TRUST THE REVIEWS! And do not trust the website pictures this place is a SHITHOLE and they will do nothing to make it better. They will continue to charge RIDICULOUSLY HIGH RENT and ignore the concerns of their tenants. Buckle up bc this will be a LONG list of cons. CONS: Let's start with the reasons I moved in: Dog Park: My dog is my baby so I was SO EXCITED to hear they had a dog park she could go play in off leash and make new doggy friends. Well, by "dog park" what they actually mean is a sand pit full of fleas and feral cat feces. No grass.. just dirt.. sand.. that's it.. and a bunch of clumps of unknown animal fur matted all in the middle. GROSS.. I would NEVER bring my dog in there. If you're going to claim being animal friendly.. then BE FRIENDLY TO THE ANIMALS and maintain the park! (See pictures) Security Gate: being a single female moving into a place by myself, security was a huge deal for me so the fact they had security gates was a HUGE plus. Well, those security gates do a GREAT job (sarcastic tone) of keeping people out when they never change the code and everyone and their 5th cousins in San Diego know the gate code. I specifically asked how often the codes were changed and I was told every few months. What a lie. I have been here for three years and the code is still the same. They are also often broken or just left open 24 hours a day (as i write this review the gates have been left open for about 5 days) WELCOME EVERYONE!! so that the lovely homeless population of San Diego can come in and rummage through the dumpsters at all hours. Super great when my carport is right next to a dumpster and I come out in the morning to toothless hooligans literally swimming through the dumpster and pulling out trash. Disgusting and uncomfortable and so unsafe. Gym: now at first glance the gym looks to be absolutely top notch as far as apartment complex gyms go. However none of the cardio equipment works and the office will just tell you that a work order has been put in but they are not sure when they will be fixed. Well I was told this two years ago and guess what? They are still not fixed. One out of four treadmills Work (so good luck with that) and 1 out of 4 elliptical machines work. Not to mention all of the residents who use it do not wipe down machines after they have flung sweat everywhere. EEWWWW so because their gym does not work I have to go pay an extra $40 a month to drive to use another gym. Pools and spas: there are two pools and two jacuzzis. Pools are fine, no real complaints there but the hot tubs are another story. The jacuzzi at the main pool works, but MAYBE fits two full size adults. And the huge jacuzzi at the smaller pool is so disgusting. Not to mention that the jets don't work and haven't for about a year and a half. and the whole thing needs to be resurfaced (so don't wear anything but old crappy swimwear in there) And you're lucky if it's hotter than bath water. This place looks nice on the surface, but that is because that is the only thing they care for. I have had four neighbors since I've lived here and every time someone moves out all they do is repaint the front balcony. LOL look at the picture below to see what I'm talking about. There are probably 1000 coats of paint all over all of the buildings here instead of repairing what needs to be repaired. This place is full of cockroaches termites rotting wood and just seems super unsafe. The apartment next to me and the one below that caught on fire about eight months ago. They just now have started working on it. And to add to that note I happened to be out of town at the time of the fire and no one from the leasing office contacted me to let me know that my apartment could possibly burn down. Thankfully one of my neighbors informed me and kept me up-to-date on the damage. I have requested several times that my balcony be redone because it is completely rotted and things are falling apart. They have refused me. This place likes to spend the absolute least amount of money while pulling the absolute most amount of money out of our wallets to rent an apartment. I still have a month and a half left in my lease and I cannot wait to get the hell out of here. there are a few maintenance guys who are very friendly and helpful and for the most part maintenance is incredibly prompt when you put a service call in. But everyone else on the staff has a sourpuss and mean look on their face at all times. No one seems friendly. If you have made it this far I congratulate you. I urge you to look at other places before calling Mariners Cove your home. It may look nice on the surface but as you begin to peel back the thousand layers of paint you will see what crappy place this actually is. Trust the reviews.

My husband, our two dogs and I have lived in a 1 bdrm apt since October 15th. The ONLY reason I am giving this two stars is because of the location. I go to PLNU and a 10 minute drive to campus is amazing!! Not to mention the HUGE dog park less than half a mile from us. Good things: -dog park -gym -pay rent online -location -allows bigger dogs -pool (but its always piss warm and salty) Bad things: -its a cave, 2 windows on the same side of the apt -its tiny -we are paying $1399 ($100 pet rent, $20 parking for 2 cars) **RENT INCREASED BY $100 since my first review!!!!!!!!!!! -using a community washer/dryer is a friggen hassel! -people look into the windows -no way to track who comes in or out of the "gated community" which btw the gates are wide open -no security or cameras -its expensive -no AC and yes, it gets uncomfortable enough to want one -the pool is piss warm and salty! and the spa needs a scrub down blegh! -the CONSTANT hum of airplanes -Sea World does this thing every night, during the summer with fireworks around 10pm...ya it was fun the first few weeks and now it's just pissin me off! Let me tell you my story and why I am so bitter and why we absolutely will not be renewing our lease in October... We were living in Spring Valley in a 2 bedroom, 2 car garage, small yard paying $1299 which included utilities and we had our own washer dryer but in my attempt to move closer to my school and the time frame we had before our lease was up AND the fact that every single stinking posting on CL about apartments allowing dogs had a 25 or 40lb weight limit, we were desperate!! We found this and I was impressed by all the amenities and didn't think that we would be sacrificing that much and boy was I wrong! My husband had wrecked his motorcycle last june/july and we were slowly fixing it and gonna sell it to get rid of our debt and we finally got it finished, it took a lot of money that we didn't have to do so but hey, we were going to sell it and get our financial business on track right? WRONG! He finished it on a Sunday evening, put the cover over it, and parked it in the same spot as his car (which he had done for over a month) and I get a call tuesday morning while I was studying for a final, from my husband saying that his bike was gone. I called the towing company hoping that they towed it because it was sharing a parking spot and we weren't paying the monthly $10 but nope! It was stolen!!! when calling and speaking with the stinkin leasing agent that was so eager to get us in the apt she had nothing to say but "sorry, there is nothing we can do" ARE YOU KIDDING ME LADY!! a gated community!!! $6500 just rolled out of your safe gated community and we are left making payments on something we don't have. needless to say they did nothing..no suggestions, no sympathy...nothing! The "security" around here is Harbor Patrol but do you think we ever see them?? NOPE! I also went for a run from gate to gate and once I crossed over to the other side, the side farthest from the leasing office, I felt so unsafe. I got the feeling that I had to constantly look over my shoulder...I haven't been over there since...so take heed and learn from all of our mistakes...DON'T MOVE IN HERE! Every time I hear leasing agents say pretty things to potential tenants I want to scream (and once I did) "DON'T DO IT!" so yes, Mariner's Cove leaves an awful taste in my mouth and October 15th cannot come soon enough! We want out!!!! **update** these yahoos are now asking for $20 ADDITIONAL to pay to park under the covered parking which forced 90% of people out of their parking spots and i now have to fucking park 1/4 mile from my fucking apartment...bad news, i didn't get out when i should...fuck this place

It saddens me to write a negative review for this place. My fiance and I lived in this complex for a year, and quite enjoyed it. Parking was fine, our neighbors were quiet, and it was in a great location. Things were going well, until they increased our rent by $100. My fiance spoke with someone in the office, and he was helpful (do not know his name), and told us to file an appeal to see if we could get this increase reduced. Unfortunately, it did not go through, so we had to move. Another gentleman stopped by to do our pre-check out, and told my fiance that everyone is charged $100 regardless for the apartments to be professionally cleaned, which is very frustrating. We moved out about 2 weeks ago, and i just received our final account statement and apartment inspection report. These people charged us $120 for "partial apartment painting" and listed "some marks" as the reason for the charge. I don't know of anyone who has been charged for normal wear and tear of apartment walls, because everyone hangs things up on their walls. We used small thumb tacks to hang everything, and were told we would not be charged for this in the pre-check out. I just called the office and spoke with a woman named Ida Williams who was EXTREMELY rude. Absolutely no customer service skills at all, and so much attitude. Ended up hanging up on her because I was so frustrated with her. She stated that in order for residents to not be charged for the apartments to be repainted after move out, they must be living there for at least 5 years. I find this extremely ridiculous and we were never informed of this when moving in/out. Because of this terrible experience with the move out, I will not be recommending this place to anyone who asks me about it. Very sad, as our experience was mostly positive.

I'm glad we got disappointed with Mariner's Cove before moving in. We saw an apartment that was advertised on their website and on Zillow for $3300. We called, they said it was available, we scheduled a tour for the first available they had. We saw the house at 10am, the leasing agent wrote down on a paper the total we'd have to pay ($3300, utilities, parking, deposit...) and gave it to us. 1 hour later we received an email with a quote and a link to apply. The apartment was $300 more expensive than what it was being advertised on the website and on the paper the leasing agent gave us ONE HOUR earlier. I texted the agent as soon as I saw the quote on my email, he said "there was an opportunity to apply at that rate. That time has now passed." I replied "in just one hour you guys increased the rate to $300 more?" He never replied. I tried calling the office a couple times and they never answered.

My whole expierence at Mariners Cove has been unsatisfying. From moving into a flea infested apartment to not having a heater the whole winter (yes, there are some cold nights) to asking maintenance to move their carts from my parking spot that I paid for. I had a maintenance issue in for the heater for months and they fixed it only to tell me I cant have my dresser on the other side of the wall (they did not disclose in my agreement) it took 3 people to move that dresser. People will always be careless with public laundry facilties but I would recommend checking if someone left bleach in the washer drawer. I had bleach all over my brand new clothes. Now I am trying to move out and they have 24-48 hours to verify I am renting there. Which means I cannot just move because most people want to verify rental addresses. shame on me for not looking at these reviews before moving. DISAPPOINTED is putting it lightly. I would recommend reading as many reviews as posssible.

Terrible. Do not move here. The leasing department is a joke and there are rodents and cockroaches running ramped through out the complex. There are termites in almost all apartments and they do nothing about it. Pest control is INCLUDED in rent and they do NOTHING to help you!!! It is atrocious. Management, specifically Achilles, is an absolute joke. They do not take anything seriously, and they certainly do not care about YOU. Would give zero stars if I could.

The employees here do not know how to communicate with one another! I was told by one employee that there was no breed restrictions. I called again to confirm and another person said there were no breed restrictions. I go and make an app to look at the place and when I get there I was turned away because of course there are breed restrictions. Well looking at other reviews I guess it's a good thing that we got turned away but they all employees should really be on the same page and know what's going on.

