If you live here, expect to pay fees and have facilities that aren't clean. Here are some of the things I experienced living at Laurel Crossing apartment complex: - I was charged a $3,470.93 fee for "insufficient notice" when I decided to move out at the end of my agreed-upon lease. This is the equivalent of almost $300 per month, or 1.5 months worth of rent. The management did this because they have a 60 day notice clause for moving out, which is longer than any other competitive leases I've looked into in the area. Somehow this is legal in California, so be wary of being taken advantage of by the extra fees that the management can decide to charge. - The common areas were not kept clean. A few examples I experienced include: - Laundry rooms routinely were not clean when I went to use them, and I always had to check every machine to see if they were dirty before using. I found animal hair, food, trash, and more in the machines regularly, and noticed that the floors and machines were often wet and dirty. Occasionally the room would have a strong unpleasant smell and extreme heat. - I regularly saw broken glass, dumped furniture, and trash in the stairwells, parking spaces in my building, and near the mailboxes. - Maintenance issues with the facilities seemed like they were left unfixed for extended periods, such as a broken walkway that was taped off for weeks and broken equipment in the gym. Overall, I'd recommend looking to a place that is clean and less usurious about its approach to leasing and charging fees and takes better care of the facilities. I can't wait to see how much is taken out of my security deposit, and if my experience ends up being similar to what the other reviewers have said they were charged. Hopefully they use the extra $$$ they are charging me to keep the place cleaner.

It asks for at least two months of notice for moving out even for month to month contract. The automatic system for the check out date was not synchronized with the system. Bad news: by 7:01 AM the next morning, the leasing office heroically sprang into action and had my car towed -- even though every other spot was empty. I signed a 15 month lease with this place and that was a mistake. I lived all 15 months there and paid $750 for a deposit and $500 pet deposit. $1250 all together. The blinds were all broken, floor and kitchen had damage, the storage door on the deck was deteriorating because it's cheap material. Bathroom drawers I had to glue back together on my own. I put alot of time and effort and paid professional cleaners to come and have the apartment back to how I got it so I can ensure I get my deposit back, I painted and patched all holes I made in the wall to hang pictures. I honestly believe I gave them the apartment in better conditions than I received it. They had the audacity to charge me $1700 for damages (rounded number). So not only did they take my deposit but they charged me on top and kept calling to pay them. What a rip off. Do not lease here, they will keep the deposit. The most disgusting part about them keeping my deposit and charging me is that on the last day of my move out they came in and started measuring to update the apartment and start construction. What in the hell is the point of charging me a cleaning fee if they're just going to make it a mess with construction. BEWARE OF LAURIE MEADOWS CROOKS! I attached photos of the cleanliness I left it. Do not live here. I have a one bedroom apartment and my base rent is about $2500. However with my parking $75 and pet rent $50 per month, and other fees, the total somehow comes up to about $3k. The parking garage gate where I park at has been broken for months and never fixed. What's the point of paying extra for parking if anyone can walk in and access my spot and potentially my car? What's worse is people constantly leave large trash like furniture right next to the dumpster where I park, so I have no space to back out of my space when I try to leave-sent management an email to complain and never got a response. The apartment is old and run-down. The floors are not flat, it's TILTED. I know this by needing a door stopper to actually keep my bathroom door opened for ventilation, and when I drop something it just rolls to the same direction always. The laundry room constantly has leeks despite management telling me they are fixing it, plus it costs $2 to dry one load of laundry and it doesn't even fully dry if you have thicker clothes. Please stay away from this company and apartment complex. We are current residents and cannot wait to get out from here. Expect to pay extra ~$200 for your rent (in addition to utilities, which are around $350-400 for 3 people). Parking is additional 80$ per space and is not included into the base rent price. There's a free parking outside on the street, but it is the nightmare and most of the times it is full. You will also pay $7/m for the electronic door lock (which has it own mind and can fail you in most inconvenient moment), $8/m for luxer locker and other small fees (conservice, pets control). Starting this year you will also have to pay for Xfinity as part of their rent ($80/m) and there's no way for you to waive this fee if you want to go with your own provider (like us). We do not have pets, but as far as i remember it is 60$ per pet. They are pet friendly and public space is dirty and stinky. They allow big dogs which are usually not allowed in majority of complexes around the bay. There's no washer and dryer within apartments and community laundries must be used. You will also have to pay for those, around $2-2.50 per wash and $2-3 per dryer. We can confirm the noise issues brought up by other reviewers and especially wanted to highlight some loud and powerful cars that are passing neighborhood at night. This place is not safe for kids. We see a lot of weird people walking around and they do not have security onsite. Apartments themselves are old. They are slowly renovating some of them, but this "cheap" renovation is limited to kitchens and bathrooms only. Floors are old and dirty. There are no carpets. We wanted to transfer to the renovated one, but ended up in the constant loop of conversations between local leasing office and main corporate office. While we were talking for more than 2 weeks the apartment was gone. New management that took over in the middle of 2023 is awful. I think they are confused how things work and more on the scamloard side of the fence. It is hard to get ahold of them. TLDR: Save yourself from headache and do not get tricked by low base rent prices. There are better alternatives in town. We were stupid enough to sign 24 months lease since it gave us the "best" price. Termination is not an option since we need to give 60 days notice and pay 2 months rent penalty which is insane.

