I am the person in the window telling you to run away while you can! The only positive reviews I see are from people spending more money, touring and maintenance. I lived here for 3 YEARS and aside from the location, rooftops and breathtaking views this is probably one of the worst buildings you could move to in Bethesda, simply because of how awful the property management company is. We have recently moved out and I now feel I can freely speak on it without retaliation. Night and day difference from when the previous company was there. It went from a warm, welcoming community through and through, not just on tours.. to a cold, robotic business transaction. Not great for people that call this place home. #1 Reason - Who you are dealing with! They are money hungry, they bit off way more than they can chew with this property and it shows. Read the lease top to bottom, expect random charges with no prior communication, drastic rent increases and DO NOT expect your security deposit back. For me, it's not about the money, it's the principle. I was having a leakage problem with an upstairs neighbor that occurred multiple times throughout my time there, my only bathroom was unusable for days at a time with no restitution given (see image). Maintenance was nice and efficient about it but nobody reached out from leasing. I wanted to move BAD for this and many other reasons stated below. I toured other apartments in the building and even spoke to them about maybe breaking my lease. They told me on three separate occasions that if someone was to take over the lease I would not have to pay the fee which is pretty standard practice for all apartments, right? I double tripled checked due to the verbiage in the lease, even filed an official complaint with OLTA so that it could be documented. Well, once I gave notice in December to move out in April (20 days before my lease ended), this information conveniently changed and I was still charged for the 20 days. Though, according to my old neighbors, someone had moved in a few days after I left so I can't help but feel like they scammed their way into double rent for April. On top of this, even though I paid for my apartment to be professionally cleaned, there were two separate cleaning fees totaling $400, and a $250 charge for peeling on the kitchen cabinets (beware, the cabinets are cheap and wear easily especially when placed under things like a kitchen sink and WHEN SOMEONE LIVES THERE FOR 3 YEARS). Many other fees were charged as well for painted walls, holes etc all that I took accountability for. However, they milk you for everything they possibly can with no accountability on their end. They got over on me and I honestly don't feel like fighting it because the ultimate win is that I am out of there! Other things to note: - The staff acts like high school mean girls, with snarky looks and retaliations when you inconvenience them aka ask them to do their job. - They don't train the reception well so nobody knows standard protocol and they all get replaced frequently. - Elevators go out on BOTH sides now (in a 30 story building this yields over 10min wait times for the elevator). - Constant fire alarms due to people smoking in the building and stairwells. - No equality! They absolutely favor those that live on the West side of the building because that is where the most money is spent (better views). Oh, I saved the best for last, I was offered a settlement, a measly $150 off of my move out balance to keep quiet, not post any reviews and to release them from any kind of accountability (see image). Not worth it! Even if they offered half off it would be a disservice to not warn people to stay away from this company!!! I can only imagine how many people have had to sign inadequate settlements due to being blindsided by conniving tactics. Horrid! Beautiful building but wait it out and hopefully they sell to someone that can better manage it. A company that treats people like actual human beings that call this place home. Thanks for reading!