Coming up on a year here and honestly I can't wait for my lease to be up. In the past year I've been completely unhappy with spending the amount of money I have for the quality I receive. First lets talk about how much you spend on parking just to not have a space if you get home after 10pm. Your $10 per car a month doesn't grant you a spot at all. Well actually tons of spots are open under the covered parking but they charge $30 to park under the sad excuse for covered parking. When you do find a spot just except that your doors will be dinged up because the spaces are way to small so even your best parking job will result in you being to close to the car next to you. Also everyone is paying for parking ( which judging by the parking they are changing more people then available spots) and the roads and lots have potholes. Where is all the money going from the parking then? The places are falling apart. Granted maintenance will show up and fix it pretty quickly but you will be putting in maintenance request for pretty serious issues like water damage from leaking dishwashers, dry rotting wood on the patio, paint just peeling off the walls sometimes around mysterious cracks in the wall. All the trim is just cheep paint over ugly old wood same as the kitchen cabinets and drawers are that are also a cheep and/or old. You will get ants, they where coming out of our wall outlets when we moved in it took about a week to get someone to come out about it. When it rained we where infested and not in the kitchen where there is food or near the trash cans but oddly in closets with zero food. They had made a freaking home. We had thousands of ants! We called office they told us that if we wanted to have our place spray for ants we should have put out names on the list to have it sprayed regularly. They kindly added us but couldn't tell us when someone would come out but it would be the next week... Thousands of ants and we would have to wait a week. We ended up going to war with the ants with raid for the next week until the guy came out. What I don't get is why they aren't spraying everyone on a regular basis? I'm paying for it yet I have to ask for it? It was so stupid. What really seems to be the most dissatisfying aspect is the office staff. You can tell them something several times and it just seems to just go in one ear and out the other. Just some examples when I moved in I did the paper work and put I had a dog ( the paper work even ask the dogs name) when we got ready to make our first payment they didn't included the pet rent. I asked and one of the agents seemed annoyed and said " you didn't say you had a dog" we had a back and forth with me instead of him just say " oh I must have forgot or missed it" he just keep insisting I hadn't told him. Even after pointing out its in the paperwork he give an apology you could tell was to make sure I wouldn't complain and not because he made a mistake ( this should have been a warning that the office employees where not going to give a crap about much else) . Another incident accrued with my roommates car. She was on deployment and her car stayed in the same assigned parking spot. It collected dust sure but I cranked the car every so often. Because the car was dusty from staying under the covered parking I got a phone call saying that I couldn't have a non operational vehicle parked there and that if I didn't take care of it they would tow it. She didn't ask if it ran she just assumed it didn't calls with treats of towing because it wasn't clean. She was totally rude and I had to speak to a manager. The manager listened to the situation and simply asked I covered the car. Why it didn't just start that way is beyond me. After that I started getting letters about having a mat hanging on the side of my patio( which was there for a day to dry and down for days before the letter) a piece of wood outside a patio gate that was there when we moved in (and did a walk through with another agent) and some vague " unauthorized" items to which they couldn't tell what they where. She even told me that I should have the gate on the patio that was installed long before we moved in. It was the same agent that called about the car so to me it felt like she was just being petty. Also they sent a letter of money owed because my new roommate added a car and they didn't say that the parking was due right then, they gave him a sticker and let him leave, they didn't call or email just let it go for two weeks giving us a letter saying that we owe money and not paying could result in eviction. Evicted because they didn't say he needed to pay $7 for parking. And now I'm paying for 4 spots even though technically you can only have one spot per lease holder. Can't get a call back about it. So the office is the worst part of this dump.

This is the worse place i have ever lived in, it looks nice at first glance but the parking issues laundry problems and the host of other issues listed by everyone else speeks for its self. I called the customer relations number and got the run around on the issues I DO NOT RECOMMEND MOVING HERE when my lease is up im gone. I"m tempted to break my lease and move.

As much as Gail may say the place is improving, it's not. They've recently added parking as something else they can charge for ( doing this without any tenant input? NICE!). They devised a plan to give everyone the same parking sticker so the covered parking which was once a green plastic decal you hung on your mirror and the yellow decal for uncovered spots made it easily identifiable who could park where. Now I pay money to NOT have a parking spot. Way to go lame management. Be prepared to shell out for everything, water, trash, utilities on top of regular utilities, mandated renters insurance, did I mention parking? The gates work sometimes, remotes hardly do, if you're lucky to get one. Kids are still running around aimlessly, the pedestrian gates lack the locks so anyone can walk right into the complex, hence not really gated. Transients are always digging through the trash and they try to sucker you into signing another contract by offering a free carpet cleaning. It's no wonder the vacancy rate is so high. BEWARE OF THIS PLACE. I've been here for a few years now and I've finally had enough.

If you love dealing with cockroaches on a regular basis, shitting parking at all times, dog shit everywhere, and unhelpful, and completely incompetent office staff, go ahead and sign a lease here. Signing a lease at this joke of a place was the worst mistake I've made in a while. We decided to give it a shot contrary to all of what we read on Yelp. I PROMISE YOU EVERYTHING YOU READ HERE IS TRUE. Everything seemed fine until we signed our lease, after that it seemed like we weren't a priority to staff. We had the intention of getting an 8 month lease to give us the option to leave if we decided we didn't like it. After 8 months we decided we HATED IT and went to give notice. Come to find out, they gave us a 15 month lease and said there was no way to break the lease. THEY TRAPPED US. All 3 of us living there, spoke to the agent TOGETHER and we're all of the understanding that we had an 8 month lease. The agent VERBALLY CONFIRMED our lease agreement then changed it after we left to ensure they had 7 more months rent. TOTAL SCAMMERS. They'll nickel and dime you and every chance they get. Speaking of which, our deposit we payed at move in is now almost half the amount we actually payed according to the office. I'll be hiring an attorney and pursuing legal action. Even more disgusting, a week after we moved in, we noticed cockroaches. The staff had hidden glue traps all over to hide the INFESTATION until were settled in and it was too late. We had to have our apartment sprayed every week if we wanted to keep bugs out of our home. (In order to spray, you have to remove everything from your kitchen shelves, bathroom cabinets, and cover all your belongings or you'll have pesticides all over your things..) needless to say, it was a HUGE hassle. Furthermore, when we asked to have our place sprayed the company either never showed up, or came way before or after the 5 HOUR WINDOW they ask you wait for them. If you look at recent videos of this place, it truly shows the severity of the cockroach infestation. Parking is a joke. They pass out more parking passes then there are actually places to park, so finding parking after 6 pm is almost impossible. The only other option paying 30$ for a cover parking spot. The pools and jacuzzi's are always disgusting... Gym equiptment is trashed and hardly works. And the dog park is again, INFESTED with fleas. There's dog shit everywhere. (I know it's dog owners responsibility to keep up with their dogs, but if that isn't done staff should look after the grounds) The apartments themselves are beat. Wood rotting through the apartments. Dilapidated kitchen counters and kitchen appliances. We've had to hand was all of our dishes because of the disgusting and hardly working dishwasher. Garbage disposal doesn't work and leaks water below our sink, which is rotting and molding. We asked maintenance to fix both issues but nothing has happened. Keep in mind, I have nothing to gain from this post. I just hope I can save whoever is reading this the wasted time we had to endure while at this place. PLEASE DO YOURSELF A FAVOR AND AVOID THIS HELL HOLE AT ALL COSTS.

All the below reviews are true! We lived here back in 2007 and were recently forced to come back after a family tragedy and sudden relocation. So sad. Management is lazy very unprofessional,and rude. We negotiated our lease across state and what a mess that was, the rent ended up being more than promised and our car was towed the first day we got here! They straight forward told us we could park ANYWHERE, and tried to blame it on us when our car was towed. The property is nice in the front but very GHETTO and unkempt in the back. Buildings are dirty and mossy. Stairs are an eyesore and need repair and painting.Grass is a mess, mostly mud. Windows and door are very old!! Even in the remodeled units.They don't respect the wait list for upgraded apartments in the best local's but take the best ones for themselves Aimco is greedy and will charge you for any little thing they want. Pet rent and deposits are ridiculous.This parking situation is ridiculous and unneeded now Aimco has everyone angry! Is this how you treat customers????There is no way this should continue, this kind of service is uncalled for and taking advantage of people. Where do we all park if no one buys these new reserved spots? You don't provide enough free spots for everyone, sooo hows this going to work? And why are you painting over the handicap parking? So you can sell another spot? Our good friends were contemplating moving here next month and we begged them not too! Aimco, another customer lost, do you care?We are only here out of desperation and will not be signing another lease. One star is generous

Worst apartment community every. Horrible management, they overcharge for everything, and the insect and rodent issue is a REAL problem! I think it is ridiculous that tenants are charged extra to be able to park in the parking lot, especially since these lots are not well maintained at all. I drove over the same enormous potholes the entire year I lived here. I mentioned this to management before and nothing has been done. I've also mention my concerns about the "high tech" gym. These machines are old, out dated, and have not been taken care of. They need to be serviced or calibrated as some of them do not work properly, and someone will hurt themselves. I've never felt so unsafe living in a community before. There's so many druggies and shady ass people roaming around. I've seen people living out of their cars, parked in our lots. I've seen people (homeless, I'm assuming) passed out under trees and on the lawns. I saw one man defecating on a tree too! Yet, this is supposed to be a gated community? I stopped doing my laundry there, because I couldn't tolerate the laundry facilities anymore. The washing machines smell. It seems like no one has ever cleaned them. The pest problem is outrageous, too. My patio was so infested with spiders, that I could not use it the entire time I lived there. And yes, I have used the professional pest control service that the community offers, however it did little to nothing, as all the spiders came back within a week of them spraying. I've had ant infestations, and am actually amazed these buildings are still standing with the amount of evidence of termites I have seen around the community. Oh, and at least one of my neighbors below me had a rat infestation! Everyone that has given a one star review on this community is telling 100% the TRUTH! DO NOT MOVE HERE!!!!! Disgusting community to call "home!"

