Worst management. Forget about your deposit
Terrible. Horrible. Avoid! Youve been warned
DO NOT GIVE THESE GUYS MONEY... ITS GONE..!! I gave them $1000 credit card HOLDING DEPOSIT (THEY WON"T RETURN) - I paid a $100 application fee and a $1000 temporary holding fee for a unit. I did not get approved for the unit (Divorce FICO to low) and i was told the $1000 holding would be returned to me in 3 to 5 business days. Its well past that and strangely they no longer answer emails, phone calls anymore. I will be filling a complaint with my bank as well as my good friends at the DEPARTMENT OF BUSINESS & PROFESSIONAL REGULATION. Deysi was the person i was working with. All in all from the locals it sounds like I dodged a bullet as this place is not well liked locally and i ended up with a much better place.
There is not a day when you can sleep peacefully because of the drills and construction noises, there is no respect for the resident's La Paz, high rent and low quality of life in the building.
The biggest headache I ever had. I would never ever live here.... the worst and unhelpful stuff - insane security ... they make everything too complicated.... rude af... it's overpriced and cold on the halls... Good luck to live in Flamingo.
Wow, and not in a good way. My sister's apartment has had one issue after another and every time management does not deal with the issue appropriately or at all. Do NOT rent here unless rats, water damage and strange odors in the hallway are your thing.
I've been here for a week. The most terrible experience so far. I can't go anywhere without my boyfriend because they haven't been able to add me to the lease for over a week now. Although my boyfriend was added in a couple of hours and the next day he made a fingerprint and keys. They told me that they added it to the lease yesterday. That evening I went down to the office and it turned out that it was closed from 4 to 6 pm for unknown reasons. Today I went down again and was told we don't see you in the system. What is happening in this complex is not clear to me. I'm already tired of asking the workers to open the doors for me and saying that I'm a guest here. Regarding parcels, this is a different story; delivery workers sometimes simply do not find this complex and do not deliver the parcels. The gym, residents say, is paid. Only one pool is working, as the second one has been cleaned of dirt for a week. There are no words, honestly.
Management is absolutely atrocious. They do not care about the health or well being of tenants. Multiple managers quit/were fired in a short period of time. Drug dealers and prostitution are rampant. Had apartment inspected for mold and it was completely infested. Avoid at all cost! My significant other and I are both active duty military and fell into the aesthetic trap of the Flamingo. Do not be fooled by the internet pics. Hallways smell like urine, the elevators are constantly broken, and the parking is terrible. They did not treat us with respect or courtesy and I regret every cent I gave to them. They slid a notice underneath our door terminating our lease and allowing us only 60 days to find a place to live. We had to rush to pack everything we owned and move into a new place right before the Holidays and only two months into our lease. We had neighbors whom received the same notice who hadn't even been residents for two weeks. STAY AWAY!
Avoid this place!!!! Can't watch tv without your neighbors complaining. Apartments aren't sound proof. Management is rude and wont help you at all! Worst place I ever lived.
The only thing good about this place is the view from the pool. Everything else is horrible! Where to start.....How about the smell of dog poo and piss everywhere you walk in the facility. Or the fact that even though I'm 9 floors up I can here the gate slamming closed and the conversations of cab drivers and passer by as though they are IN my apartment. Then let's talk about the parking. ..you can either pay an EXTRA 150-250/month to park in the garage (on top of the already ridiculous high rent) oooor, they say you can park on the street in which there is only like 20 of those spots. Forget getting a miami beach parking permit because anyone with this address is aloud to get a permit.....then they advertise that they have a gym....yeah for an EXTRA $50/person.....guess this is my welcome to Miami....

Management can be compared to a mafia. Does not help but actually go out of their way to make things MORE difficult for you. Besides the staff, good location and building
Sad to see this place going down, I lived here before and now it has a terrible dog pee smell in the common walk . the management used to be ready at any time to send you paperwork ready to sign in and now they claim to say they have no time for an appointment I believe was Mara .
Balcony views are good. The grounds look OK, but never even think about taking pictures of someone (even your relative) there with anything bigger than your phone (if it looks like a photoshoot to them - know: you, Instagram addicts are not welcome there, they'll only tolerate you if you're using the phone). They'll call the police on you. Not joking. Police will come surprised why the heck they were asked to show up. 68 pages long lease agreement does not mention you can't take pictures anywhere outside of the apartment you're renting, it doesn't mention photography at all.The number they show as what you'll be paying is a few hundred dollars below what you'll really be paying. They charge separately for garbage disposal, for light in the hallways, for the electronic door lock, for parking even one car (they tell upfront about the car though), for God knows what - it's 2 to 5 hundred more than what you signed the lease for - be ready, have some room in your budget. Pushy greedy bastards.
You will never get your deposit back. They'll say they "sent" it and it just disappears in the mail apparently. Its been about 4 months since we moved out and multiple e-mails and calls later we still don't have it.
Dog waste everywhere. Unlighted pathways mean you use your cell phone light to look out for land mines left by four-legged friends. Long, long (sometimes rainy) walk from North parking lot to South building. Constant construction noise. Dirty, rundown hallways, and on, and on .... This place is a dump!
ZERO STARS. EDITED SEE BELOW Mixed feelings about this place. A lot of the reviews here are somewhat true. The walls aren't thin, but the ceilings and floors are. I can hear my upstairs neighbors TV and conversations. Also, there are definitely people subleasing to tourists in violation of their lease terms. A quick search on air BNB will show you that. Additionally, no one warned me that it's a full 5 minute walk from the south tower condos to the parking garage. EDIT: SO I wrote this review 2 years ago, and my opinions have definitely changed. No one leashes their dogs on the property, and my sweet gentle giant has now been attacked more than once. The construction workers are also rude. The parking is expensive, but you can never find parking during the day because the construction workers occupy all of the spots. Also, my apartment has roaches and no one has done anything to remedy the issue. The staff was very rude about my service animal, and I almost had to sue because of it. I can't wait to leave. If I could give this place 0 stars, I would. Do not lease here.
