews, I suggest that it's in your best interests to at least look beneath the appliances before you sign a lease... if you have small children, make sure their shots are up to date before you move in.

Hoping this gets the attention of management since physically sitting down with them requires waiting in long lines? Flamingo does 30 day short term rental as well has enabled the residents to airbnb their units out. I know there is a lawsuit between Aimco and Airbnb but this all seems to be a distraction. People come in here and stay like a hotel... they airbnb the units and this is all enabled because they haven't cracked down on the issuing of the "guest passes." If they stop issuing the guest passes to obvious perpetuators of this, the airbnb will naturally cease to exist so long as the guards tighten up at the gates. Because of this airbnb situation the residents feel like guests in their own building. Everyone I've met who has been here for years is leaving because of the issues. If you go to the pool, you won't recognize but 1-2 people because everyone at the pool is "on vacation." Not sure how that makes sense unless they are all in airbnb units. The building when looking for leases leads on to the unknowing customer that the building is full and for that reason they wouldn't budge on the excessively high rent. The center tower (nicest of 3 towers) feels empty especially on the higher floors, maybe 70% occupancy? Further proving they are overcharging on rent and people are unhappy. Some of the current advertised prices online are lower than what current residents pay which leaves you feeling sick as well knowing you overpay but can't do anything about it. I pay $42k a year to live here. Doesn't feel like luxury with all the riffraff constantly in and out. Being a guest in your own community gets tiring very quick for anyone.

Same gripe about the security deposit. I lived at the Flamingo Center tower about 5 years ago. It's useless try to clean the place when you leave because they hold all the cards legally regarding your security deposit and will never give you much back.My only suggestion is you take pics of every inch of the place on move-in day and upload them somewhere to verify the date. Then when you move out, make sure to be at the exit inspection and have those pics ready in case they try to blame you for something.

By far the worst experience of my life living in this residential building. The staff is extremely uncivilized and ill mannered , they ACTUALLY yell at you for petty things . Ever since I moved in , whenever my guests come to see me , they are humiliated and treated like trash by the security . The security thinks they are subleasing my place when in reality these guests are my friend who live across the street and come see my often . It's like living in a military compound . When the management makes any administrative mistake , there is no concept of apology whatsoever . I understand there are probably some polices that the security needs to enforce to keep us safe but that it no way justifies their obnoxious behavior . When I signed the lease , there was a volleyball court and now that is gone. Before we know the pool will be gone too . Stay away from this place If you don't want more stress in your hectic life

Unfortunately the management of the building is very unorganized and as a result, the building is in the state of decay. There is no accountability either so they act very unprofessional and breach their lease agreement by not maintaining the property as promised. After only 4 months of living in this place, I had to find other residence because they just never got around to fixing major plumbing and air conditioning issues in the unit. Noise is a major issue in this place as well. Its a shame because this place could be so nice but unfortunately the people that own and manage the place simply dont care about it being nice. Profit is all that matters to them. Also, there is no one that you can call outside of the building with issues within the community. There is no accountability and aimco only cares about getting there money and new tenants. They will not help or address any major concerns and simply defer to management who are clearly overwhelmed and dont care themselves. It is one giant scam. I would stay away from this building. It is a nightmare. Update: 5/2/2018. They breached the lease, Community manager and I terminated the lease due to company breach and because no District manager or VP of Aimco would follow through on the concerns. Not even return a phone call. A month later I receive a bill for $4600 because they say I owe them for terminating the lease and are keeping the deposit and came up with multiple charges including a fee to send me an email "bill". I spoke with their "move-out specialist" and he was utterly rude and did not want to even try to understand that this is an error and repeatedly asked "How will you be making payment today?" Incredible.... They threatened collections and I told them that collections is not going to step in since they are clearly not even trying to resolve the issues (which seems to be how the company operates throughout)... Long story short, they were totally wrong. I received no apology and got a refund for my security deposit minus about $700 in charges I did not consent and still have no idea what they are for... Worse Rental Company I have ever dealt with in my 15 years of renting. I highly warn against anything AIMCO, they are a despicable company.