You couldn't pay me enough to say anything positive about Mariner's Cove Apartments! I left after living there 16 years, and watching it become a more and more unpleasant place to live. The third management company to buy the buildings, (The land is owned by the Federal Government.) is the worst yet. Not only are they extremely restrictive about any personalization of the outside of your apartment, they have gone so far as to throw away items that they didn't want on the ledges of the short walls around the patios. They want uniformity, conformity. They also do not want any low income people living there. Because the Federal Government owns the land, they must rent 10% of the apartments to such persons. I personally know of three people they forced to leave because those people were on Section 8 housing assistance. They are clever. What they do is to harrass these people until they give up and leave. They make it very un-pleasant for them to live there. The kinds of things they do are: Threatening to evict those people; being especially restrictive of what those people display outside their apartments, to the point of removing any of those items. I had two plants removed from the ledge around my patio, that isn't the worst of it. I'd planted a jade plant, the very same kind that is planted all over the complex, when I moved in, 16 years ago. I asked the management if it was ok, and was given guidelines for where to plant it. Because I planted it, it was dug up, chopped up, and thrown in the garbage. That was my last straw. There are many other things which were done in their attempts to make me leave. Such as sending me a 30 Day Notice to Pay Rent or Quit every month, even though management has known from the day I moved in that I get my Social Security check on the third of the month and can't pay my rent until then. The initial owners of the complex understood. Besides which, a person on Section 8 has until the 5th of every month to pay their rent. Section 8 pays 75% of the rent amount on the first of every month. A guaranteed rent! Two of the three low income people I know of that were harassed died from the constant harassment. Yes, they were harassed to death. The third person has visibly aged. I left before that could happen to me. I intend to enjoy the last years of my life. I will not sit still and be harassed to death. There's more. When I first moved in there was a gardening company with many gardeners who came every week and took beautiful care of the grounds. Now there are two gardeners who try to take care of the grounds, which are extensive. The complex has 500 units. The grounds used to be park like. That's why I wanted to live there. Now many of the trees have been cut down. Of those that remain, many have been mutilated by chopping off "dangerous" large branches. There also used to be 5 maintenance men. Now there are 3. It's to the point that those 5 men can't speak, even to say "Hello," because they are overworked. There's more. There is an ongoing presence of drug dealing. About five years back, there was even a "sting." Those drug dealers were caught and arrested. Others have taken their places. I know because I saw drug deals going down on my walks. Yes, I was frightened. That's not the only kind of crime. Many times Navy personnel who go on deployment come back to find that all their belongings have been taken by burglars. I personally witnessed one such attempted burglary. Those burglars were caught. A rare occurrence. The gated community is not true. The fence along the wetland preserve is ordinary chain link fence such as you might put around your yard. At the back of the complex on the side that borders the wetlands preserve, the fence has been broken down and homeless who camp in the preserve, just walk over it. When they do, they steal small items on patios, and inside apartments if the patio door's been left open. The fence that's at the front of the complex is often breached by people who don't want to walk to the pedestrian gates. The fence isn't very sturdy, and it's easy to kick out a slat. Those slats are replaced every few months. Which brings me to the gates. The gates are set so that three or four vehicles at a time can enter. All a person has to do is wait in line to get in. If they bother. The "gate code." All that needs to be punched in is 1,2,3,4, and the "secure" gate opens. Pedestrian gates are locked. That is except the one that has been welded shut. That was done because homeless were taping the gate so that it could be opened without a key. Then they found out that all they had to do was wait in line for a car to open the gate so that they could easily ride their bicycles in, carrying their bags of cans and bottles. That's enough for me for now. All I want is for you to not move there. Even if the management is nice to begin with, believe me, they won't stay that way.

BEWARE Horrible property management and I mean The Worst I have ever experience especially for a decent complex such as this. I've never watched someone get mistreated in such an unprofessional/uncaring way from a complex manager before in my life. Had to move my girlfriend out a little bit ago after seeing how sketchy and concerning the property was beginning to shape up. As a current multi family property owner/investor I would highly suggest in looking elsewhere to live and even tried to contact the owners to let them know they should reconsider new management.

I went to Mariner's cove, I visited an apartment with a value that would be good for me. The manager explained everything and I sent the documents to him. He replied that from my documents I could only rent another one with more value. HOW SO CAN THEY DECIDE HOW MUCH SHOULD I SPEND ON THE RENTAL ?? I arrived and I said that I could only pay up to a certain amount and that more was impossible and the manager simply didn't help. The apartment is good but the office is horrible! I was giving this place the benefit of the doubt for the entire year but the truth is, rent is insanely high, the staff is extremely nice until the second you sign these lease. They are all about the deposit dollars, because once you sign, all customer service vanishes. They will ignore every call and email after you sign the dotted line. They have a great sales pitch, don't believe a word, it's false advertising. They had a great bit about how they will fight for you if you have bad neighbors, but really they just ignore you until you go away. Youll never have the chance to speak to anyone. There's a reason this place has bad yelp reviews. Honestly, the leasing staff ruins it all. The location, apartment, and grounds are great. But be prepared to pay the amount of a used car once a month to be here. The washing machines smell AWFUL and moldy and they breakdown all the time. This may seem like a small problem but you LIVE here and wear those clothes on your body...and at your job... Also, the water pressure is so bad in the kitchen that we've had to wash dishes in the bathroom. The dishwasher is cheap, disgusting, and useless so we haven't used it all year. I'm guess the water pressure is to blame there too. I just tried to go to the pool one my ONE day off in the week and it was closed for a party...no signs, just rude residents telling me I had no right to be at the pool I pay almost 2 grand a month for access to. Went to the leasing department and they were VERY rude when I told them what happened. Also, you have to pay a ridiculous amount for parking. We have 1 car but because we want a guaranteed spot , we are paying for two. Also, we are paying an extra $110 A MONTH in rent for an adult dog and adult cat who cause NO damage to the apartment. Speaking of pets, the fleas are insane here! My babies never get fleas, they are always on meds and we've never had a problem until we moved here. Be ready for that infestation. We've tried hundreds of dollars worth of treatments but nothing works. I know OB has a flea problem, but when we lived on Muir for a month when we first moved here, we had zero problems.. When we first moved in, I had to scrub the place top to bottom because it smelled like smoke. A LOT of dirt came up when I did. But I ignored that red flag because everyone was sooooooooooo nice when signing the lease. I tried to convince myself this place wasn't so bad but being treated the way I was at the leasing department today about a legit complaint was the last straw. Whatever price you think you are going to pay for your apartment here, just add a couple hundred bucks in their nickle and diming charges and horrid landlords who want to push you out for the next deposit check, then rethink your decision. Fun tip! If you call the number and press 2 for residents, they won't answer. But if you press 1, for potential residents, there's no delay in getting your call answered! How about that?

Day 1: Found an abundance of animal droppings under our sink. Hours later, see two mice run through our kitchen. After going to the leasing office we learn that pest control won't be able to help us for 7 days. 2 hours later, I see a pest control truck drive by the apartment but nobody came to help us. I called the leasing office 3 times and left a callback number and was ignored. We were also told that this was not common and we were the only people experiencing this but later find out that all of our neighbors are having the same problem. Day 2: we got in touch with maintenance and they give us 2 traps under the sink (the maintenance guys are great people). However, still no pest control (which we pay for in our rent). We captured 3 more mice on our own. Still no word from our lovely leasing staff. Do not move here unless you enjoy spending your weekends capturing mice with your bare hands.

I moved in here exactly one month ago and as of this morning we are looking for a new place. Although it looks decent from the outside, you will quickly discover that the tenants here constantly attract the San Diego PD (we have drove in to see a trio of police cars near our unit a total of FIVE TIMES in one month). There are loud tenants late at night, a constant smell of cigarettes, and insufficient guest parking. They are a pet-friendly community, which means that you may have to shoe off cats from your car every morning before you leave to work or school. Parking is another issue, since many tenants have friends that seem to ignore their restriction to "GUEST PARKING" and will park in your spots. My roommate and I have also on numerous occasions have tenants park in our RESERVED spots that we are being charged an extra $20/mo for. The only remedy is to leave a note on the car (which then makes it awkward if the vehicle belongs to a neighbor) or tow. Again, another charge for something that we are not getting value out of. If that were not enough, there were an abundance of problems upon move-in. Our carpets were not cleaned, and after they were initially cleaned, had to be re-done the next week. The bathroom power outlets were not working; one of the burners on the oven does not heat; we were without hot water for 2 hours one morning (with no explanation or apology), and WORST of all, the security gates surrounding the community have been WIDE OPEN for over 30 days. The leasing office has yet to fix the problem, despite sending out emails saying that they will be doing so. I'm sure there are worse apartment communities out there, but for the price we are paying, this is NOT WORTH IT. Please do yourself a favor and look elsewhere, and avoid having to break a lease and move out. Staff is courteous but essentially unhelpful, as the first agent we spoke with, Nalee was completely incompetent, and Jocelyn, who is nice enough, will speak to you in a way to get you off the phone or out of her office as quickly as possible. The only helpful rep. in the office is Julia. DON'T LET THE NICE LEASING OFFICE FOOL YOU - AVOID MARINER'S COVE!!!

This place is absolutely TERRIBLE! When I brought my items at 7:00am to move in on my first day of rent, they said they were having paperwork problems and couldn't give me the keys yet. Even though I had already paid my deposit and first month's rent, I ended up waiting at the park with a full Uhaul load of boxes and furniture until 4:30pm when I called them upset and they finally said the paperwork was done. When I moved out after a year of living in this unkempt apartment complex, I was overcharged on my monthly statement by almost $400! Even though when I had called prior to the 1st day to make sure I had enough money for my prorated month of rent and the cost for my new rental, and the office staff quoted me my rent for the month, they STILL OVERCHARGED me! I had to borrow money to move in to my new location. Additionally, I have been calling the apartment non-stop....It's been a month now and I still haven't received any money back from Mariner's Cove for their mistake.

If I could give this place zero stars I would. I lived here last year but just recently made a yelp. Let me tell you a little story about my experience at mariners cove. I was so excited moving into them! So close to the beach and they seamed clean and safe! WRONG! There is dog crap everywhere, the staff is extremely rude. They moved us into the wrong apartment and told us in order to get the one we originally applied for we would have to pay a huge fee. Our refrigerator had a leak for two weeks before anyone came to help. There were countless of things wrong when we moved into the apartment that took WEEKS to fix. Oh and did I mention we had a spider infestation that no one would do anything about?! The moment I saw a spider crawling on the face of my TWO WEEK OLD NEWBORN we broke our lease. Mariners cove also has a flea infestation. My dog has never, and I mean never had fleas. And after moving here she got them so bad we had to give her shots for them. Parking is a nightmare. The spaces are TINY. Being 9 months pregnant and falling down because there's only a few inches to get into your car isn't fun. Not to mention there were signs up telling us to not leave anything on the patio, because people were stealing things. This place looks nice, but it's deceiving. I'm now living with my mother in law because not even that is worse than those apartments. Please please take my advise!

Run for your life!!!! Drug dealers, theft, and the most vile management office whose evil rule you will live under! Not to mention the actual apartments are expensive ($1600/mo for 2 bedroom) and are pieces of crap and completely falling apart, roach infested, and are dark depressing caves. The pool up front and the workout facility is nice. That's where it ends. I have had my car broken into, my apartment broken into, 4 bicycles stolen off my patio (where you have to keep them as they won't let you lock them up anywhere), there was an identity theft ring being run on the property, homeless people sleeping in the back of my car, homeless people sleeping on the kids playground, homeless people bathing in our Jacuzzi, did I mention the drug dealers, and finally the cause of all of the problem's here.... the management office from hell. I hate to blame the actual people who do the work in the office, as the entire office turns over once every few months. Their indecency must trickle down from upper management who have no concept of human decency and clearly no business sense as well. You want to make more money? How about spending your time cleaning up the crime before harassing elderly tenants who have lived here for 20+ years without a single late rent payment over a few plants that actually bring some color to such a depressing place to live? Why don't you get your acts together in that office and quit being such accusatory assholes to the tenants who pay their rent because your paperwork is all f'd up? Maybe your units wouldn't turn over so much and you wouldn't have to invent more ways to make money which continuously piss off your tenants. If you took care of your tenants, you wouldn't have the worst reputation in town, and you might actually keep some and even attract some tenants you could keep paying your ridiculous rent.