::::Update:::: "Helpdesk" is as useless as the management office, he leaves a comment under your comment saying someone will contact you to make it look like they actually care, but guess what?!? NO ONE CONTACTED ME!!! It's true, like all the other reviews mentioned, the MANAGEMENT TEAM IS HORRIBLE! Most of them give you such nasty attitude and act like they don't want to help you. Sol and another lady from the biometric office is actually very helpful and pleasant, which was very refreshing from all the other rude management team members. I was having problems with my finger scan and Sol actually walked me to the lobby to made sure it worked, not like the last three times i went and the other ladies sent me away saying it works!! I needed to be out of my last apartment in a week due to mold. The flamingo was the only place I found that would approved me super fast and something within my budget. My leasing agent( Deysi) was good, she helped me find something quick and beautiful within my budget. So here's where the nonsense started, on my move in day, I had the elevator reserved from 12pm-3pm. When I got to the building to load my stuff into the elevator it was being used by someone else. I waited for 45 mins to gain access, i gave my id to the front desk to get the key to the elevator. While my movers were going back and forth from the truck to the elevator loading stuff, Salvation Army got in the elevator with the key and went up to pick up some furniture on my time. How did this happen if I had the elevator reserved? So, not only did they steal the elevator, they took almost 1.5 hrs to come down and unload their stuff. While unloading their furniture a glass table got broken and fell in between the elevator doors and it got stuck for a while. My movers finally got my stuff into the elevator after almost 2 hrs. My furniture got damaged because of the broken pieces of glass that was still left in the elevator after my movers tried their best to clean it up. I went to the "management office" a couple days later and spoke to Melissa, I told her what happened and asked if I can get a partial credit back from the admin fee of $350, she acted like she cared and said she will look into it and and get back to me. One week went by with no response, I stopped by her office to get an update, not only did she gave me an attitude and said she's not taking any appointments but asked why i was there...what the hell? She called me an hour later and basically told me she cannot give me any credits from the admin fee of $350, because i didn't pay my movers over time. I didn't pay over time because my movers felt bad for all the damages to my furnitures. My furniture got damaged from someone else using the elevator during MY TIME, and I couldn't get a credit back???? I paid $350, for a smooth move in, not to wait 2 hrs and damages to my furniture. Apartment: My apartment is beautiful, however, It seems like it was painted a few days right before i moved in and they did a sloppy job fixing it up. My bedroom door got stuck when i closed it from wet paint. The bathroom sink, tub and floor tiles looks nasty, they did a sloppy job re-grouting it and it's peeling off now so i can see the mildew abs rust. Hallway: It smells disgusting!!! It smells like wet dog and rotten fish with a hint of weed. The white moldings in the hallway looks horrible with black scratches. The elevator waiting area on the 10th floor looks like a old train station. Instead of installing new doors, they should be taking the nasty carpet out and painting the hallway. It's been two weeks so far and I'm still trying to get used to the nasty hallway smell, the weed smell and nasty elevators with dog pee!
I'm sorry to put one star because I lived in 3 apartments in this building. I loved apartments and living in comunity but one star goes just because managment office. When we move out they charge us ridiculous amount for damages that was there in moment when we move in. One time $2000 for scratch on counter top, even when we provide them pictures of damage from move in day, they just sad that we have to pay. Second time, we have luck not to pay for anything. Third time, and last one, when we move in we went to managament office to complain that our apartment is not clean and not paint at all, there was dirt on walls and sealings. lady from managament office came personaly to take fotos of that and told us that she's gonna put that in our move in file. We were fulls, we trust her!! Nobody in next 6 months came to paint apartment. Also there was already scrach on counter top, it looks same like one what we paid before $2000, it was there.. so probably people before us in that apartment paid for that too. Probably they didn't change counter top in our old apartment. Where that money goes? Hm..so, when we move out from this last apartment we got final bill where they charge us $260 for painting!! Why? Because walls are dirty. When we told them that we already complain about that, all what they told us is that they can't do anything about that and that we have to pay for that. They already took our money from deposit. So be carefull if you are moving in this building!!
Very bad
The amenities are amazing but the bad does absolutely out weight the good. Noise-- I've lived in 4 different states and the noise that is able to echo into my apartment from my neighbors is unbelievable. It's one thing if it's during the day but it only happens after 1AM making sleeping unbearable without ear plugs. Parking-- I lived in the south tower but they only offer parking in the north tower. To get to it you have to either go to the ground floor to walk over to the north tower then take the elevator up to your floor parking floor and finally walk through two different hallways to get to your car OR take the elevator down to the second floor walk through the internal passage way into the north toward then take the elevator up to your floor Fees-- Outside of base rent the fees are as follows. 90$ for your apartment gym, $117 for parking or $225 for reserved, $150 (NON-refundable) to use the fright elevator to move in/out or any other big purchase, Owner provided FPL/ Internet and trash/pest.It's 320$+ base rent to live here which you have to consider. Hybrid Building---- The building is a hybrid finger print / key fob. Your finger print gets you literally everywhere but does not call the elevator in the tower to your location which is very stupid since you have to use your finger print inside of the elevator to go to your floor. The finger print is also very finicky and sometimes takes a while to register so if you are on a lower floor you could miss your elevator stop because your finger did not register in time. Freight Elevator----- You have to pay $150, not a deposit, to use the freight elevator. The elevator also is NOT reserved for you, you can just use it. The elevator leads to the back of the building so a lot of people just use the elevator regularly. So you have to load the elevator, unload it directly on your floor then call it back down so other people can use it. It makes moving in and out horrible since you might have to wait multiple elevators if it's filled with people.
Horrible management, price gouging, lease terms, etc.
First, the building signed a lease with me for one move in date, but 5 days before the move in date, they said the building wasn't ready and we couldn't move in for another month. They only realized it wasn't ready because I went by the unit and brought it to their attention!!!! Otherwise, they wouldn't have known and it would have been move in day and we couldn't move in! Appalling! Next, we move in, and cigarette smoke is dumping into my apartment, presumably through an air vent straight into the bedroom. It is so strong it is causing me asthma and my infant had to be hospitalized for wheezing. The management acknowledged the issue and said they would look into it and then stopped responding to any emails. Truly negligent and harmful.
The management company AIMCO are a bunch of thieves! They stole my deposit and did not return it because I had to break my lease for military orders. The WORSTTTTTTTTTTTTT place I have ever lived. Dog crap all long the hallways and elevators and the staff for AIMCO are the RUDEST people I have ever met! DO NO CONSIDER MOVING TO THE FLAMINGO SOBE!
