If you are considering Southgate, I suggest reading through the reviews and taking a balanced view when you make your decision The reviews are, for the most part, all accurate and catch people with different priorities and points of view. Overall, I think this is mid-level upkeep in a prime location. If the BBQ area is important to you, I suggest assuming that it will mostly not be available and working properly at all. Over the past two years, I can't personally recall a single time when all three BBQ grills were working properly. I'd say most of the time there is MAX 1/3 working properly and many weeks and months at a time when NONE of them are working properly. Solving this is not rocket science or expensive at a property with about 495 homes, plus cabanas and boat slips that all produce income. Outdoor cooking is part of Florida lifestyle, but the property owners are based in Denver and may not understand this. The gym is large and awesome, when everything is working, but it is heavily used and there's generally always at least one machine in need of repair. I started off keeping my boat here, but one of the four pilings holding up the lift my boat was on is splitting down the middle so badly, that I decided it was unsafe. After about 6 months of back and forth it was clear the building's owners are not going to address the issue and replace the piling. I decided to move my boat off property to a real marina. I still live here, so the views and location are great. I have one of the few units with a private balcony (switched units) which is a game changer. If you want to live bay front on West Ave there are very few choices, and I guess AIR knows that. Occupancy is generally high, so I wouldn't expect things to change. The onsite staff is great, but they can only control so much. Make an informed decision and decide what's important to you, but have realistic expectations.