Aimco, who owns this complex, clearly is more interested in making money than in taking care of the place or in having happy tenants. They make the entrance and around the offices look very good, so make sure and look at everything in the apartment you visit, because the infrastructure is very bad. There was a very bad termite problem on our porch for the year lease we had it, they never took care of it, even though we reported it on several occasions. There are plants growing out of the gutters, so when it rains, the water simply pours onto area where you have to walk to get into your apartment. There is a lot of shoddy work with the drawers, cabinets, windows, and closets. A lot of the dog owners do not clean up after their dogs, so placing of your feet is an issue. The groundskeepers will blow all the cut grass wherever, including on your newly washed car. We just moved out, and they are charging us for touch up paint, which would normally come under normal wear and tear which is what the contract states. They are also charging us for cleaning the place, although we cleaned it very well. We have lived in many apartment complexes and have always received our deposit back, this place is the very first place that we won't receive it back. We found out that we had a balance for extra charges on the water bill after we received a letter threatening us with eviction or legal action, this was the first time they ever told us that we owed them. There are decent pools, that are cleaned Mondays and Thursdays. The gym's equipment is falling apart, it does get used a lot and isn't taken care of. If you choose to live in Mariner's Cove, and you do your walk through mark down any place that isn't painted. Be very exact about everything that is wrong with the place, if there is a spider web when you move in, write it down, if there is a fleck of paint off of the baseboard, write it down. Otherwise, you will be charged for it. Look elsewhere.

Moved here in June. Pros: swimming pools, gym, big bathroom, nice enough apartment. Cons: the plate is GHETTO. I can no longer have packages delivered here because I have gotten 3 stolen. 2 mountain bikes were stolen. There is obvious drug dealing going on and sketchy people hanging out in the laundry room and in the middle of the road. My apartment is way in the back and one time I saw like 6 punks in a van smoking a bong. Others smoking pot on park benches in bright daylight. it's pricy at $1500 for a 2 bedroom. My neighbors are weird and there's this cat that is ALWAYS outside my door and smells bad and I'm allergic to cats. Don't be fooled, everyone else is correct it seems nice at first but is just ghetto in disguise. The best thing about it is the location- close to freeway, OB, and sports arena area. Edit: I had been nice and given it 2 stars for the location. But according to the new manager, I can no longer have my 2 longboards on MY upstairs patio because they "can be seen from the street". Besides the fact that my apartment is in the way back and you actually can't see the balcony from the street at all, this is just stupid. When I asked to see where it said this in the lease agreement she pointed to the section about "common areas", but it clearly says common areas are areas that can be used by everyone. So not my balcony. I have a feeling that she is all talk and no action since many others are in "violation" of this ridiculous policy. When I singed the lease, the agent even told me about how great it would be to store surfboards on the balcony. Regardless, I'm sure they will be oh so happy to lose a $1600/month customer when our lease is up.

Do NOT live here! I know you're financially desperate, but please for your own sake, move somewhere else. Charge for parking but you'll rarely find an empty spot, but they have private tow truck companies literally come around and patrol for parking passes. Then if you forget to display your parking pass ONE TIME on a SUNDAY NIGHT you will get towed and they will not cover your costs even though you LIVE THERE and park there every single day, the "courtesy patrol" can't keep vehicles from being stolen but they sure can put a mean signature on that towing form! Besides that, there are mold and termite problems, laundry machines are made for elves and are filthy and out of repair, and the staff are completely unhelpful yet well-trained in corporate speak. These apartments are trash and I can't wait to leave.

Management has just changed hands and is absolutely awful. They will not help you if you have any issues and have no concerns about the quality of your experience at Mariners Cove. Paige, the new manager, has no idea what is going on and doesn't know how to run a business. She handles her problems like a child on the playground and has no idea how to deal with residents. She is known around the community as someone who is rude, immature, and unprofessional. They will take as much money as possible from you with no hesitation. The apartment themselves are mediocre. The gym is awful and appliances within the apartment are always breaking down. Listen to the reviews and ratings and find somewhere else to live. You will regret moving into these apartments.

One star is one too many for this wretched place. THANK GOD FOR THE MILITARY CLAUSE. When we first moved here everything looked so great and for such a good price. But it's all just to lure you in. The beautiful "heated" pools are all freezing cold and dirty as hell. The hot tubs are rarely working, if they are there's bugs and crap floating in them. The beautiful trees are only in the front. The rest of the trees one has to wonder why anyone would ever plant near someone's home. Specifically the ones that drop spiked balls EVERYWHERE. I've damn near rolled my ankle at least a dozen times tripping over them. The parking situation is awful. You would think that you would at least be able to get a spot near your apartment. Just a few weeks ago they started to charge an extra monthly fee just to park in the covered areas. Now everyone who refuses, or just can't afford to buy a spot has to park on the side of the road, where there aren't enough spaces. Most of the complex is covered parking. There isn't enough uncovered to go around. Lately I've been having to park several blocks away from my apartment where the sidewalks are lined with bushes, making it extremely difficult to get my 14 month old son out of his carseat. And I can just forget about carrying groceries in. Since I have to park so far away I can't leave my son upstairs while I carry stuff inside in a decent amount of time. I have to carry as much as I can in one hand, back and forth with a kicking toddler. Awesome. Every time I call for maintenance to come fix something it usually takes about 2-3 weeks and several phone calls to get anything done. I had to sit in my apartment for 2 weeks with MICE because no one would come fix the hole in the back of my cupboard. The laundry rooms look like a war zone and on at least 2 occasions people have tried to steal my clothes. The cops are always here because of some domestic disturbance or drug deals. Idk they're always somewhere around the complex for some reason or another. Some drunk asshole is always breaking the gate. I don't know why we even have these gates, since one is always open 24/7 letting any random car drive through. I can never take my son to the park. There are either creepy adults hanging out on the benches or teenage kids taking up the whole area with their foul language and obnoxious behavior. I'm thanking my lucky stars for the military clause allowing me out of my current lease without having to pay these assholes another dime. Avoid this place like the plauge.

We moved to this complex early last year, and loved the seclusion of our apartment, we have had decent neighbors, and few problems. The problems we have had were old appliances that needed replacing, and a broken screen in a window. No big deals and my wife and I are not people to complain. Lately however, the company has evolved into money grubbing jerks. When going to renew our lease a few months ago, they told us our rate was going to go up about $75/month after being told it would not.. this took 4 trips to the main office to straighten out, and we've never been a problem for them. We have never had a complaint about us in over a year of living here. Additionally, less than 2 months after renewing our lease, we are being told that we can no longer use the covered parking just outside our apartment unless we wish to pay an additional $20/month per vehicle. This wouldn't be horrible, except there is not enough uncovered parking throughout the community to accommodate all their tenants, let alone guests. We have never been so frustrated or willing to break a lease despite penalties as we are right now. Perhaps they need the money to pay for the gate which has been broken numerous times during our time here.. I have an idea, actually, if you want to charge us for parking, we want our rent discounted for not being in an actual gated community, because anyone can waltz right in if they want to.

I do not recommend leasing here. Over the past few months I've had issues and unfortunately, when I contacted the leasing office I was met with animosity and I chose not to continue the conversation. I knew my concerns would not be addressed so I've been trying to contact the corporate office for over a week with no success. Among various other things, I've listed issues below: -My toilet runs intermittently since I moved in. It's been "fixed" twice, but it still runs -Mold growing in the bathroom and moisture damage to my shoes, which are kept in the bedroom (see pictures) -Patio falling apart and impossible to keep clean -Random towing and a threat to tow my car even with the fee I pay each month -Lack of communication. Many policies were not communicated on move-in, including the parking policy -2 packages stolen since I moved in 6 months ago - I can hear my neighbors stomping and slamming doors frequently - The shower changes temperatures randomly and will literally burn your skin Again I've tried to speak to someone. Do not lease here. Update since Aimco comment: still haven't heard from anyone.

Do not rent from this complex. Rooms and property are fine. They have a private tow company come and tow residents and residents guests on a nightly basis. They even have a flat rate for residents. They tow you from areas that are marked as public parking. If you are okay adding $200 every night to your rent for tows, then go ahead and rent. Otherwise, stay away. This place should be zero stars. It is a scam and awful maintenance and management. RUN

I finally left this place! Maintenance scheduled me for a pre-move out inspection 3 times. I was stood up all three times. Not a call, note or smoke signal to let me know they couldn't make it. Truly unprofessional. When my move out date finally came, nobody showed up to do the final inspection. Shocker... I took a detailed video of the apartment upon move-out so I look forward to see what they have to say about my deposit. More to follow.

My roommate and I lived here for over three years and at first it was good but then the management company changed and it went downhill. I would give zero stars if I could! The gate almost never worked, the laundry rooms always had multiple machines that were broken, the plumbing was a nightmare, I never lived somewhere that lost power as frequently as we did here, the water temperature was either too cool or scalding hot (even if you didn't touch the faucet) and trying to get a response from the new management team was impossible. We've been moved out for almost a month now and still have yet to receive our deposit back... it was sent to the address we just moved out from, that makes zero sense and seems to coincidental to me. What would they do if tenants were no longer amicable after they move out? Sending one refund check is a terrible idea. We only stayed for three years because of the pandemic, because there weren't many other reasons to stay. Heed the warnings from all of the reviews, there's a reason there's so much turnover in this community!

I was very close to signing a year lease with these guys and now that I really know what goes on here, I was able to run away before paying money. It's a bummer, the amenities sounded great but that is probably where they net everyone in. Again, thank you everyone! You saved me from a potential nightmare.

This place is terrible to live. Everyone that I know that has lived here has hated it and I wish I had never moved in. Since moving in, I have had a leak in my bathroom that lasted a month, a broken refrigerator, a leak in the kitchen. I've had two leaks in the sinks and when I moved in, the dishwasher and stove were broken. The service that I have received has been awful. People are unhelpful and at times downright rude. The only really helpful one has been Melinda. This place stinks. I can't wait to move.