zero stars should be, bunch of thieves, overrated, everything is falling apart, i left on Monday after 3 leases there, horrible experience, and they sent me unreal fake bill, once already i deal with them and my attorney help me out, after all sent them proves in pdf and other doc that they are giving me fake bills, and overcharged me. when we decided to move out , we signed yellow paper (notice of intent vacant), my brother Vladimir and me, and cleaning fee was $70 , signed by your management title RRM and my brother and me, if the case that cleaning was $200 or $250 we will not sign and discuss about that,they charged me for broil pan?!?! i never saw that in my life until i use google, and i can guess that is for owen/stove,and i ask other peole who movedout about that and answer was that they never had that and was not charged, so it was only me, then charge for about drip pans, please see attachment and proof that drip pans was changed,i sent them on email prove from their maintenace that was changed so if they changed again something new and already changed i dont want to pay.bout carper change ,got prove about repair not just one about big time problem with AC leak, and when i got back home from work i had a swimming pool between my closet because AC was leaking , i am at work 8 hrs, and and was destrying my dresses, shirts, and i left many towels down to remove that swimming pool on the carpet, and i reported and maintenance came next day, and what i find out that i share AC with apartment next door, and damaged carpet i reported right away and asked for remove and you said that will be ok when i move, after all i have numerous recorded phone calls and conevrsation with your management office and i can use that against you, after all that carpet was not damaged by me by AC and your poor maintenance, and if I have to pay for carpet change then i will charge you for damaged dresses and shirts and towels and as well send those proves.by contract was 3 of us, and you gave us ONLY 2 keys, 3rd apt key i made at the building, 1st floor next to entrance of central tower, your maintanace made me a key because noone else can make copy (of course) and charge me $40,n the Notice of intent to vacate said that after 1st inspeciton which was scheduled (pre move out inspection) on 21st August, said that inspection will leave some not about damages , i didnt received ANYTHING. worst building ever.

Most unprofessional, ghetto management and leasing team I've ever encountered. Several issues such as maintenance men entering unannounced, cigarette smell throughout the apartment, fire alarm tests constantly, water heater breaks often.. it goes on and on. AVOID THIS BUILDING AT ALL COSTS. It's far from luxury.

They are in construction, the noise is unbearable. I share an apartment with another person and therefore I do not have the fingerprint to enter, this means that sometimes they let you enter the pool and other times they don't, LIVING HERE AND PAYING A RENT and when they have seen you enter and leave the pool 100 times. They are boring, put staff with two brains.

DO NOT GIVE THESE GUYS MONEY... ITS GONE..!! I gave them $1000 credit card HOLDING DEPOSIT (THEY WON"T RETURN) - I paid a $100 application fee and a $1000 temporary holding fee for a unit. I did not get approved for the unit (Divorce FICO to low) and i was told the $1000 holding would be returned to me in 3 to 5 business days. Its well past that and strangely they no longer answer emails, phone calls anymore. I will be filling a complaint with my bank as well as my good friends at the DEPARTMENT OF BUSINESS & PROFESSIONAL REGULATION. Deysi was the person i was working with. All in all from the locals it sounds like I dodged a bullet as this place is not well liked locally and i ended up with a much better place.

Do not move to Flamingo Point, or any properties managed by Air Communities. They have been doing nonstop drilling and renovations Mon-Fri. It is so loud you cannot have work calls and Air Communities Management refuses to remedy the situation. They just ignore their customers without a care for their quality of life. Management also kicked out my neighbor with only 60 day notice even though she had over 5 months left on her lease due to the renovations. The management team knowingly gave her a 12 month lease when they knew they would have to kick her out for the planned renovation but withheld that information from her. They also are raising our rent 20% YoY and only care about the bottom line, not their customers. That is why they nickel + dime you for everything here (parking, all of your personal utilities, water + common space utilities (which should be included in the rent), fitness center, etc.)) I cannot wait to move out

