After 3y living @ theHamilton. My honest review and things to know before signing your lease: * [edit May 12th] Construction in south side was approved by MDC to start at 6am yes: 6am to 5pm. If the apt is in the south side brace yourself to wake up early with construction noise and nearby truck noise (peep peep..). Definitely not luxury living. * White noise machines are a must if you're on the construction side but it is not enough * Noise impacts pool area as well -- not an ideal space for relaxing right now * Construction expected to last 2-3 more years * Construction dust affects balcony cleanliness * Units on floors 1-7 have "stair-style" balconies -- meaning water, dirt, and cleaning runoff from higher floors (up to 30) constantly fall on your balcony, even when it's not raining, someone maybe be cleaning theirs so their dirt come to yours. Drainage on the balconies is not good so you then need to brush the water of. Balconies on lower floors are almost always dirty because of this. * Building is from the 1980s -- soundproofing is hit or miss depending on neighbors * Building Electricity is billed separately ($100-$150/month depending on unit). This number doesn't include your own electricity which you also need to pay (mine is 100$). * Parking also costs extra. I think recently increased to 150$ * New management is aggressively raising prices 25% -- renewal for a north-side unit we wanted (away from construction) jumped from $4.1K to $5.0K/month. If you're planning to stay in the Hamilton long term, be aware that price increases are in the works * Some reviews on Google Maps are from realtors -- read critically Things I like: * Large balconies with great views * Spacious units * Beautiful lobby with water features and lush plants * Marvin and Julio from maintenance are the best -- super helpful and kind * Amenities are under renovation. TBD. I have always loved living at the Hamilton, but this year, with the construction chaos and their intention to increase rent, management is not giving me a lot of options.