RUN AWAY! DO NOT LEASE HERE! Let me begin by saying that I am a realtor here in Point Loma and I will literally help you find a different rental FOR FREE! Please do yourself a favor and avoid Mariners cove at all cost. I have had nothing but terrible experiences here. To begin with, for 10 months of my year-long lease I had a hooker and her pimp living beneath me. The hooker had "clients" over at all times of the day and night. This meant strange, creepy men around all the time. They also drank and smoked heavily and had parties all the time. It was the most unsafe, uncomfortable living situation I've ever been in. Management is a nightmare to deal with. I am a very low maintenance, easy going person but when my fiancé is getting howled at by the thugs living beneath me everytime she comes and goes, I'm going to certainly raise hell with the powers that be. The leasing reps are all nice enough, but there needs to be a serious management overhaul. The units are cheaply painted (paint was literally tacky all the time a year after move in). They will literally lease to anyone because they are desperate for any business they can get. The beauty and "charm" of this place is an illusion. Your money is better spent elsewhere and, as I said above, I will gladly assist you FOR FREE to help you avoid a terrible living situation.

If I could give this place zero stars I would. I have lived here since September and as soon as I moved in I wanted to leave. Right after signing my lease I was told I wouldn't be guaranteed a spot and no carport spots were available. They do not have enough parking spots for people living there. It also costs money to even be able to park in the complex even though you aren't guaranteed a spot. I have come home after 7pm a lot and there be literally not one spot available. They do a terrible job of monitoring "guest" parking and people parking here without permits. You are never guaranteed a spot near your apartment even if you request a carport spot. Someone also went around keying people's cars so I got a bunch of keyed markings all over my audi. The paint on the walls, cabinets and doors are so incredibly thick you can tell you do not take the time to sand down previous paint and redo it properly. My cabinets are all withered and warped at the bottom. There are giant cracks around the drain of my bathroom sink. The bathtub creeks every time I step in it and I am not a heavy person. I have to body slam my door every time I go into my apartment because the paint is STILL sticking to the wall and I've lived here for 10 months. The toilet is beyond "low flush" and just to flush toilet paper down the toilet takes two flushes. Trying to get any remourse or help form the property management is a joke. They do not care about your needs or your problems. I was told to "just pay with a credit card" when I was having financial difficulty during the COVID-19 breakout when it first started and I was unemployed. My dog was attacked by two cats with the owners present costing me over $2,000 in vet bills and the property management has done nothing to help me and nothing has happened to the tenants. They do not do a good job of enforcing the "no smoking complex" policy and people are constantly smoking weed and cigarettes by my apartment. They treat the back of the complex way worse than they do the front of the complex. There is a running joke that the back of the complex is "section 8 housing" because of how shitty it is. The grass almost never mowed and is like a foot tall most of the time. There are raccoons all that raid the trash cans at night because they do not close the dumpster lids. the dumpsters are always overflowing and people leave mattresses at the end of my street on a regular basis that just sit there for weeks. The gate is also a joke. It's broken most of the time and open so anyone can come in. They never change the gate code. Homeless people are constantly in the complex either trying to use the laundry rooms or syphening through the dumpsters for bottles and cans. Run far from this place.

I moved in blindly after Living in my own home for 30 years. I was relocated back to San Diego found them on a rental sight. When I arrived I was in shock! The arm pit of San Diego that is full of Black Mold, invested with bugs, and dendrites. Not to mention the management is incompetent uneducated in the field of rental real estate management. I switched apartments as a regular renter living in the section 8 government section. I would have better living. I paid way to much for way to long 2250 for unkempt grounds, and unkempt housing. After requesting maintenance daily for everything from un safe heater that has started fires through the complex to Black mold causing me to become very sick. They refused to repair major water problems, maintain the property. They can not even get a decent Manger to stay. We finally had one. But, the company refused to go with her recommendations. And hire a incompetent sales clerk with no training to replace her. Whom assume she is Queen of Mariners Cove Maribelle! She use staff to be her personal slaves carry in her groceries etc. When she came into the picture it went from bad to horrible. I was rob Aug 17 2012. Jump by a meth head neighbor January 23, 2013 at 845 am taking my dog to the vet.Had my personal information stolen from the main office which the reluctantly did not inform any of the tenants. Suffered major medical problems from the ex-poser to Black Mold. Had a home inspection done to show them what needed to be repaired. Which the proper manager was address. But When Queen of Getto started I showed her what the problems where. NOTHING I MEAN NOTHING WAS REPAIRED. I had pictures, test from mold air test done, thermo imaging done. They did nothing to correct the problem! Refuse to let me out of the lease.I stopped paying rent on May first 2014 ! When they would refuse to repair or fix any of the problems after 3 years of paying rent religiously. I went to court 17 days later showed there attorney the inspection report. She said you don't have to pay a dime, when do you want to leave. I said July first I had a deposit on a new apartment. She said if they want a money awarded they can take me back to court. No monies where award I agreed to leave the crap whole with wings on. But, The Queen Bee Of the Worse Place to Live in Coastal San Diego. Illegally reported false information on my credit report above and beyond. Not only did they keep my deposit she report a 10,000 debt to credit agency. Pretty funny I guess she doesn't realize wrongful reporting is against the law. But, I have a 250,000 suit against them now for personal injury. Beware of your health Mariners cove residents. And, watch your credit report. This is a perfect example of hiring uneducated personal to do a professional job. Wonder what what job she'll be qualified for next.(Burger King! Any one interested in the Class Action Suit please contact me. Beside the personal suit. I have been contacted by several current residents, and past residents on there past, and current problems. Aimco has had several Class action law suits against them for poor maintain properties. Now they have one more. Keep San Diego Clean of Slum Landlords, and Unqualified Property Management. I've spent two years here and it's been pretty good. Now they are forcing people to pay more to park...complete ripoff! I just got home at 6 on Sunday and there is NO WHERE for me to park -- unless I fork over additional cash for the now "premium" spots. As a result, there's no parking for me and absolutely no guest parking available either. NOT the terms of my original lease, so I'm going to look into breaking it. There is no longer safe and adequate parking here. Tenants are being forced to pay $30 a month to park at Mariner's Cove -- like our rent isn't high enough! Horrible.

The level of unprofessionalism is astounding. My husband and I just left there, and I can guarantee we're never going back. My husband is in the navy and I have his power of attorney, something I made clear to them every time we spoke or rather I tried to talk to them. They never returned any of my calls, even though I made it clear that my husband was deployed and couldn't speak with them. And the one time I did speak with them (before I moved out) they didn't at all listen to anything I said, and called my husband back in. Luckily he hadn't shipped out yet, because clearly I'm not important enough to speak with, again even though I had the authority to do so. Other than that, the property was nice, the apartments were okay, nothing special and very dark, but the location was nice. 10/10 would not recommend, take your money elsewhere.

DON'T LIVE HERE! Rent is outrageous, parking is horrible, and staff is RUDE! The management office was broken into with all my personal bank information stolen. All I got was a note on my door! After living here year and half rent got raised and had to sign another 6 month lease! Way better places to live in Point Loma!!!!!!!!!!

Have had health issues over the past month to then find we had mold in our closet due to a leak in our closet. After notifying them, we then came home to our belongings tossed in our bedroom without any consent. They then told us they would put all our belongings back and they never answered my calls or emails. After sleeping in the living room for two nights, we finally decided to do everything ourselves. The mold, spiders, LITTLE TO NO communication with this complex is horrible. Do not live here.

****Edit***** You people with the mold in your homes, on your shoes. You need to get out now and sue them that's so detrimental to health. These people are downright assholes to the point when I signed a lease (several years back when I was a kiddo) I was warned that someone would be knocking on the door if I put anything on the porch. I moved in one night and it was INFESTED with baby cockroaches. I turned out the door and left. Kept the keys and used the pool I lived literally across the street. Used the jacuzzi and pool for years.

I feel like writing this review is very important, many of us who want to find a place to live want to find a place we can afford, and we can be comfortable in and this is not the place, Before moving to Mariners Cove I spent many months looking for a home for me and my son. I came across Mariners Cove because my daughter had just moved in. This complex and some of the units are being rented out for individuals on a fixed income. For example, instead of having to make 2 to 3 times the rent your income has to be less than 60,000 a year to qualify. This was great news considering how difficult it was to find housing. It was only 300 cheaper than the normal rent advertised just easier to get approved. Well, I never got to see the unit prior to moving in. I was ok with that considering I was getting a place for me and my son. That was my first mistake. Please make sure you tour your apartment. I guess since my apartment was 300 dollars cheaper, we didn't need anything upgraded. We had scratched up wood flooring, very outdated wood rotted cabinets, dishwasher that didn't fit in the hole it was made for, a refrigerator that barely closes. I can go on and on. I didn't complain because again I was grateful. When moving in I had no idea how poorly the units are built, if you have sensitivity to sound (stomping neighbors) you will go crazy. It is awful even communicating with my upstairs neighbors (we get along great) it is horrible you can hear everything possible. There is no peace in living here do not plan to relax they have leaf blowers every single day blowing nothing but air, (definitely a waste of company money) I have a downstairs unit and I cannot put anything on my patio because the leaf blowers blow all the dirt on your patio. I would not advise anyone to go swimming I was sitting at the pool with my daughter and a older man started shaving in the hot tub it was the dirtiest thing I had ever seen and then went into the pool with blood on his legs. I reached out to the management and sent her pictures and never got a response. Management is a whole other issue. Very unprofessional, she only responds to you when she feels like it. I have tried to communicate with her many times. It's pointless. She definitely plays favoritism and I definitely feel like favors her own race. I have proof of that but won't post that on here. I have many problems with management and cooperate when trying to make payments on rent. I was hurt badly at work and put on disability. I received some help with rent from some resources in our community and when attempted to pay rent they denied taking payments from my outside resources. This has made it hard for me to live here. Be aware that your total monthly rent will be higher than what you think when moving in lots of different fees. They will raise your rent 8% every year. I have dealt with so much in one year of living there. I even had maintenance come in my home without giving me notice, we have touch pad locks on the door so they can enter at any time. I still do not know to this day why they came in. My daughter moved out after a year of living here as well. My next-door neighbor moved out because he couldn't handle the neighbor upstairs and his 4 kids running and stomping all hours of the night (I could hear it in my apartment as well.) I know I sound like a total Karen in this review, and I have never felt the need to write a review on a apartment complex, but living here for me has been absolutely awful. If I can save anyone the hassle just keep looking elsewhere don't settle because the price seems good, it's all a trick to get you in. Being on disability for a year now and trying to make it work in this complex has been the worst experience ever. I really hope they can make some changes, or they will have some major lawsuits pending.

I wish I could give zero stars. This is the worst place I have ever lived. I've had an ongoing mice issue for over 6 weeks, and the lack of communication, professional courtesy and responsiveness is beyond disappointing and frustrating. In fact, my complaints have escalated to their regional team who have yet to call or email me back as well. I highly advise folks against this community. Rent may seem reasonable but it causes major headaches later. To add, if you're a working professional with an 8-5, the complex staff is extremely unaccommodating. Can't wait to get out of this place!