It's finally time to leave.Update: The Construction is unbearable. If you work from home, you are f*cked. Destruction of concrete: dentist drill x100, jackhammers, and metal on metal sledgehammering. I've lived in the same unit for 5 years and always paid on time. Never get complaints, yet they wanted me to relet for $2,440. There is a new apartment one floor up with the same layout (facing ocean instead of bay) for $1,940. If that doesn't make the leasing people beyond incompetent, I don't know what does.-------Everything from the last review is the same, except they did beef up the turnstiles. Fire alarms still go off too much, but this is also improved. The great: Huge balconies and great views roughly 20th floor and up Probably the most beautiful women reside here, even for Sobe standardsLandscaping and pools are top notch.Why the 2 Stars? Endless construction. Apparently some moron poured or mixed the concrete wrong in the South Tower decades ago and its not safe, so they're rebuilding them.. Every Single Day there are extremely loud construction noises. Its been slow and going on for 6-8 months if I had to guess. They also leaf blow, cut trees, mow grass. This is expected but it starts at 8-9am just like the construction. Goes on all day when I'm working. Parking garages: construction.The last straw is tons of planned construction. A huge project starting in Fall 2017. They are also upgrading interiors again!? Rumor has it that that new leases have a clause that you have to vacate your apartment while they work on your floor.Lastly, I had a family with two small children move next door almost a year ago and I thought Flamingo, party central of Sobe, was a ridiculous place for them.Now there are kids and teenagers all over. Fucking everywhere. No idea where they all came from but Im not a fan.

WORST PLACE TO LIVE! They nickel and dime you to death. I've lived here off and on for 5 years and here are the cold hard facts about the Flamingo. They will Nickel & dime you to death. The policies are always changing and they notify you always 1 day before the new change. They WILL TAKE 90% of your deposit. I've always left my place 100% perfect, paid for carpet shampooing etc. and they ALWAYS take your deposit. Most apartments have mold problems, They charge $200 per car if you want to park there, They charge you for bs insurance each month, they now charge for water, $1000 non refundable pet deposit plus $600 extra in rent per dog per year. They have NO guest parking anywhere so if your friend stops by they have to pay high prices for valet. One day late on rent is $200 late fee. If you lose your Flamingo card yup thats $150, It's also always very loud, in the hallways, and outside. If you live in the front all you hear all day and night is the gate slamming shut and taxi drivers honking and yelling, seriously allllll day and night. My rent for a 2 bedroom was $2,100/mo when my lease was up they raised my rent to $2600 per mo. Every year is you stay there your rent sky rockets. The South pool has been closed for a year, and everyone says that the south tower is sinking. There's all construction machines all over the place after the company went bankrupt. They once lost my check and then charged me $200 that THEY lost it. They also now do not accept checks you have to sign up for auto pay. That is the only method they allow to pay rent. Do yourself a favor and DO NOT MOVE HERE! I only wish I read a review like this before I moved there.This place is nothing but con artists and scammers, always out to get a buck from you.

EXTREMELY overpriced for an apartment with incredibly old and barely working appliances. There is European washer/dryer in one in our apt which we cannot use at all because it completely ruins anything we've tried washing and drying in it (it has burned literal holes in our clothing numerous times) because of this we have to pay extra every week to do laundry at our apartment floor laundry room, so laundry in unit is NOT a thing- believe me. We pay about $3200 for rent each month which is criminal based on the quality and size of our apartment. There's mold everywhere on our balcony, our shower is so old and horrible with almost no water pressure, we have NO storage space except for 1.5 closets. The .5 closet holds nothing so you literally have no storage unless you pay for an extra storage unit at the building. Tonight we got home and our ceiling in our closet was leaking so bad that it ruined majority of our clothes and our other belongings in the closet (the only place we are able to keep anything) I'm so incredibly upset and frustrated. They also just asked for us to renew our lease in a couple months for this same apartment, but for about $3400 a month. It's a complete joke and a scam. Do not live here.