If you like strong emotions and the worst management this is the right place! At the beginning was the cockroaches! But then we discover the best. We have a wonderful group of young neighbors: they live from 2 am to 6 am. They receiving a lot of friends and they enjoy so much smoking the peace Calumet. Obviously, marijuana smell is fantastic for our children two years old, it will be perfect for the condo of tomorrow. More than this I love so much to wake up at 3 o clock in the night because of the nice neighbors love the techno music very loud.But I wrote a lot of requests to have more of this from AIMCO management but they have to share this benefit with a lot of masochistic clients, that I could understand. Yesterday POLICE and SWAT enter my apartment. Was wonderful. They looking for someone in the next apartment. I loved so much so I went to the manager for thanks her. Unfortunately, she said "is better you go to a hotel for some day but we can pay for you" was so nice!! Next time I ask to spit me in my face.Such a fantastic place for masochist!!!
I just had to leave another review. God, this place was awful. Don't even think about it. Those cockroaches still give me nightmares from time to time... I legit saw a roach as big as a fucking lobster in the skywalk once. StayUpdate after Flamingo's response: You people did "treat" my unit for cockroaches several times. I think the actual number was 14 times in the 6 months I lived there. The cockroaches never went away.

I lived in Flaminco South Beach some years ago. The first month I guess I discovered small insects but I didn't pay attention, and I was trying to clean even more my apartment. During the time that I was living there things got worse, one guy came to my door drunk and told me wherever in the middle of the night. He told me things that no one want to listen. If you are someone like me that need a good sleep because you have to work. It was not possible at that time, people were partying late, workers were working very early, the alarm etc. When I told to the manager in the main office that I discovered that those insects were bedbugs thanks to the internet. He instead of trying to help me. He looked at me like I was crazy. He didn't offer me help. So I decided to leave because my son and I had thousands of bedbugs bites. I got completely drained. I was devastated psychologically, sick, mad, weak, discriminated. They kept my security and deposit. But I just wanted my son and I feel healthy and feel alive again. So I moved on. I almost forgot about this really bad experience when someone called me on march/28/2017 telling me that Flamingo is suing me and I have to pay them $ for leaving the property. I'm trying to make the story short. I did my best to forget about it and start fresh in another place. How they can do this to me. I had a severe anemia at that time because I was feeding the bedbugs with my blood. I don't want anyone to suffer in the way that I did! I just want them to stop bothering me.
If I could give this place zero stars I would- The management is incompetent and downright negligent. The building is decrepit and has a terrible smell and is falling apart. Do not waste your money renting here! But if you want cockroaches, rats, and leaks, then you have come to the right place.
It has been 2 years and issues were never resolved. Never received return of pet deposit or parking fee paid although we NEVER entered the garage or occupied the unit. Since then, I have visited friends in the building and conditions are more deplorable. Used condoms and feces are on all grassy areas and outdoor walkways. The indoor hallways are filthy and you can hear loud music and domestic disputes as you walk down the hallways, trying to avoid dog feces, puddles of urine, and human vomit; a drunk resident vomited in an elevator. The prostitute who was with him asked to be paid even though she wasn't going to "complete their transaction"---there were at least 10 prostitutes in the lobby. The whole place smells like weed and people are openly drinking vodka from glass bottles at pool, smoking weed and cigarettes, and snorting coke. Security is rude before they let you in, but then oblivious to what is going on in common areas and inside the units. This place is an embarrassment to South Beach. Should be demolished and replaced with the old Morton Towers.
The Flamingo is a filthy apartment complex that is infested with cockroaches. Do not move here. Two separate exterminators who work for the Flamingo have told me that the entire building is infested with cockroaches. I've seen roaches as big as crabs crawling through the hallways. Don't take my word for it though, if you decide to tour an apartment here despite the overwhelming negative reviews, I suggest that it's in your best interests to at least look beneath the appliances before you sign a lease... if you have small children, make sure their shots are up to date before you move in.
Basically a frat house. But would never live here just for the fact it's run by AIMCO. Having experience living in one of their buildings I've learned how crooked and criminal their corporation is. Save your money, much better places to live.
Nooo move!!!! I have actually lived in this place for 3 years now, it is messy, dirty, bad smell, everything is solved half way through, no root problem, hammer blows, floor drills and not to mention the elevators that never work properly and are new!!!! cockroaches everywhere, I was fumigating my apartment for 6 months, followers, the noises are horrible, you can hear the neighbors fighting and hammering all the time, it seems like Altesamos or carpenters live here, when you go to see where it's coming from, it's from below or above or to the sides everything communicates you listen to everything and they listen to you everything the walls are made of cardboard!!!! music, screams, parties on balconies until late, 2 days ago I had to go down three times to look for security because of screams and blows on the floor below, I managed to locate him after 2 months with this couple who fight to death and throw doors and other things at any time of the day should be more careful who they let enter or rent in the Condominium... humidity in the walls and in the air conditioning since it is central it throws all the dust from the constructions of the other apartments because Every time they move they remove the carpet with a clean drill at 7,8,9 in the morning including Saturdays, in order to make money they don't care about your peace of mind and privacy, every two months they have to come to me to remove the water in the ceiling of the closet in the room since the air conditioning installations are there and the leak was blocked!!! I already have a two and a half month old newborn baby, he can't sleep because of the noises. Now it's Friday, 09/06/2017 at 2,3,4 in the morning, the alarm went off 3 times and no one knows anything????something Which is normal when I didn't have the child, I honestly put this comment so you know that this place is a disaster, even though they want to help you, the problem always continues because they don't solve it at the root...(I repeat) everything is half done, that is, work for half, if they fix something halfway, if they put something in half and on top of that expensive luckily I have a month left and no more!!!! I dislike it so much that I moved to the north of south beach thanks to this community that tries to give their best but in the end everything remains the same or worse!!! I am not giving you a lawyer or a complaint for everything that has happened to me in this place since I am not that type of person and I always try to look for things in the right direction, carefully think about it more than twice to come because they are coming more construction and remodeling in this place and living like this, believe me, I wouldn't wish it on anyone!!!!...