Pros: Location - Close to the freeway without being able to see or hear it. Super close to downtown, beaches, bars, restaurants. Grounds - It's an older complex so there is a ton of space with grass and large trees. Very serene. ________________________________________________________________________________ Cons: Security - When I moved in here it was largely because it was gated and being a single female, that is important to me. However, one of the gates is open all day long. Even if it wasn't everybody has the same code to get in. Delivery drivers, uber drivers, your neighbors cousins friend that came to visit that one time. Literally everyone. It's not a gate where you have to be buzzed in. Basically the gate is just a fixture. Additionally it is private property which means there is no police presence in here, ever. The local kids have figured this out so now it's just a safe place for them to smoke weed and drink without fear of being caught or interrupted. There is no security here roaming the grounds either so unless a resident reports you during office hours when you are able to get ahold of someone and they aren't busy it's a free for all. Rules - The no smoking policy is something they boast about here. It is absolutely an unenforced policy. Just like their other rules (closing the pool/spa at 10pm is an exception). They have breed restrictions as well. An example, there are several pitbulls here. I personally have nothing against the breed but they are written up as a forbidden in the pet agreement. There is one resident that I see walking her pitbull smoking a cigarette around the complex regularly. You can also walk around the complex and see/smell people smoking cigarettes and various things on their patios and balconies regularly. Grounds Upkeep - If you are walking on the grass beware of poop. While people should clean up after their dogs, not everyone does. The complex also does not clean that up if it's left behind. Also the poop bins are overflowing regularly. In the gym, one of the treadmills was broken for 3+ months before they fixed it (I was only here for 3 months but another resident told me it had been broken longer). By the time they fixed it another one was broken already. It's a fun surprise when you're running on it and the entire screen just falls off. Parking - There are times you won't be able to find parking unless you pay an additional $20 for an assigned spot a month (the $20 is on top of the $10 you have to pay to be able to park your car in general parking here). Administrative- They are terrible about communicating policies. I was not clear on the parking policy and it is not written on their website or resident handbook (which they dont give you but you can download). Subsequently my friends car was towed which is $500. Getting ahold of anyone in the office is also a small miracle. During business hours they are extremely busy. Outside of business hours if you have an emergency you are basically SOL. I was going to the gym at 530am and there was an elderly woman standing outside of the leasing office crying and shaking. She was locked out and couldn't get ahold of anyone and was freezing (it was 40 degrees outside). It took me 20 minutes to figure out how to get ahold of a human that is related to this complex and they told me she'd have to wait until the open of business (9am). I told them it wasn't acceptable and they said for $100 they could find someone to let her in. That person didn't show up for over 2 more hours. There is evidently no on-site or nearby staff to help in after hours emergencies. Maintenance - While the maintenance staff is very friendly, they are spread very thin. I had 2 leaks on my apartment and the first leak they fixed within in a few hours (temporary fix - they put a trashbag on the roof because they didn't have the part they needed). With the second leak it was in teh evening, around 7pm, and much larger, I had a large puddle in my apartment. They told me to just get a bucket (note: I dont own a bucket) and they would deal with it in the morning and would probably have to put a blower in my apartment. They never came into my apartment, just put another trashbag on the roof so I had to clean the mess myself and the problem still wasn't fixed. Also basic maintenance problems take up to a couple of weeks to fix and sometimes they are ignored completely. Privacy - It's non-existant here. I can hear EVERYTHING my neighbors are doing. So my advice is to make friends with your neighbors because you are all going to know everything about each other. The guy downstairs knows what time I wake up and shower in the morning, luckily he and I have similar schedules. The people behind me argue A LOT late at night, usually from 2-4am. When I'm laying in my bed it feels like I'm laying in the middle of the living room while they are yelling at each other and throwing things. I can hear everything perfectly clear. There is more...

Where can I start on the bad things that happened to me at Mariners Cove. 1. Within 2 months of living there I had the back end of my car spray painted along with 5-6 other cars that had a big pink spray paint mark on them. 2. I also had my right mirror hit off by someone joyriding with a baseball bat while my car was parked there. 3. I had 3 leaks in the apartment over the course of a year which were handled poorly. There was mold left in the apartment due to the leaks but nothing was ever done. 4. I had to move out of the apartments a month early because I am moving overseas to China. Usually in my experience an apartment or rental property would give someone like me a break. I pay full rent on time every month with no complaints or any problems. I explained to the manager my situation and she said that I would have to pay the full rent despite not being there because of the contract. I totally understand the contract and what it stands for but as I am moving overseas I was hoping they would be nice enough to cut me a little slack. No such luck. 5. At the end of my stay there (2-3 months) I went in and told the apartment manager about all the all the cockroaches in my apartment. Her response was " oh just run the dishwasher and the garbage disposal a little more" Lady I'm a single guy I eat out every night and have no reason to run that stuff nor do create trash that sits in the disposal that would attract bugs. Your apartments need to be sprayed. 6. Pools and Jacuzzis are disgusting. Too many kids with poor hygiene. Good luck getting last months rent from me Mariners Cove.

Hilarious ... we were taking care of a friends pet for a week and got charged for having a dog for three months... this is hilarious because our neighbors across the way had about 8 people living in a two bedroom... their worried about pet rent when there are 3 plus generations living next door in a 600 square foot apartment. The manager never returned my phone calls and blew me off for weeks. Lived there for three months and it was the worst place ever !!!!

So I am glad to hear that I am not the only unhappy tenant living in Mariner's Cove. I am getting ready to move because after being a good tenant for two years they have told me that they will not be renewing my lease. I have always been on time for rent and never had any complaints from fellow neighbors. Because I am on unemployment now the leasing office has decided that I do not qualify for the apartment. Let's just start by saying that we have neighbors who are always in domestic fights and dogs who bark non-stop but they are going to be allowed to stay. I on the other hand have been nothing but a good tenant. The leasing office is not willing to work with me. I guess it may be a blessing in disguise seeing that I feel like I am being treated like section 8 when that is so far from the case. This complex is no longer safe. I had a domestic violence fight happen the other night right below my patio and also have a friend who had both of his arms broken after being attacked in the parking lot. The parking fees are crazy seeing that there is never any parking. I should also mention that my boyfriend is a Veteran and we have been told to move out but they will rent to anyone on section 8. Maybe we should think about having 4 kids and going on welfare and we would def qualify. I can not wait to get out of this place. DO NOT RENT HERE

THIS PLACE IS HORRIBLE. I'm military and I lived there for @ 2 1/2 years. the first year are so was fine but the last year was horrible. I was sucked in the cove b/c it was close to base, has a gate and look nice from the outside. You have kids that jump the gates daily, sell drugs and hand around the pools. Management does subsides housing which means ppl pay by what they make, which means a bunch of low life's and there kids get to become your neighbor. I was paying 1,500 a month for a 2 bedroom and they told me i had to make 4,500 to be eligible to move in. I get there and low life thugs are my neighbors. LOL /new management comes in and trys to clean up but makes it worse. They come out with a new decal every few months and tow the cars that don't have the new one. Out of 30 months living there my wife drop of the check 2 days late and the hit us with a late fee. I have seen ppl get there cars stolen and kids nearly raped. If you have 1,500 bucks for rent don't live here. Move to a nice place with a higher class of ppl. The turnover rate is high amongst neighbors but the low life's stay bc they have too. I moved out as soon as my lease ended. DON'T BE FOOLED BY MANAGEMENT POSTING NICE REVIEWS TO GET YOU TO MOVE IN. BE SMART AND SAFE.

The location of these apartments is great - close to shops, the beach and freeways. The lanscaping is always really nice too! This places charges you to do anything. When they implemented the parking fee, I just photoshopped a fake sticker and put it in my window. I suggest you all do that! That was what pretty much made me want to move out. They called it a "recovery fee" 5 bucks a car, but they never said when they would be done "recovering" fees. In fact, the management said the fee was to cover curb painting and carport lightbulbs. If you do the math, there are 500 units and at 5 bucks a car per month times 12 months that is $30,000 that AIMCO makes a year and some units have two cars!!!!!!!! BTW, did you all know that your tax dollars went to AIMCO? Yes, the stimulus plan awarded AIMCO a lot of money to make addordable housing available to dirtbag section 8 people all over the country. So essentually, they raised the rent on everyone, now charge for parking and now get my stimulus tax dollars to help the poor and lazy! YELP took down my homeless people pictures - I took them from my apartment when I lived in MC because they are always hanging around inside the dumpsters. Shame on Yelp for censuring what the Cove actually looks like. Oh, last but not least, dont expect any of your rental deposit back. Its a very low deposit so that you wont sue them in small claims court. Basically, they tell you to get touch up paint in the office and fix the walls and clean based on the inspection list and then they take all of your money and send you an invoice from the cleaning company (probably owned by AIMCO). There are PITBULLS EVERYWHERE on this property but it's your job as a resident to ensure that you notify the office of where the pitbulls live so they can do NOTHING about it. I would give this place zero stars if I could. DONT MOVE HERE, RUN AWAY FAST.

I cannot wait to move out. I have no idea where the even remotely positive reviews are coming from. The pool? That's about the only positive thing about this place. The rent is WAY too high for this place. Then, on top of that they add all kinds of additions like paying for uncovered parking. Really? I think they would charge you for keys if they could get away with it. The buildings are old. The entire complex is relatively ghetto (things are stolen off first floor patios all the time) as they one of the few apartment complexes to offer low-income housing. The dog area has 3/4 sand in it, which is not maintained at all and has crap everywhere and with that... comes parasites and bugs. My dogs have gotten fleas from the dog area twice now, so I just stopped going over there. Just... keep looking at the other reviews. Then, just keep looking.

Very bad customer service my husband and I had with this lady called Gabriela:-( I dont know what got her mad to seeing us?! all we wanted is to ask her for information in detailed ...... Well some one must have set her off before us talking to her.... hey not my problem ! why in the hell she has to be rude to us i still cant understand it! I dont have to explain to her my personal stuff out loud in the hall way ....privacy is all I needed in the office to taking to her! Thats the end of it. Its a BS, they call it good customer service its a joke!

Worst place ever!!! My place was broken into and they stole everything, when I reported to the office they were like "too bad". Not to mention the tires to my BMW were slashed and on 2 different occasions cops were doing a drug bust! Not safe for young women or families. Its a shame since it is a great location

Update 8/28/24 Mariner's Cove refused to refund towing. Proceeding to small claims court despite talking to management and providing evidence. ********* I'd give this zero stars if I could. Horrible experience. Parked in spot that is allowable for visitors while visiting. Not even parked for a whole day. The complex TOWED the vehicle without a warning, yet did not tow another car. Instead, they put a nice note on the other vehicle. I never got a warning. I will not recommend this complex to anyone. Front desk staff, Achilles, was not helpful. He smirked and shrugged his shoulders. Horrible customer service.