I'm sorry to put one star because I lived in 3 apartments in this building. I loved apartments and living in comunity but one star goes just because managment office. When we move out they charge us ridiculous amount for damages that was there in moment when we move in. One time $2000 for scratch on counter top, even when we provide them pictures of damage from move in day, they just sad that we have to pay. Second time, we have luck not to pay for anything. Third time, and last one, when we move in we went to managament office to complain that our apartment is not clean and not paint at all, there was dirt on walls and sealings. lady from managament office came personaly to take fotos of that and told us that she's gonna put that in our move in file. We were fulls, we trust her!! Nobody in next 6 months came to paint apartment. Also there was already scrach on counter top, it looks same like one what we paid before $2000, it was there.. so probably people before us in that apartment paid for that too. Probably they didn't change counter top in our old apartment. Where that money goes? Hm..so, when we move out from this last apartment we got final bill where they charge us $260 for painting!! Why? Because walls are dirty. When we told them that we already complain about that, all what they told us is that they can't do anything about that and that we have to pay for that. They already took our money from deposit. So be carefull if you are moving in this building!!

I've been here for a week. The most terrible experience so far. I can't go anywhere without my boyfriend because they haven't been able to add me to the lease for over a week now. Although my boyfriend was added in a couple of hours and the next day he made a fingerprint and keys. They told me that they added it to the lease yesterday. That evening I went down to the office and it turned out that it was closed from 4 to 6 pm for unknown reasons. Today I went down again and was told we don't see you in the system. What is happening in this complex is not clear to me. I'm already tired of asking the workers to open the doors for me and saying that I'm a guest here. Regarding parcels, this is a different story; delivery workers sometimes simply do not find this complex and do not deliver the parcels. The gym, residents say, is paid. Only one pool is working, as the second one has been cleaned of dirt for a week. There are no words, honestly.

DON'T WASTE YOUR TIME HERE. Horrible customer service, they won't be nice to you. I drove one hour to tour this building, upon arrival the Leasing Agent (he never introduced himself) working on Sunday, April 28th let me know that the townhomes advertised as available on their website were NOT available, then I proceed to ask about other floor plans and he was plain rude as if I was an inconvenience there. He told me his availability was very limited even though that's not what the website says. No, thank you... I will take my business elsewhere. If they treat their prospective customers that way, just imagine after you move-in to the building. Read the reviews, their current residents say the management is awful and my experience today can validate what they say. This guy was beyond unprofessional and unfriendly.

Constant noise/ barking dogs and unhelpful/unresponsive administration The building is nice enough but overpriced for what it is. The real issue is dogs barking constantly and the building doing nothing about it. They start at 7am and it's non stop barking where the dogs sound incredibly distressed - not normal barking. I've been communicating with the building trying to address the issue for 6 months and they're pretty uncommunicative or say they will ask security to monitor the situation but no one does anything. This seems pretty on par for level of service otherwise in the building as well. It's a nice enough place, but not one to call a home. Be cautious before choosing to sign a lease here. Management commented below that the issue has been addressed and emails continue to be sent out but one email was sent out after several months of asking for it and it is still a huge issue. I also called air communities multiple times and left a message asking for them to return my call and never heard back.

ZERO STARS. EDITED SEE BELOW Mixed feelings about this place. A lot of the reviews here are somewhat true. The walls aren't thin, but the ceilings and floors are. I can hear my upstairs neighbors TV and conversations. Also, there are definitely people subleasing to tourists in violation of their lease terms. A quick search on air BNB will show you that. Additionally, no one warned me that it's a full 5 minute walk from the south tower condos to the parking garage. EDIT: SO I wrote this review 2 years ago, and my opinions have definitely changed. No one leashes their dogs on the property, and my sweet gentle giant has now been attacked more than once. The construction workers are also rude. The parking is expensive, but you can never find parking during the day because the construction workers occupy all of the spots. Also, my apartment has roaches and no one has done anything to remedy the issue. The staff was very rude about my service animal, and I almost had to sue because of it. I can't wait to leave. If I could give this place 0 stars, I would. Do not lease here.