This apartment is rated at 2.7 stars for a reason. While the apartment itself is ok, management is absolutely terrible, as is the parent company, AIR Communities. I had the absolute displeasure of taking this apartment to Small Claims court and won, which tells you just how much they think they are above the law since they were so confident that they would win just for them to lose. The apartment charged and stole a very large portion of our security deposit with no evidence of injury to the apartment beyond the normal wear and tear (they cannot charge you for normal wear and tear which is the normal degradation that happens over time and would be found in all living spaces), no photos, no itemized invoice, etc. We had even asked them what we could do to receive our security deposit back and was told to clean the oven and behind the oven and fridge and to paint the apartment. The maintenance manager, Andrew (who was the only kind and communicative person from the apartment) came and looked behind our fridge and oven and in our oven and approved the cleanliness. We were given paint by the maintenance team to ensure that the colors matched. We took before and after photos of the painting and compared them to photos of the apartment when we had moved in, and it actually looked better than when we had moved in. It was because we had all of our photo and video evidence and because the apartment refused to abide by CA laws (I.e. they refused to provide us with an itemized invoice even though we asked both the apartment and AIR Communities) that they lost in court. However, that wasn't even the end of the story. Despite the judge ruling in favor of us receiving our full security deposit back, both Laurel Crossings and AIR Communities REFUSED to send us back our full deposit and abide by the ruling. It took an entire year to settle this and us informing them that if they continued to refuse to send us our entire deposit back, then we would take them to court again. When we mentioned taking them to court again, they returned the remainder of our deposit without another word or even an apology. I have lived in 4 different apartments now, and this one is by far the worst one. Do NOT rent from here unless you want to engage in a year long court battle with them after you move out or lose money. In addition to that, scheduling our preinspection move out showed the lack of communication within the management team.

This place is awful. They have some of the most unhelpful employees in the leasing office and in the "customer care" office that I have ever seen. We had to move out early due to financial troubles and paying the lease termination fee has been a complete and total nightmare. The people that work here absolutely refuse to be any help. I have essentially been begging them to allow me to pay the termination fee. The problem is that they decide to charge you for rent acceleration and their system doesn't let you pay anything but the full amount which comes out to about $46,000 which if I had that laying around I wouldn't need to break the lease would I? They are completely unhelpful. Also, when you break the lease you have to sign a contract indicating that you are breaking it. When you do that you have to choose between paying the total amount that the rest of the lease would have been and a rent termination fee. Guess which of the two options come automatically selected in the contract they send you! If you guessed that they try to scam you by selecting the option to pay the amount that covers the rest of the lease you would be right! Not only that but you also have to ask them to change it. I wonder how many people they have scammed with that. Super scummy. If you are planning on leasing here you should also know that with all the fees they charge you every month you will be paying about $700-$900 a month in rent more than you initially were told. Hope you can afford it! If you want to rent here, don't. I strongly strongly recommend against it. They just want your money they don't want to be helpful at all. Three maintenance team on the other hand is really good so that's something. Shout out to Alex for always fixing things quickly, explaining the problem, and ensuring it doesn't happen again! As other reviews have alleged, Laurel Crossing has a flagrant disregard for security deposit laws in the manner that they charge for damages. We spent multiple days to fully clean out our unit: vacuuming, swiffering, painting over cracks with their provided paint bucket, sweeping, etc. After that, Laurel Crossing took ~$600 out of our security deposit for "painting" and "cleaning." They provided no photo evidence, no itemized bills for the service, all violations of California law. We ended up filing in Small Claims court and won our full security deposit back, but that took a full year, 3 trips to the courthouse to file paperwork, and 1 court appearance to resolve. TL:DR Unless you want to fight Laurel Crossing in court to get your money back, don't sign a lease.