Terrible Management Super expensive apartments first of all. You see all the good reviews, they are actually hustling their current residents to leave a review for a $1000 by the way. Im almost certain of it nobody has ever won that money. Okay problems: Old property, Planes flying over you every 5 mins, Loud noisy environment, lots of robberies, my electric bike got stolen from outside my patio, my friends car was towed from outside my apartment, paid $400 AND horrible management. When you offer the right money they treat you all nice and well until you see those hidden charges. Just my moving out process has been a nightmare to deal with them. They illegally charged 3 days of the month AND charging me late fees for not paying my 3 day rent on time, i never got notified for those charges until the final deposit request, instead of returning my money they are charging for all the small stuff. We cleaned the apartment and left it in a tip top shape, they still charged us for "professional cleaning". This is a classic catch 22 situation and i got locked out of my own apartment the second day, could not even access my left over items. They are running a mafia at this place. Do yourself a favor, Please look somewhere else.

Don't be fooled by the amenities, the fancy gates or the "leasing office" this place is a nightmare. They are the biggest bunch of fools I've ever seen doing a job 1 person could do. They don't communicate with each other and renting from them is a bit of a cluster-fuck. There are cockroaches all over this "wonderful community." They are rude and inconsiderate and so is the staff here. Try elsewhere before it's too late. They are rubbish and overpriced. Bad vibes coming from management.

Theres one security guard who will stalk you and will ask you if you live here and tell you to leave the area while youre standing on your doorstep and question you if hes sees you again going to your own damn apartment overall these apartments are in a nice area but the guards and some of the neighbors are unbareable

My roomate and I moved in here in 2011 and signed a one year lease. At first glance this place looks amazing. 2 pools, gym, parks, plenty of parking, pet friendly, laundry rooms, etc. However, this is not the case. I have had my fair share of living in San Diego, as I tend to move year after year. Never once have I felt so compelled to come here and alert the community about such an awful place. To start, the customer service is beyond terrible. Everyone in the office has such a rude tone and never welcomes you with a friendly hello upon entering the office. In addition, they lost my rent check on two separate occasions and attempted to charge me a late fee. In the end, they realized they lost my check in their pile of papers. Never did I receive an apology for coming home to an eviction notice for no reason. In addition, those perks that seemed so wonderful in the beginning are only to draw you in. The 2 pools were always dirty and at least one was always broken. The parks are never crowded with children, but rather middle ages teens or adults making noise. The complex is surrounded by drug dealers, which only brings in more unsafe people enter your living community throughout the day and night. The parking is a nightmare! They tell you that it is included, and that you even have plenty of guest parking. However, they don't tell you until you sign the lease that people are able to buy "upgraded" parking under an overhang. Ultimately, this leaves others, including yourself if you don't buy the upgrade, having to park very far from your apartment in an unsafe neighborhood. The apartment itself is in good condition but be aware that it is like a cave, with no real windows to let the sun in. The apartment they showed my roomate and I before signing the lease, which was an "exact model of the one we would be taking" was a lie. We had no mirrored closets like they had showed us and our heater was smack dab in the middle of our wall in the living room. (Not off to a convenient corner like the one they showed). But of course, the lease is signed and it is already too late. Be prepared to lose your entire deposit and even owe more. Our walls and carpet were in PERFECT condition. We never painted and even had the carpets cleaned before we moved out. We still got charged $95 for wall damage and $400 for carpet damage. I am currently trying to fight these charges and alas, they have no pictures to prove these damages but refuse to give in. I have NEVER been charged for damage in all my years of renting. Like I said before, I have NEVER given such a low rating to an apartment complex or had such a bad experience. Generally I am on yelp to only rave about a company. Please do not take these reviews lightly and be careful when signing a lease with Mariner's Cove.

On Thursday afternoon there was another attempted break-in in the apartment across the walkway from our complex. Management has not said anything regarding the arrest. Aimco doesn't care. When you talk to upper management all you get is corporate babble. In five years that we have been here this place has slowly gone down hill. The rotation of managers (5) in five years tells me that there is something wrong with the company. We are moving in five days. I pity those that have to stay. It's not going to get any better.

This is the most incompetent unprofessional group of people who I have ever tried to talk to at any type of business in my entire life. We ended our lease early here as we had to move out of state, and had been ready to pay our early termination fee, but were not given any instruction on how to do so even though we sat down with the leasing office twice. Once when we put our two month notice in, again when we turned in our keys. All payments were done through their online tenant portal, so we kept close eye to see when the fee was there to pay. We received a statement two days after our move out date that said we had a zero balace due, and that we were actually getting a refund from our deposit. A week after that they sent us another statement that said we owed over $14,000! We called to get it squared away with the leasing office, but they didn't want to work with us, and said that the termination fee is the only fee that doesn't get put on the tenant portal and we were responsible for making the payment even though they sent us a zero balance statement! They never called, never sent anything in the mail, nothing. Now they refuse to let us pay the fee. I regret ever moving into this place. These people need a course on how to communicate with the people who pay them every single month! Go elsewhere... they will find a way to screw you over!

I personally do not live here but know someone who does..Last night I got my car towed from here and had to get it out for $400!! First of all they don't have any signs up stating that you need a Visitors Pass to park.... they leave it up to the residence to tell their guests and hand them a pass... that's insane! And just proves that by not planting signs everywhere warning people about the enforced passes needed, they want you to get towed! It's like mariners cove is in it with the tow company... I wasn't even parked there more then a hour before it got towed! Sketchy! Come on have some decency to put up some signs so this doesn't happen to others! I spent 3 hours at Western Towing in line!!! and missed work to pay $400. I'm sick to my stomach about this.. I will personally make sure to pass this along to anyone that is looking to move into this complex.

The worst management I've ever come across in my life. Poorly scheduled/planned maintenance and there is absolutely zero parking unless you want to pay $40.00 for a "covered" spot. It's $10.00 to have a parking permit when you can't even get a parking spot to begin with! This place is terrible. Update 8/30/2018... No one ever spoke with me about parking concerns. Also, the staff rarely enforces tenants about rules for example smoking, dogs off leash, and extremely loud music. Very unsatisfied with Mariners cove and would never recommend to anyone. Definitely not renewing my lease.

I've lived here for over a year, mainly because my wife and I have not had the time to move since we got married last summer. The worst thing that has happened to me was when the apartment above mine flooded while I was out of town- 3 inches of water throughout the apartment. I honestly felt bad for the management because they obviously had no power to make decisions- everything, from reimbursing my electric bill for all of their machines to getting a rent concession for the 2 weeks we could not live in our apartment, were all huge struggles. I have kids climbing on my motorcycle all the time, many children running around with no parents, and groups of kids who just hang out and look like trouble constantly. I will say they are one of the only places in Point Loma who allow large dogs. Overall, I feel like a bunch of monkeys in another state are making decisions for this place. Renters who have been there for years and have been no trouble are paying WAY more than new renters with 10 people living in a 2 bedroom place. Have spoken with multiple people who have had laundry stolen out of the dryer. Dog breed restrictions are OBVIOUSLY not enforced. I would NOT recommend anyone to live here under any circumstances. We paid rent, deposit. We moved from Boston and we found this place 1 month ago. We forward our all mails, changed address. Insurance new license etc. We signed lease and before 6 days left for move in, they send us this email. They want us to wait end of September which is its happened second time. Now we dont have place to go and we have to figure out in 6 days. This people are scammer and DO NOT MOVE THERE.

Well, here is what I have to say about this place AGAIN, and I hope that people actually get to see it this time, because my reviews keep getting "filtered out." This is the last straw. After disputes with the office for not having hot water, them adding miscellaneous charges to my account and threatening to evict me within 24 hours over a few dollars (twice), and slew of other issues... I have moved out before the end of my lease (agreeing to pay what I owed for the duration of the lease) because I hate this place so bad. So what is the office doing now? Holding my security deposit until the lease is up. I gave notice in October that I was moving out on November 16th, which I did. They put into the computer that my move out date was December 30, which is conveniently the last day of the lease. Now they "can't move me out of the system until my move out date" and then they will cut the check for my security deposit. I have made numerous verbal and written requests for my deposit, citing VERBATIM lines from THEIR OWN LEASE AND CA LANDLORD/TENANT LAW, that they are Illegally keeping my money and they basically laugh at me and tell me too bad. They also clearly explain in their own "Move-Out Instructions" to schedule the shut off of utilities for your date of move out, which I did. They are now billing me third party for gas and electric for a vacant apartment. They insist that I'm financially liable for the rent and they are not allowed to rent it out until our lease expires, but they won't let us have the keys back or even let us into the apartment to make sure all lights, etc. are turned off. So, for doing what they told me to do, they are now extorting money from me by billing me third party and adding a surcharge for it. DO NOT MOVE INTO THIS PLACE, THEY WILL TAKE YOU FOR WHATEVER THEY CAN GET FROM YOU. After calling to speak with the manager Maribel over a dozen times and never receiving a single call back, writing 2 formal letters, and calling the Aimco Customer Service department 3 times, no one seems to care about what I have to say and insists it's all "company policy." I have filed a complaint with the Better Business Bureau and am now consulting with an attorney and filing a lawsuit in small claims court. I am done letting Mariner's Cove and Aimco walk all over me!!!!!!! YOU HAVE BEEN WARNED!!!!

I came from Las Vegas to visit my son and woke up the next morning to see that my car had been towed. No warning sticker. My car had only been parked for a few hours when it was towed. Not sure who called but whoever it was sucks as a human being. This bullshit cost me over $300. Received a reply from George saying that parking is reserved for tenants and their guests. My son is a tenant and I was his guest. Maybe a warning sticker for a car that's repeatedly parking there but my car was there a total of 6 hrs before the towing company that you let cruise your property towed it at 2am in the morning. Pretty shitty business practice. Wonder what the kick back is.

This place sucks. The management is so unorganized and very messy. They are doing a lot of construction right now to try and clean up the place because of all the complaining (which it's looking worse). We have to now move our car really far out of the way for a week. On Friday they didn't tell us to move the cars and so they worked on the roads. I came outside to get in my car to leave for work and my car that I just got washed had sooo much dust on it I couldn't even see on the windows. I went to the office on my way out and asked what chemicals were on my car, will it remove the paint or? And they said it was just sand, they were sandblasting the ground, my car should be ok. So then I had to get it washed again with my own money and the little sand particulars SCRATCHED my car!

The maintenance staff is amazing - when we moved in both toilets were broken and had to be completely replaced No one, including Maribel, in the leasing office can or will help you with anything. The tennis courts are permanently closed > they are listed as an amenity in our lease. The pools are nice and the gym is ok.

