DO NOT MOVE HERE -- This Place Is Unsafe, Filthy, and Completely Mismanaged I have never written a public review like this before, but after months of being ignored by management and trying every possible route to resolve these issues, I'm left with no other choice. If you're considering moving into The Reserve at Coconut Point, I'm begging you to think twice. This is marketed as a "luxury apartment community," but the reality is far from it. What you're actually getting is an unsafe, neglected, and mismanaged property where resident concerns are routinely ignored and basic standards of living are not met. Here's a list of just some of the ongoing issues: * Frequent Police Activity - Law enforcement is called to the property constantly. Recently, a man was arrested on-site for multiple felonies yet still remains in the building. After speaking with the police, they informed me that MULTIPLE FELONS live here! * Uncontrolled Trespassing - Strangers break in regularly, scream in the parking lot, use the amenities, and blast music in the middle of the night. * Theft & Broken Security Features - We're forced to pay for package lockers, yet theft is constant, and nothing has been done to improve security. * Mold, Bugs, and Humidity Issues - Many apartments, including mine, have persistent humidity and mold-related problems with no proper remediation. Leaks Covered with Paint - I had a leak coming from my ceiling. Instead of fixing the issue, maintenance literally just painted over the stain -- leaving a giant, blotchy mess. No repairs, no inspection, just a cover-up * Animal Waste Everywhere - Dog poop is left all over the property with no enforcement or accountability. The "Dog Park" has mounds of poop that is never cleaned and smells like something died as you walk by. * Broken Facilities - Stairwell handles, gates, doors -- all broken for months at a time. Common areas are left with blood stains, hair, and feces uncleaned. * Filthy Gym - The gym is consistently dusty and dirty, with handprints on mirrors and piles of dirt that sit for weeks. * Smoking Violations - This is supposed to be a non-smoking community. Nearly everyone smokes here and nothing is done about it. * Dangerous Incidents Ignored - A maintenance worker was witnessed assaulting his wife on property and when reported, the property manager's response was "should've called the cops." Completely unacceptable. * Apathetic, Avoidant Management - The property manager, Krissy, actively hides from residents and refuses to return calls. She's rude, dismissive, and flat-out ignores complaints -- especially from female residents. Krissy also does not hold an ACTIVE real estate license, which has been brought to their attention yet they lied, despite me having physical proof! (Its literally public record) I submitted a formal letter MONTHS ago outlining these issues, only to be met with silence. I followed up several times. Nothing changed. If you're looking for a safe, respectful place to live where you can feel heard and cared for -- this is not it. Residents here are paying luxury prices for slumlord-level treatment. This place is a lawsuit waiting to happen, and management is complicit in the growing list of health and safety concerns. I'll be taking further action through local authorities and housing channels, but in the meantime, I hope this review helps others avoid making the same mistake I did.