Sitting outside at night with 2 female friends and our dogs. Dogs are on leashes. This security man has been standing in the bushes watching and listening to us for over 30 minutes. It's freaking creepy and they always do this. It makes the dogs uncomfortable because they can't see him that well bc he's literally hiding in the bushes. This is so odd
The building is disgusting, the management is horrible and they have no respect for the people living there. They walk in unannounced and trash the place to supposedly fix the water damage and bug problems. Avoid. Avoid. Avoid.

THE STINKMINGO A big part of the complex smells like dog piss. When I walk in the trash room to access the trash shoot I almost puke every time
I am not surprised this is the worst place to live in Miami Beach . Just look at all the testimonials. Think twice before moving in or you will regret it.The place is full of wackos its a Mad house. EXTREMELY overpriced for an apartment with incredibly old and barely working appliances. There is European washer/dryer in one in our apt which we cannot use at all because it completely ruins anything we've tried washing and drying in it (it has burned literal holes in our clothing numerous times) because of this we have to pay extra every week to do laundry at our apartment floor laundry room, so laundry in unit is NOT a thing- believe me. We pay about $3200 for rent each month which is criminal based on the quality and size of our apartment. There's mold everywhere on our balcony, our shower is so old and horrible with almost no water pressure, we have NO storage space except for 1.5 closets. The .5 closet holds nothing so you literally have no storage unless you pay for an extra storage unit at the building. Tonight we got home and our ceiling in our closet was leaking so bad that it ruined majority of our clothes and our other belongings in the closet (the only place we are able to keep anything) I'm so incredibly upset and frustrated. They also just asked for us to renew our lease in a couple months for this same apartment, but for about $3400 a month. It's a complete joke and a scam. Do not live here.
I visited the venue but I was not happy to learn that the pool and hot tub close at sunset which is, frankly, pathetic. Don't waste your money, they also don't even have grills. You also cannot even get your mail delivered to your door
we have quite a few friends who live in other buildings in south beach who are very happy. Here at Flamingo Point almost all the tenants hate it and cannot wait for their leases to end and we now know why. Only reason we moved here is because it was easy, Flamingo always seems to have vacant apartments whereas other building have little or nothing open. Price wise Flamingo is more expense, no question. The remodel they did is nice. We came to look at an apartment and they had had 8 vacant units to show us. I repeat vacant. We saw all the horrible reviews and when we talked to other building managers they are all aware how bottom of the barrel Flamingo Point is. They say that Flamingo Point needs to rip people off, its ROI (return on investment), the owners are bending tenants over to get their investment back from the remodel. Pretty funny. Further, majority of buildings in south beach and in Miami include a parking space and the gym, not Flamingo. You pay for parking, you pay if you want to use the gym, and tons of other little random charges each month. I am surprised they don't charge for the overcrowded pool lol. Also, there are so many dogs parts of the common areas smell like a sewer. You need a gas mask to walk around on some hot days. Many other better building to live at in the area, avoid this place at all costs. Also, thin walls, you can here neighbors having sex and people are regularly having loud parties on their balconies. I have recently seen pimps walking prostitutes in the building and waiting outside downstairs talking to people selling drugs. It's a wild scene, no dull moments at Flamingo Point Apartments.
The security Jasmine & Monique are horrible the trash room stinks due to them not cleaning regular & parking is terrible.

If you like living in a construction site, this place is for you! Like others have said, this building is always under construction. Just don't forget your hard hat and ear plugs if you move here. Don't expect to work from home or take any phone calls, the construction noise is off the charts. And as if tenants aren't already putting up with enough, the management will terminate your lease whenever they feel like raising your rent. And to be doing all this to people during a pandemic is really low. Never lived in a building where the management treated their tenants with such disrespect. The renovations are so sloppy too, no attention to detail, and things are already breaking.
Terrible terrible management. They don't care about your personal effects. If you can avoid renting here I recommend you do. My sisters place had some water damage. They showed up "to fix it" unannounced. They trashed the apartment. Threw out her wedding album and photos because they weren't carful when moving the furniture and it fell into the water amongst other items that were destroyed !!
My experience with Aimco and the Flamingo has been not only terrible, but has destroyed my credit so much that I'm unable to even rent anywhere else. When I moved into the South Tower, I loved the property. Everyone said it was like a dorm and they were right. I loved the diversity. Then I decided to stay long term and moved into the Garden units right by the volleyball court. I loved my home and met lots of great people. When renovation work began on the sea wall and volleyball court, that all went out the window. I lived on the first floor in a corner unit. I had workers looking into my apartment, heavy equipment parked on my patio right outside my sliding door, noise all day long and absolutely no care or consideration given by the staff there. I couldn't go outside my back door which faced the bay, an amazing view taken away by a solid green nylon fence. My lease was coming to an end in 2 months and I asked the management if it was possible to vacate early and end my lease. It was becoming unlivable at this point. Everyday it was noise, machinery and workers all around my home. I had to keep my blinds closed all the time and made my home more of a shelter than anything else. I kept in contact with management and saved all of my emails. Who knew they would stab me in the back so bad. I was given permission to leave my lease early by management and they asked me to bring my keys into the office. I did so. 2 months later, I learned they had placed an eviction on my credit report AND a LIEN for unpaid rent that they agreed to!!!!! I willfully left WITH permission and they still reported me as a failure to pay the remaining lease. This destroyed my credit score. Be aware, this property WILL find a way to take your money, your freedom and in my case, your ability to find a new home if you're extremely unhappy. I see a Flamingo rep respond to a lot of these posts and say how sorry they are and offer someone to discuss their issue with them. I've posted here twice, been in contact with AIMCO directly and interestingly enough, NO ONE HAS BOTHERED TO FOLLOW UP WITH ME. Why? Who knows. Hopefully they'll be caring enough to admit fault once in a while and take care of my credit score like they should have in the first place. I wouldn't recommend this property to my worst enemy.

If I could give no stars I would. Flamingo promises great things, but FAILS at nearly every point. My packages are REGULARLY delivered to the wrong apartment the front desk and gym personnel know nothing about anything that's going on in the property. The only nice benefit here is moonlit yoga several times a week. I am deeply disappointed. For example today: ordered a tire pump to inflate my tire to be able to get it to my mechanic at 2:30pm sameDay. Package was delivered at 10:58am. No one can find it, no one will one will help. No one cares at all that they are costing my time, energy effort and money. I am deeply dissatisfied and highly disappointed at the lack of professionalism and the lack of common human decency to simply DO THEIR JOB. Don't expect anything ever from this property.