Absolutely AWFUL and fraudulent business!! Do NOT trust this property with money for a deposit if you are trying to secure a rental there. My friend gave them (Warren, Maribel and Jennifer) a $500 deposit to hold a unit and they told him if his application did not clear, for whatever reason, he would receive the deposit back in his account within 5 business days. It has now been 9 business days and HE IS STILL WAITING after many calls and emails to management and supervisory personnel at Mariner's Cove Apartments. They continue to either ignore his emails and calls, or when he has gotten a response they have excuses (admitting, even, that they had not properly processed the request for a refund in the proper timing.) Interesting also to note that when he gave them the check for the deposit, the funds came out of his account that same day, and now when he wants it returned, he is having to BEG them to conduct themselves professionally and ethically. SHAMEFUL.

It's an alright place to live. It's a little expensive for what the have here. They do add a lot of fees which are over priced and could be included in rent. If you have a car and don't want to pay for a spot, good luck finding a spot anywhere. If you have visitors that are staying over late make sure to have a guest pass because they tow cars often. Office staff are nice but very hard to get ahold of if you need something. There are a lot of dogs here and some owners don't clean up after them and don't leash their dogs. Currently they have been doing a lot of construction around here, it can be noisy and an inconvenience. The apartments are right by the highway, which is nice but can noisy. The whole time I've lived here, we had problems with spiders. They are literally everywhere and no matter what you do to prevent them they are still there. I have one of the apartments by a dumpster, which can be convenient but it also attracts raccoons and possums. They will come right up on your patio! I would not recommend that you live here. There are nicer place around here for around the same price.

I don't even know where to start. The leasing agents take forever to evaluate your application and you have to call them all the time to figure out you're missing pieces of your application because they didn't let you know that the last time you called. They also seem to focus on other tenants who are applying or only focus on getting people to fill out applications without regard to anyone else's timeline be theirs. If you need to move out of your other place and you're thinking about moving into Mariner's Cove PLAN AHEAD AND HAVE A PLAN B. The leasing agents are also not very knowledgeable and they are pretty condescending and rush you out the door once you've signed a lease. It's like they don't care about you anymore because you're already stuck there for a year and so they want to make sure they're available for the new suckers who sign leases here. There are a TON of kids who skateboard and ride bikes without any supervision, curse like crazy and scream and run in the streets. It's not an odd day when all of a sudden a kid jumps out in the street on his skateboard and looks at you like you're the moron for almost hitting him. The maintance of the place isn't top notch either for what you pay in rent. The gates for the "gated community" didn't work for almost six months and even now you're lucky to get a transponder device to let you in or have your phone number on the code box so you have to give people the universal code to get in which completely defeats the purpose of having a "gate community". The pools are too small and too few for 500 units to accommodate. Both are overrun with drunk people and huge parties on nice weekends. The management doesn't seem to care about random people walking through the open gates and waiting around for someone to open the pool gate for them to get in. AKA Non residents swarm this place. The laundry rooms are gross at best and half the washers and dryers eat your quarters unless you smack the machines to make the quarters drop into and be counted. Half the time their "notices to residents" don't actually come through and so you run the risk of not having water to your apartment without notice and they're response, oh we posted it in the laundry room yesterday that it would be off. Moral of that story? Do your laundry EVERYDAY so you can see they're pathetic attempts to contact residents. All in all this place has SO much potential but is really missing the mark. They charge far too much for what you actually get and they really need to do a better job of training their leasing agents and getting a consistent message and attitude out to their potential and current residents through their leasing agents. Once my lease is up I'm done with this place and going to move where the rent is cheaper, the grass is cleaner (littered with dog poop and trash here) and the residents are more hospital and older. My advice: Look elsewhere before you decide on Mariner's Cove Apartment Homes. The Gables, or Loma Palisades or The Submit would be worth checking out.

Avoid this place AT ALL COSTS!!!!!!!!!!!!!!! Halfway through my lease and I'm scared to death. Locked in and miserable. Every bad review on here is 100 percent true. Woke up in the middle of the night last night to use bathroom and a 5 inch thick stream of carpenter ants stretched from corner to corner under our bed through cracks in the wall. They will only come to exterminate on fridays (undisclosed time) if you come in to the office hours between 8-5 on the weekdays to put your name on a LIST to get the place treated by an outside company that comes once a week FOR ALL THE OTHER PEOPLE WITH TERRIBLE BUG ISSSUES. don't need to go down the list of messed up things this place does on the daily to scam and steal from people who obviously can't afford it. just read the many other comments below. Upon our arrival on move in day (with more than a months notice of our move in date) after driving 1000 miles straight we were ignored in the waiting room of an EMPTY leasing office for close to an hour, when finally acknowledged we were told our apartment wasn't ready for us yet and asked to wait for maintenance to finish repairs...yikes After moving in we have experienced power outages, our CAR BEING TOWED FROM OUR PARKING SPACE, dry rot on our balcony (which was promised to be fixed in days and wasn't for another 4 months) multiple broken appliances (fridge and toilet) general embarrassing uncleanliness, broken drawers, clogged drains, and an ANT INFESTATION, we are STILL encountering new and disgusting issues on a daily basis. RUN FOR YOUR LIFE

I'm glad we got disappointed with Mariner's Cove before moving in. We saw an apartment that was advertised on their website and on Zillow for $3300. We called, they said it was available, we scheduled a tour for the first available they had. We saw the house at 10am, the leasing agent wrote down on a paper the total we'd have to pay ($3300, utilities, parking, deposit...) and gave it to us. 1 hour later we received an email with a quote and a link to apply. The apartment was $300 more expensive than what it was being advertised on the website and on the paper the leasing agent gave us ONE HOUR earlier. I texted the agent as soon as I saw the quote on my email, he said "there was an opportunity to apply at that rate. That time has now passed." I replied "in just one hour you guys increased the rate to $300 more?" He never replied. I tried calling the office a couple times and they never answered.

Do not move here, especially if you are a college student. They do not care about you and that will become very apparent the minute you move out. All you are is a dollar sign to them. They'll make the place sound dreamy to live in when you're looking, but moving out is a nightmare and it is not worth it. They'll charge you a heinous amount of money that comes out of your deposit for cleaning and paint damages that don't exist (normal wear and tear). This has not only been my personal experience, but the experience of others that I know that have lived there. It doesn't matter if you leave the place in mint condition, they'll charge you as if you trashed the place. The management also becomes unfriendly and unwelcoming as soon as you move in and they don't have to put on the show for you anymore. They also charge a lot just to park your car and always have some large section of parking blocked due to whatever maintenance is going on that day. Seriously, go live anywhere else.

A new management took over in April 2018. They have no idea what they are doing. Paige is the most unprofessional manager and does not know how to talk to people in a respectful manner. She is dismissive, always busy, does not return calls, and cannot resolve issues in a timely manner. Terrible customer service! We were charged a fee and have been given the run-around for weeks with no clarification!

I looked at this place the other day and decided to write a review about how bad Derek, the leasing agent who "helped" me, was. But my oh my am I happy I left with such a bad impression based on what I've read about this place. With regards to Derek, he was incredibly rude, had completely zero knowledge, and didn't seem as though he wanted to get a sale. If he's any indication of what the rest of the leasing agents are like, and how the residents are treated at this place, I will strongly advise all who are looking to for a place to rent to NOT come here. You will be wasting your valuable time.

The resident are devastated... Instead of maintaining the beautiful trees, that give us shade. they decided to chop them down. The trees at one time ,were maintained every year. haven't been maintained for years... Rather just chop them down... My patio is so hot now, I can't sit out here during the afternoon. Devastation is all over the complex, as their shade has been taken away... Sad, all they had to do was thin and top the trees.... The grounds at one time were beautiful.....

If I could give this place no stars I would! First off they do not care about their residents one bit. They make you pay to park in unassigned spots and then tow you in the middle of the night. They basically say "F*** you" when you ask them why they towed a residents car that is registered in the lease and was parked legally. How can a business be so cruel to their paying residents. This place isn't cheap either! Cannot wait to leave this dump! They really need to get their act together before all their residents leave for good!! Management has changed like 5 times since we moved in a year ago and the office staff is never the same... Looks like their own employees cant stand them either. Like other posts have said - don't even think about moving into this place - run away and run away fast!!!

I doubt this will stay up very long. BUT WARNING TO ANYONE WHO IS THINKING ABOUT MOVING INTO MARINERS COVE. I'm still stuck here and its still awful. A couple of months ago, a KNOWN (Mariners Cove)neighborhood drug dealer took too much of the dope he was selling and freaked out. Scaring myself and the surrounding neighbors. The police were called, and management was on scene. Who do I see the very next week walking around talking on his cell phone in a suspicious manner... THE SAME guy who got freaked out on his own drugs! The management did not say one word to myself or other tenants that were around about what they were going to do about this, or even just reassure us that they would do whatever was in their power, so that something like this wouldn't happen again. Imagine if this guy had a gun, or what if their were children around. I'm not saying that Mariners Cove can stop people from doing drugs, I'm saying that this is most certainly NOT the first time that the police have been called about this same person...and he still lives here. Everyday I see more and more empty apartments, I can't wait to be the next to go!

I am really upset with the leasing office staff at Mariner's Cove Apartments. Even though this complex looks like a nice place to live, after my experience with these people (two staff members in particular), I'm thinking twice. Being disabled with mental illness, I was there to submit my application for low-income/Section-8 housing. They were nothing but rude and treated me like I didn't deserve a moment of their time. A man in the office told me he didn't deal with the low-income/Section-8 applicants and told me to visit the office adjacent to the front door and the lady there would help me. She wasn't in her office and, in fact, was across the way in the managers office for a meeting. I stood and waited quietly in the lobby, where he could clearly see me, for about 40 minutes and he did nothing - didn't even lift a finger. He knew she wasn't in her office as he walked buy me and her office several times to the copy machine. He could've just taken my completed application and placed it on her chair in her office, but didn't do that. Not a team player, I guess. The lady finally came out of the manager's office to tell me she was in a meeting, quickly turned around without taking my application, and walked back into the office where the meeting was taking place. She told me, the guy would help me submit my application. When I turned to him, he refused and reiterated that that was not his area. In tears, I finally went into her office and left my application on her chair my self! I have NEVER felt more humiliated, disrespected and made to feel like nothing, then with my experience here. These two staff members need to be fired!!! These people have no compassion or customer service skills what-so-ever and are definitely not team players!

I wish no stars were a thing ! Added a photo of illegal, improperly dated intent to enter paper work we recieved today March 24th no doubt because I have been posting these photos someone decided to act . Management has given less than 24 hours notice to enter . I believe that is an infraction against California renters rights. Don't live here unless you want to live in a ghetto!