I would give zero stars if I could. Don't live here. This is literally the worst building I have ever lived in. Dog poop everywhere, terrible party-oriented and selfish tenants, horrible management, overpriced. Everything is always breaking and half of the working appliances (e.g. laundry machines) are so bad that they may as well be broken for all the good they do you. The management company will take your entire security deposit and will list fake reasons, even if during the final walk through you agree that everything is perfect; they will change your bill after the fact and then not return your calls. They will raise your rent hundreds of dollars when you try to renew - pretty sure this is so they can take your security deposit and get someone else into the building to rip off. Parking is ridiculously expensive. This building lives up to the stereotype of the worst of Miami, 100%.

AVOID!!BAD MANAGEMENT!!In spite of the awful reputation of shootings, drug dealers and prostitution this place has, I wanted to give it a chance since it offered a good deal. I never took into account I would be dealing with AIMCO, an incompetent and poorly managed company which only cares about getting you to sign on the dotted line, get your application fees $$ and then dismiss you. No one ever picks up the phone! Imagine how it will be when there's a problem with your apartment..It cost me $450 to break away from this shit show (that's what they ask in NONREFUNDABLE fees) but at least I wont have to deal with such nonsense and lack of professionalism for a year. Good riddance. DO NOT DO BUSINESS WITH THESE PEOPLE. Also, I dont care about the meaningless reply from AIMCO so might as well save it.

8:20 a.m. another day drilling and making tremendous noise before 9:00 a.m (like the management office and residents agreed after hundreds of complains) When is really this construction having at least a little bit of respect for residents? Mind you this is a one bedroom on the first floor. So I decided to end my lease. Then I found out they put my apartment back on the market at $3600. The place is filled with party goers and others alike so mark my words you will have no rest in this place. If you need help from manage to sort anything out for you... well it will take a while until they make a move. Neighbours are loud and all dog owners are pigs letting their dogs piss in elevators, carpets and all common areas. Asked management to look into it and to my surprise they were no aware of it.... maybe they should get out of their office and check their disgusting building. The pool, looks beautiful but the lack of control attracts major crowds from outside of the building so you end up paying for others to enjoy your pool. During season it is impossible to go to the pool as it is full of people from the entire Miami Beach. It's just crazy. I am in the middle of my lease and cannot wait to leave this place. Balcony views are good. The grounds look OK, but never even think about taking pictures of someone (even your relative) there with anything bigger than your phone (if it looks like a photoshoot to them - know: you, Instagram addicts are not welcome there, they'll only tolerate you if you're using the phone). They'll call the police on you. Not joking. Police will come surprised why the heck they were asked to show up. 68 pages long lease agreement does not mention you can't take pictures anywhere outside of the apartment you're renting, it doesn't mention photography at all.The number they show as what you'll be paying is a few hundred dollars below what you'll really be paying. They charge separately for garbage disposal, for light in the hallways, for the electronic door lock, for parking even one car (they tell upfront about the car though), for God knows what - it's 2 to 5 hundred more than what you signed the lease for - be ready, have some room in your budget. Pushy greedy bastards.

Don't live here. There are a ton of other great places in the area to live and I learned that very quickly once I moved in. The walls are paper thin in the units...it is insane how you can hear EVERYTHING because of the walls. If you enjoy hearing loud music at all hours of the night in your unit when you're trying to sleep, this place is perfect for you. There's roaches throughout the building and the fire alarms love to go off at random times. You have to pay separately for parking when you rent there and also have to pay separately for the small gym if you want to have access to a gym on the property. Their deposit is $1,000 and they will take out hundreds of dollars for unnecessary paint charges of the entire apartment, even though only small parts need to be repainted. They can't even provide proof of their work, when requested since I took pictures of the unit when I moved out. Won't work with you on refunding you any of the money either. We were excited when our lease was ending needless to say, and the security deposit situation was the icing on the cake to our awful experience living here.