These guys are very disrespectful with your time. I scheduled a tour, drove 40 min on a Sunday, and because the "concierge" could not scan my ID, I could not get the tour... very unprofessional...
WORST PLACE TO LIVE! They nickel and dime you to death. I've lived here off and on for 5 years and here are the cold hard facts about the Flamingo. They will Nickel & dime you to death. The policies are always changing and they notify you always 1 day before the new change. They WILL TAKE 90% of your deposit. I've always left my place 100% perfect, paid for carpet shampooing etc. and they ALWAYS take your deposit. Most apartments have mold problems, They charge $200 per car if you want to park there, They charge you for bs insurance each month, they now charge for water, $1000 non refundable pet deposit plus $600 extra in rent per dog per year. They have NO guest parking anywhere so if your friend stops by they have to pay high prices for valet. One day late on rent is $200 late fee. If you lose your Flamingo card yup thats $150, It's also always very loud, in the hallways, and outside. If you live in the front all you hear all day and night is the gate slamming shut and taxi drivers honking and yelling, seriously allllll day and night. My rent for a 2 bedroom was $2,100/mo when my lease was up they raised my rent to $2600 per mo. Every year is you stay there your rent sky rockets. The South pool has been closed for a year, and everyone says that the south tower is sinking. There's all construction machines all over the place after the company went bankrupt. They once lost my check and then charged me $200 that THEY lost it. They also now do not accept checks you have to sign up for auto pay. That is the only method they allow to pay rent. Do yourself a favor and DO NOT MOVE HERE! I only wish I read a review like this before I moved there.This place is nothing but con artists and scammers, always out to get a buck from you.

DO NOT BE FOOLED AND MOVE HERE. It is as bad as the reviews reveals. The management is worse than you can imagine. They do not care about customer service and forget about making an agreement with them - even when they sign the agreement - they will not care about keeping it. One friend got a notice 3 days prior to move in, only because he contacted them himself because there was still light in the apartment, that they forgot to tell him that the previous renter didn't move out, so he could not move in - Flamingo denied to take any responsibility. Twice before that they tried to rent him apartments that was under eviction, which means they could not guarantee the agreed move in date and whether it was actually ever going to be available as the current renter could still stay if he paid the rent, which he was first told weeks after he had put in his application. That is the level of incompetence you are dealing with here - be warned. Everybody makes mistakes, but it is how you handle those mistakes that matters and Flamingo do not take their responsibility for any of the mistakes they make. Forget about being a longtime tenant here as they do not want you to stay - that is the truth. The people working in the leasing office get commission when renting out the apartments so do you really think they want you to stay rather than have a fresh supply of apartments they can rent out? They put up the rent by $200 dollars per month for every single contract even though no maintenance or improvement has been done. They will try to fool you and say that it is the market price dictated by the head office while you can go on their website and see the exact same apartment a few floors higher being rented out several hundreds of dollars cheaper. Yes that is right, your renewal price will be higher than the price for the same apartment listed on their website just so they can get you out and take your deposit. Had this happen to everyone I know here including myself. One friend is just about to leave as they once again raised his rent so it is now $400 dollars more than the same apartment many floors higher that is currently listed on their website. They do this to everyone, so do not think there is some special circumstances involved, it is their policy. Elevators often breaks down and take forever to get fixed. People tend to piss in them as well as the dogs, and watch your steps as there is poop everywhere. So if you like a fresh smell of urine in the morning or poop under your feet this place might be for you. There is some serious vacation rental going on in this place and people come and go all the time and do not behave or treat the place as if it was their own home. It is like a big hostel and management completely ignores the problem. I feel a bit sorry for the security guards even though most of them do not do their job, as people tend to be very rude to them when they actually try to do their job, which quickly discourages them. You will meet the worst kind of people here, and you should expect people partying every single night. Forget about having a job - except if you are a promoter or stripper like everyone else. They advertise their expensive apartments in the Center Tower as having wood flooring, which is false advertising as they in fact have cheap synthetic vinyl (plastic) flooring. Polyvinyl Chloride (PVC), also known as vinyl is a synthetic plastic material and among the most inexpensive type of flooring you can get for a good reason, and obviously has nothing to do with real organic wood. I hope they get hit by a class action law suit because of this deliberate deception. Try to do searches on google combining words like "vinyl, PVC, poison, toxic, dioxin" - and ask your self again whether yo really want to live here? You better pray that a fire never occurs and you don't breath in any fumes - but by looking at some of the residents living here it is easy to imagine. It can seem like a nice place at first glance but hopefully you think twice and listen to some of the reviews.
AVOID!!BAD MANAGEMENT!!In spite of the awful reputation of shootings, drug dealers and prostitution this place has, I wanted to give it a chance since it offered a good deal. I never took into account I would be dealing with AIMCO, an incompetent and poorly managed company which only cares about getting you to sign on the dotted line, get your application fees $$ and then dismiss you. No one ever picks up the phone! Imagine how it will be when there's a problem with your apartment..It cost me $450 to break away from this shit show (that's what they ask in NONREFUNDABLE fees) but at least I wont have to deal with such nonsense and lack of professionalism for a year. Good riddance. DO NOT DO BUSINESS WITH THESE PEOPLE. Also, I dont care about the meaningless reply from AIMCO so might as well save it.