Do not live here. I have a one bedroom apartment and my base rent is about $2500. However with my parking $75 and pet rent $50 per month, and other fees, the total somehow comes up to about $3k. The parking garage gate where I park at has been broken for months and never fixed. What's the point of paying extra for parking if anyone can walk in and access my spot and potentially my car? What's worse is people constantly leave large trash like furniture right next to the dumpster where I park, so I have no space to back out of my space when I try to leave-sent management an email to complain and never got a response. The apartment is old and run-down. The floors are not flat, it's TILTED. I know this by needing a door stopper to actually keep my bathroom door opened for ventilation, and when I drop something it just rolls to the same direction always. The laundry room constantly has leeks despite management telling me they are fixing it, plus it costs $2 to dry one load of laundry and it doesn't even fully dry if you have thicker clothes. My lease isn't up yet but I already found another place to live, and I'd rather pay the lease breaking fees to get out of here faster . Can't wait to move out!

-Community and Amenities are great. Maintenance responds promptly most of the time. -Utilities are $200+ for a studio size one bedroom and they also charge for parking every month. Trash areas are always overfilled and washers are usually filled w/ tons of pet hair. -I was paying $50 a month for wifi and when they began their "community wifi" for $10 more than what i was paying for less speed; it caused my deal to get cancelled. So I began to be charged $160 by my wifi provider (so i had to cancel my internet service altogether). -They have a tow truck circle around the apartment complex and tow cars if parked in red zones or other areas. They say that the tow truck is being under surveillance 24/7, but in reality it's at random times. I've seen multiple people leave their car parked for more than an hour in a red zone and never get towed. I left my car parked in that zone for 10 minutes to unload my daughter and our dinner (it's a walk to and from the parking spot and apt.). when I came back to park my car, someone was towing it and I explained to him what had happened. He did not care and tried to bribe me to pay him cash so he wouldn't take it. He towed my car and I ended up paying $700 for them to hold it for two hours. The employees of the towing company also made me wait in the cold and dark, alone for more than 15 minutes. -Lease contract for one year or two years, then they'll raise your rent. Add it all up w/ utilities, wifi, pg&e and every time they raise it becomes not affordable to live here. -Super easy to lease here, but a headache to move out. You need to provide 60 days to let them know if you are renewing your lease or moving out. So if you are moving out, make sure you give them a two months notice because every day you let pass by, they will charge you. Even if you give them a 59 day notice! This company lacks communication!! One person would tell me one thing and another person would tell me another thing. Then when it came to pre-inspection, I was told to contact a certain email to schedule which I did. Just for me to wait during that time frame and have no one show up to inspect because they didn't communicate with maintenance. It was a lot of back and forth going on that caused a lot of unnecessary stress. -Only person that consistently answered questions, communicated, and was helpful was the maintenance manager (Andrew).
I have lived here for 8 months and am sharing my account due to regretting signing a longer lease than I would have if I understood the real costs of living here. I have a 1 br apartment and utilities alone have been over 500$ every month. There are additional charges that are not transparent, parking, mail, etc. for the 300 or so units here they have 2 representatives working the office, and my experience has been that there's an hour or two throughout their office hours everyday that neither are in office. They do not reply to voice mail. Even when arranging my move in, I had to go into the office to get a reply. To their credit, their service team is very prompt, address any issues I've had within 48 hours if not same day. The grounds themselves are nice, pool and gym are well maintained and the park next to the property is great for kids. Just be aware the rental price leaves out 20-30% of the total expense living here. There are several other neighborhoods nearby with comparable rental rates and they all seem on par with this property but I'd struggle to imagine any would gouge as deeply with the ancillary charges here so be sure to read the fine print.