It's very sad. The flamingo destroys the resort living feel they advertise. Sure the amenities are nice, but they close the pools before sundown. The leasing staff are scam artists. And they nickel and dime you for everything. Apartments are small, extremely outdated, no storage. The AC system shuts off constantly. The elevators are forever out of service adding more time in the morning just to leave. It's an awful place. Find another place to live. Anywhere!!!!! The flamingo south beach is trash

When you make an appointment at Flamingo, they give you a huge list of requirements that are related to prices that are not at all cheap, but when you want to see the apartment, there is never one available to show where you are going to live and what you have to pay for, we have to rent blindly for They never want to show units but they are very demanding. Renter beware: while the building is nice and amenities solid, there is non-stop barking (before 7am) if you have a unit that is near the dog park (in North building from the x20 to x40 unit number). This stems from the dog watchers not monitoring the dogs and poor dog control (including off leash) by dog owners. Despite repeated complaints, including time-stamped videos, management does nothing on this. Other residents have shared similar complaints with us when questioned.

Here at Flamingo Point almost all the tenants hate it and cannot wait for their leases to end and we now know why. Only reason we moved here is because it was easy, Flamingo always seems to have vacant apartments whereas other building have little or nothing open. Price wise Flamingo is more expense, no question. The remodel they did is nice. We came to look at an apartment and they had had 8 vacant units to show us. I repeat vacant. We saw all the horrible reviews and when we talked to other building managers they are all aware how bottom of the barrel Flamingo Point is. They say that Flamingo Point needs to rip people off, its ROI (return on investment), the owners are bending tenants over to get their investment back from the remodel. Pretty funny. Further, majority of buildings in south beach and in Miami include a parking space and the gym, not Flamingo. You pay for parking, you pay if you want to use the gym, and tons of other little random charges each month. I am surprised they don't charge for the overcrowded pool lol. Also, there are so many dogs parts of the common areas smell like a sewer. You need a gas mask to walk around on some hot days. Many other better building to live at in the area, avoid this place at all costs. Also, thin walls, you can here neighbors having sex and people are regularly having loud parties on their balconies. I have recently seen pimps walking prostitutes in the building and waiting outside downstairs talking to people selling drugs. It's a wild scene, no dull moments at Flamingo Point Apartments.

Nooo move!!!! I have actually lived in this place for 3 years now, it is messy, dirty, bad smell, everything is solved half way through, no root problem, hammer blows, floor drills and not to mention the elevators that never work properly and are new!!!! cockroaches everywhere, I was fumigating my apartment for 6 months, followers, the noises are horrible, you can hear the neighbors fighting and hammering all the time, it seems like Altesamos or carpenters live here, when you go to see where it's coming from, it's from below or above or to the sides everything communicates you listen to everything and they listen to you everything the walls are made of cardboard!!!! music, screams, parties on balconies until late, 2 days ago I had to go down three times to look for security because of screams and blows on the floor below, I managed to locate him after 2 months with this couple who fight to death and throw doors and other things at any time of the day should be more careful who they let enter or rent in the Condominium... humidity in the walls and in the air conditioning since it is central it throws all the dust from the constructions of the other apartments because Every time they move they remove the carpet with a clean drill at 7,8,9 in the morning including Saturdays, in order to make money they don't care about your peace of mind and privacy, every two months they have to come to me to remove the water in the ceiling of the closet in the room since the air conditioning installations are there and the leak was blocked!!! I already have a two and a half month old newborn baby, he can't sleep because of the noises. Now it's Friday, 09/06/2017 at 2,3,4 in the morning, the alarm went off 3 times and no one knows anything????something Which is normal when I didn't have the child, I honestly put this comment so you know that this place is a disaster, even though they want to help you, the problem always continues because they don't solve it at the root...(I repeat) everything is half done, that is, work for half, if they fix something halfway, if they put something in half and on top of that expensive luckily I have a month left and no more!!!! I dislike it so much that I moved to the north of south beach thanks to this community that tries to give their best but in the end everything remains the same or worse!!! I am not giving you a lawyer or a complaint for everything that has happened to me in this place since I am not that type of person and I always try to look for things in the right direction, carefully think about it more than twice to come because they are coming more construction and remodeling in this place and living like this, believe me, I wouldn't wish it on anyone!!!!...