zero stars should be, bunch of thieves, overrated, everything is falling apart, i left on Monday after 3 leases there, horrible experience, and they sent me unreal fake bill, once already i deal with them and my attorney help me out, after all sent them proves in pdf and other doc that they are giving me fake bills, and overcharged me. when we decided to move out , we signed yellow paper (notice of intent vacant), my brother Vladimir and me, and cleaning fee was $70 , signed by your management title RRM and my brother and me, if the case that cleaning was $200 or $250 we will not sign and discuss about that,they charged me for broil pan?!?! i never saw that in my life until i use google, and i can guess that is for owen/stove,and i ask other peole who movedout about that and answer was that they never had that and was not charged, so it was only me, then charge for about drip pans, please see attachment and proof that drip pans was changed,i sent them on email prove from their maintenace that was changed so if they changed again something new and already changed i dont want to pay.bout carper change ,got prove about repair not just one about big time problem with AC leak, and when i got back home from work i had a swimming pool between my closet because AC was leaking , i am at work 8 hrs, and and was destrying my dresses, shirts, and i left many towels down to remove that swimming pool on the carpet, and i reported and maintenance came next day, and what i find out that i share AC with apartment next door, and damaged carpet i reported right away and asked for remove and you said that will be ok when i move, after all i have numerous recorded phone calls and conevrsation with your management office and i can use that against you, after all that carpet was not damaged by me by AC and your poor maintenance, and if I have to pay for carpet change then i will charge you for damaged dresses and shirts and towels and as well send those proves.by contract was 3 of us, and you gave us ONLY 2 keys, 3rd apt key i made at the building, 1st floor next to entrance of central tower, your maintanace made me a key because noone else can make copy (of course) and charge me $40,n the Notice of intent to vacate said that after 1st inspeciton which was scheduled (pre move out inspection) on 21st August, said that inspection will leave some not about damages , i didnt received ANYTHING. worst building ever.
I am sorry to say that my experience with Flamingo Point Residence apartment in Miami Beach has been extremely unsatisfactory and frustrating. As a resident, I have faced numerous issues that have not been resolved by the management. From the first day, I moved in, the flash in the toilet did not work, and it took them three days to fix it, despite the management's assurance that the apartment was completely renovated and everything was new. However, the problem continued to persist, and it was just the beginning of a series of frustrating experiences. On one occasion, someone brought trash in front of my door and left it there, which happened twice. When I reported the incident to the management, they ignored my complaint and did not even let me see the camera records to catch the person who harassed me. The issue was never resolved, and I felt extremely unsafe in the complex. Another significant problem arose when I lost my expensive package because the management was not able to provide a safe place for deliveries. Despite my complaints, they never even tried to help me find my package, which was a huge disappointment. The management team at Flamingo Point is extremely rude and unprofessional, and it doesn't matter how many times you request to talk to the general manager or someone in a higher position. They will never be in contact with you and will completely ignore your complaints, putting all responsibilities on the maintenance team. The leasing office may be polite until you sign the lease, but after that, they become rude, disrespectful, and very unprofessional. Recently, my AC has not been working properly, and it has been two weeks since I first reported the issue. The maintenance team has tried to fix it several times, but it still does not work. Instead, they put an old, noisy, temporary AC in my apartment, which doesn't work properly at all, and the temperature inside the apartment is 78 degrees Fahrenheit. When I asked them to change it, they completely ignored me, and I have been living in horrible, health-threatening conditions for the last two weeks. They informed me that the AC company representatives would come once on Monday, which means I have to survive in 78-80 F temperature for another two days. Also I emailed several times and never got response from officials of Flamingo Point. Despite my repeated requests to talk to managers, they have never called me back or emailed me with an official response or apology. When I talked to the maintenance guy, he said he could not do anything to fix the AC. This kind of service is unacceptable, especially considering the high rent I pay of $4000 for a one-bedroom apartment. I highly do not recommend anyone to live here at all. Flamingo Point has the worst management I have ever seen in my life. Despite the management saying the property is secured you can see a lot of strangers inside the complex, especially in the pool area, which is very concerning. The nice and polite management representatives are all fake, and they literally do not care about you after you sign the lease. I urge everyone to read the reviews on Yelp and Google, which are true and with evidence. I did not read the reviews and it was my mistake. Flamingo Point is a terrible place to live only cause of horrible management , with a 2.5 rating that speaks for itself. In conclusion, if you are considering signing a lease with Flamingo Point, please read the reviews carefully before deciding. For the price they charge, the management must provide excellent luxury service, as they represent themselves on their site. Unfortunately, it is all lies. Flamingo Point has terrible management and service, and it is not worth the money you will spend. Just want to share with you my thoughts about this place. I moved in here back in April 2020. I loved it in the beginning. But be aware, don't be fooled by beautiful exteriors of the building. The location is amazing but unfortunately due to COVID-19 it doesn't really matter because everything is closed and it's not worth the price i am paying for this place. The place is poorly maintained(my faucet keeps leaking even though someone came to fix it, people smoke in the building and i have to smell cigarette smoke in my bathroom all the time and they got ROACHES), a lot of people don't wear masks even though it is particularly enforced to do so. I had to cancel my gym membership because no one wears mask in the gym (even their own EMPLOYEES) during the pandemic. I honestly can keep going on the problems of the building I am sure all this is happening because they don't give a d... on this place. I am truly mad that i can't break a lease because i will end up paying a fine of 3000 and have to keep this place for a year.
Rats, bugs, mice,leaking, and flooding all have happened to me in my year and a half here! Management flooded my apartment by mistake and didn't want to pay to put us up for the night. I'm looking for a new place now. Really really bad.
By far the worst experience of my life living in this residential building. The staff is extremely uncivilized and ill mannered , they ACTUALLY yell at you for petty things . Ever since I moved in , whenever my guests come to see me , they are humiliated and treated like trash by the security . The security thinks they are subleasing my place when in reality these guests are my friend who live across the street and come see my often . It's like living in a military compound . When the management makes any administrative mistake , there is no concept of apology whatsoever . I understand there are probably some polices that the security needs to enforce to keep us safe but that it no way justifies their obnoxious behavior . When I signed the lease , there was a volleyball court and now that is gone. Before we know the pool will be gone too . Stay away from this place If you don't want more stress in your hectic life
They are in construction, the noise is unbearable. I share an apartment with another person and therefore I do not have the fingerprint to enter, this means that sometimes they let you enter the pool and other times they don't, LIVING HERE AND PAYING A RENT and when they have seen you enter and leave the pool 100 times. They are boring, put staff with two brains.
Run as far away as possible from this trashy racket.Hidden fees galore, charging fees for an appliance that broke 2 weeks into moving in at no fault of my own, and took a MONTH to replace, your security deposit will be more of a fee you'll never get back regardless of the condition of your unit, security is rude and disrespectful, staff has no idea what the hell their own rules are, and good luck getting anyone on the phone if you have any issues.the community attracts the riffraff of the world, don't let them fool you into thinking the center tower is any nicer, it might look it but it's the same quality as the other 2 buildings which are only a level up from hostels but just as dirty, rats and dog crap everywhere is a regular sight. You like sleep? Say goodbye to that too, with people fighting on balconies and on occasion trying to push each other off of them at freaking 4 am.Smoke free you say? Nope I can smell the smoke seeping into my apt, the fire alarms go off almost every day because someone is hotboxing their apt it's at a point where no one takes it seriously, should there be an actual fire and someone gets injuried aimco has a liability lawsuit on their handsOh also you can't receive packages unless you pay a monthly subscription for a lockbox.Aimco don't bother replying to this (not like you would have done anything in the first place) i already handed my notice to break my lease and even though it seems like it's going to cost me a fortune, i will happily pay it to get out of this massive motel, but i will make sure the building's reputation is accurate to any respective tenants.
I will say in spanish. Disappointed with the increase in rent every time you renew it, no parking included, dog excrement and urine everywhere: in the elevators, in the hallways, which by the way are always dirty and carpeted, which makes them even worse because the Dogs urinate there and in almost 3 years that I have lived there, they have never been cleaned. My apartment is always dripping, the washer dryer does not wash well, it is very old. I've been lucky to have calm neighbors but you can hear everything, even when they have sex. The staff in the offices have always treated us well. I have no complaints about them. But there are many things that definitely need to be improved. After reading so many bad reviews, I no longer know what to expect when my lease ends. Please flamingo people, be more demanding with cleanliness. It really is unbearable to walk inside and see or pick up dog feces. It's dirtier than outside. It can not be possible
It's a great property at a great location but security is horrible (they let anyone in the complex) and in the last two months there have been two shootings and a stabbing (google it) . Management doesn't appear to be doing anything about it. Wish they would. Kinda thinking of moving out.
I'm leaving this terrible place (North Tower). People are doing sublease business, "guest" shuffle in and out, they party after midnight. And worst, management office keep their eyes closed and do not respond to residents' complains!! I would definitely not recommend this place to any friends! NO NO NO! I wish there is a zero star for this rating!
Not great if you work from home and need a quiet place. Dogs barking day and night. It's absolutely ridiculous. Good luck getting anything done or fixed for your apartment. It's amazing how dismissive and lazy the management is.
Constant noise/ barking dogs and unhelpful/unresponsive administration The building is nice enough but overpriced for what it is. The real issue is dogs barking constantly and the building doing nothing about it. They start at 7am and it's non stop barking where the dogs sound incredibly distressed - not normal barking. I've been communicating with the building trying to address the issue for 6 months and they're pretty uncommunicative or say they will ask security to monitor the situation but no one does anything. This seems pretty on par for level of service otherwise in the building as well. It's a nice enough place, but not one to call a home. Be cautious before choosing to sign a lease here. Management commented below that the issue has been addressed and emails continue to be sent out but one email was sent out after several months of asking for it and it is still a huge issue. I also called air communities multiple times and left a message asking for them to return my call and never heard back.
I don't recommend this place at all, starting by they leasing consultant JEZEBEL RAMIREZ, she is one of the most rude, unprofessional, nasty employee. Every time I come to the office (3 times only) she smacks her desktop, raise her voice, whips his things on the desk and insults... SHE IA NKT HELPFUL AT ALL and she is giving a really bad reputation to this nice building. I'm leaving this place for this fact and many more, I had to broke my contract because I couldn't take it anymore.She is smiling faces till you sign a contract, then she treated you like actual garbage, or at least that's how se treat us every time we are there, including the manager.

Mind you this is a one bedroom on the first floor. So I decided to end my lease. Then I found out they put my apartment back on the market at $3600. The walls are paper-thin and loud during the night..... my upstairs residents are east europe prostitutes, I clearly hear everyone of their clients and their excessive sex screaming; the other they share a 1-bedroom between 3-4 noisy people, the other leases to weekend party rentals and my next door are obnoxious screaming always high drug dealers.. the other day someone got shot and killed right down stairs... from the outside looks nice.. inside, a big big big big lie and mess. They have a comprehensive contract to take two months and your deposit to leave and believe me you will want to after a week in this crappy place.... DON'T, for your own sake, DON'T LEASE HERE... the administration dont care except picking your hefty check overpriced for an old old unit. Security is just cosmetic. If you are are not a drug dealer/prostitute/psychopath, please, listen to me, dont rent here. See all the other TRUE reviews in google and yelp and read... their reviews on their site and apartments guide is all fabricated... the reply from them, Bryan, and so on, is just an auto reply, they dont give a cr@p, nor anyone in that office, they keep a guard there for a reason. Their strategy is to lure young people to a so call luxury rental, and they sky rocket the renew rate to either get more money on the new rate or keeping your deposit when you leave, as they will attempt any means to keep it. I can assure you that if they offered a 2-weeks trial period for new residents or a no-penalty contract-cancellation, most people would leave. I know if I could afford it, I would leave immediately. I am counting the days for my contract to be over and leave this hell.

If any given place has less than 4 stars apparently that's for the reason. They rip you off. Management is horrible. On the top of the rent you pay $400-600 for all the random stuff that they don't tell you about. Gym is not included, you gotta pay a 100 dollar for a dog... INSANE... and this is them being "dog friendly" In short, do yourself a favor: go and spend your money somewhere else, Flamingo is all about ROI I never give bad reviews BUT I had to do it on this property
IMPOSSIBLE to reach management over the phone. Only when you chose the renting option, and then someone "in an outside office" answers. ANY issue you have (and you might have a few) you have to go in person to the office...