Thanks God they broke the lease for us by renovating North Tower. We were deceived by their own leasing agent Gabriel who lied when telling us information about the apartment. He told us and wrote on a piece of paper all the fees, parking 80$ renters insurance 14$ Trash, sewer, water 25-35$!!!!!! Electricity and internet on our own Gym 60$ He wrote this 2x on two separate times we saw him. I have never paid sewer etc so I didn't have any suspicion about what their leasing agent Gabriel wrote. We signed the contract and there was no specific number but Gabriel did say many times it is 25-35$. We wanted to know what exactly are we gonna pay monthly. So imagine our surprise when we saw the bill for 184$ monthly. That made our monthly rent 1880$ instead of 1730$ which we signed up for. If we knew we would never sign the lease! We called and complained to management, Aimco, utilities providers but it is no one's fault. Gabriel has been avoiding us ever since we signed the lease. I can't believe we were lied to by their own agent. Watch out for every single sentence and make them sign whatever they say! The manager is not better either. She wanted me to take the apartment in South tower without seeing it or discussing the fees. Horrible experience! Run from Aimco and Flamingo, they have too many departments and nobody can help u or be accountable for anything. And if you really want to risk, do not go to agent Gabriel.

I visited the venue but I was not happy to learn that the pool and hot tub close at sunset which is, frankly, pathetic. Don't waste your money, they also don't even have grills. You also cannot even get your mail delivered to your door

I don't recommend this place at all, starting by they leasing consultant JEZEBEL RAMIREZ, she is one of the most rude, unprofessional, nasty employee. Every time I come to the office (3 times only) she smacks her desktop, raise her voice, whips his things on the desk and insults... SHE IA NKT HELPFUL AT ALL and she is giving a really bad reputation to this nice building. I'm leaving this place for this fact and many more, I had to broke my contract because I couldn't take it anymore.She is smiling faces till you sign a contract, then she treated you like actual garbage, or at least that's how se treat us every time we are there, including the manager.

sick animals i wish i could rate it less. my and my neighbors apartments flood ALL the time. This time it was when we weren't there and the management came in and ransacked the place and were rude and disgusting. more disgusting then the outdated apartments. Stronlgy suggest you look somewhere else.

You will never get your deposit back. They'll say they "sent" it and it just disappears in the mail apparently. Its been about 4 months since we moved out and multiple e-mails and calls later we still don't have it.

sick management and gross leaking dirty smelly building with rats and roaches. the management was supposed to fix my flooding but ransacked it and destroyed my shelf of antique books in the process by moving everything to quickly. Tons of expensive signed books ended up in a puddle of bathroom water!!!!

Do NOT move here!!! Amenities and location are some of the nicest on South Beach, however, the building itself is terrible. You can hear every single little noise through the walls, ceiling above, and floor below. We have made several complaints to management over the past 6 months. We are extremely disturbed because we heard about this place through a loyal tenant of 5 years, our uncle, yet management hasn't done anything to improve our situation. We've gotten to the point where we have ordered ear plugs, a sound machine and even proved to management how many times we have called 'the complaint center' (the number of times in the last 6 months is literally UNBELIEVABLE). We have already contacted a lawyer who has taken the matter into his hands. This place is out of control. Management is not responsive, and ESPECIALLY for how expensive this place is to live, they do NOTHING but IGNORE. If you want nice views, amenities and location, there are plenty other options in South Beach!