I am sorry to say that my experience with Flamingo Point Residence apartment in Miami Beach has been extremely unsatisfactory and frustrating. As a resident, I have faced numerous issues that have not been resolved by the management.From the first day, I moved in, the flash in the toilet did not work, and it took them three days to fix it, despite the management's assurance that the apartment was completely renovated and everything was new. However, the problem continued to persist, and it was just the beginning of a series of frustrating experiences.On one occasion, someone brought trash in front of my door and left it there, which happened twice. When I reported the incident to the management, they ignored my complaint and did not even let me see the camera records to catch the person who harassed me. The issue was never resolved, and I felt extremely unsafe in the complex.Another significant problem arose when I lost my expensive package because the management was not able to provide a safe place for deliveries. Despite my complaints, they never even tried to help me find my package, which was a huge disappointment.The management team at Flamingo Point is extremely rude and unprofessional, and it doesn't matter how many times you request to talk to the general manager or someone in a higher position. They will never be in contact with you and will completely ignore your complaints, putting all responsibilities on the maintenance team. The leasing office may be polite until you sign the lease, but after that, they become rude, disrespectful, and very unprofessional.Recently, my AC has not been working properly, and it has been two weeks since I first reported the issue. The maintenance team has tried to fix it several times, but it still does not work. Instead, they put an old, noisy, temporary AC in my apartment, which doesn't work properly at all, and the temperature inside the apartment is 78 degrees Fahrenheit. When I asked them to change it, they completely ignored me, and I have been living in horrible, health-threatening conditions for the last two weeks. They informed me that the AC company representatives would come once on Monday, which means I have to survive in 78-80 F temperature for another two days. Also I emailed several times and never got response from officials of Flamingo Point. Despite my repeated requests to talk to managers, they have never called me back or emailed me with an official response or apology. When I talked to the maintenance guy, he said he could not do anything to fix the AC. This kind of service is unacceptable, especially considering the high rent I pay of $4000 for a one-bedroom apartment.I highly do not recommend anyone to live here at all. Flamingo Point has the worst management I have ever seen in my life. Despite the management saying the property is secured you can see a lot of strangers inside the complex, especially in the pool area, which is very concerning. The nice and polite management representatives are all fake, and they literally do not care about you after you sign the lease. I urge everyone to read the reviews on Yelp and Google, which are true and with evidence. I did not read the reviews and it was my mistake. Flamingo Point is a terrible place to live only cause of horrible management , with a 2.5 rating that speaks for itself. In conclusion, if you are considering signing a lease with Flamingo Point, please read the reviews carefully before deciding. For the price they charge, the management must provide excellent luxury service, as they represent themselves on their site. Unfortunately, it is all lies. Flamingo Point has terrible management and service, and it is not worth the money you will spend.I hoped to find peace and new home when I moved here but instead of I found rudeness and disrespect and unprofessional approach from the management. So disappointing

Simply a nightmare
Don't move here!!! I wouldn't recommend living here to my worst enemy. Don't let the new lobby or beautiful pool or landscape trick you into thinking this place isn't an infested with roaches, bedbugs, drug dealers, prostitutes, illegal aliens, strippers and bartenders and other filthy night crawlers. I am so terrified of these bugs getting into my place as I see soiled mattresses all over the place in this building covered with filth. As for the people, I do not feel safe amongst many of the residents here. There are decent people with honorable professions scattered throughout the building because they were deceived into living here just as we were. The walls here are paper thin so you'll here every second of debauchery going on with your neighbors every day of the week till all hours of the night and morning. The management company and leasing company have done nothing to fix this issue, as they continue to lease to their trashy friends and perpetuate the filthy flamingo culture of escorts and drug dealers. The management company has zero interest in changing the image of the building and holding on to clean cut residents who hold high level jobs who made the mistake of moving here. The management company also will never ever answer the phone. They won't even provide an extension in their email signature because they don't want to be reached. They take approximately 6 hours to 3 days to respond to emails. Once you decide to give your final notice to move out, the management company comes after you in efforts to not give your security deposit back. I received 3 false complaint notices which would lead to a fine shortly after giving my final notice I will not renew my lease. #1 was I was not allowed to have a pet who I've had registered and paid extra for since I've moved in. Another was for taking my bike through the lobby (service elevator is closed in mornings). They will look for every excuse to take money from you and scare away any decent people living here. I'm so excited to move to a true luxury building next month and escape the worst most hellacious time of my life which is living in the flamingo. On a positive note the maintenance staff are hard working wonderful people and they do a great job and respond quickly!
Parking here is expensive and there is no guest parking. Can't buy a spot for anyone else, like a girlfriend, unless you put her on the lease
Avoid Avoid Avoid Avoid!!!! Please read this review and trust it 100% honest and contact me if you need further qualification as I will be have to give. The place is filled with party goers and others alike so mark my words you will have no rest in this place. If you need help from manage to sort anything out for you... well it will take a while until they make a move. Neighbours are loud and all dog owners are pigs letting their dogs piss in elevators, carpets and all common areas. Asked management to look into it and to my surprise they were no aware of it.... maybe they should get out of their office and check their disgusting building. The pool, looks beautiful but the lack of control attracts major crowds from outside of the building so you end up paying for others to enjoy your pool. During season it is impossible to go to the pool as it is full of people from the entire Miami Beach. It's just crazy. I am in the middle of my lease and cannot wait to leave this place. Not worth the money as you pay a prime price for thin walls and floors so you know exactly what you neighbours are up to. DO NOT THINk OF MOVING TO THIS PLACE! Overpriced and badly managed! You will get no rest here.
Do you know what is the definition of Regret ? FLAMINGO !!! They offer you 1single dollar for a month lease plz DONOT TAKE IT " cos it is waste of a dollar "Worst living environment ! Smells all the time : no matter what ! Smells poopy , smells like dog peeing , smells weed all over the place !!They charge you for every thing literally " except O2 "!!! Cos they cant!! Rude , slow , construction suppose to take only 3 months, and it took place since 2016 and still on going ! Tho it is very enjoyable !!! Wake up 6 am and a compressor hammer is working right next to your door!! Dont know what to write , think about anything , and it is wrong in this place ! Enjoy your life wherever, just not here in flamingo - take it from me Aslo, i don't know if even you know about me or not - but i did this review to help some people who may consider !If you are interested to follow up, I already brought the topic to the table & this should be enough to take care of issues !
Worst place ever
This building is always doing construction. It is so loud and disruptive to the residents. All these amenities are frequently closed so they can remodel them again, most of the time to make them worse. You'll always be walking through a construction site. Worst of all, this building is owned by the most unethical company on the planet. They have been terminating leases to get people out of their leases early so they can double their rent. Meanwhile everyone has to suffer with very loud noise all day and are being kicked out of their homes. Stay away from this building.

I was renting an 1 badroom apartment for one month and didn't have any problem. After i left, the management never return my deposit After contacting them few times for 5 months, I never got my money back for no reason. They behave like the lowest THIEFS
