This property has shown some improvement since my last review, but it's still far from being a great place to live. I have been here for six years and as others have mentioned, long term residents are second hand citizens and much of the focus is on luring in new tenants and making profit. This property was originally managed by Jones Lang LaSalle Incorporated but was taken over by AIMCO in 2014. Since then, the primary focus has been on upgrading apartments only when tenants move out, accompanied by steep rent increases. The upgrades themselves are often superficial and cheaply done, clearly prioritizing profit over quality. While the local team is friendly and hardworking, their ability to address issues is limited, as all major decisions--including basic repairs and improvements--are controlled by AIMCO's headquarters in Colorado. This centralized approach often leaves residents waiting for meaningful changes that rarely come. Pros: The location remains one of its strongest points--conveniently near 66 and 286, with easy access to public transit and plenty of nearby shopping options. The apartments themselves are a decent size, with some featuring fireplaces, which is a nice touch. The newer workout room is a welcome addition, and the recent upgrades to the playgrounds, dog parks, and picnic areas are appreciated. Maintenance is the standout here--responsive, caring, and always going above and beyond. The staff is friendly and helpful, but only when you can get a hold of them; calls almost always go to voicemail, so in-person contact is your best bet. Cons: Despite the efforts, the property still feels like a band-aid is being applied to deeper issues. It's an older property, and many improvements seem superficial, like painting over rust on the stairs every year or two instead of sanding, treating, and sealing with something meant for regular foot traffic. After a couple weeks it peels and looks terrible. I still have a rain gutter that collects water, ice, and mosquitoes due to leaning away from the drain that has been broken since the external overhaul years ago. I have reported it yearly and nothing happens. This exact problem can be found around the entire property and is easily noticeable, so just imagine the less noticeable issues out there. The amenities are inconsistent at best: most gas grills don't work, the pool is frequently partially broken, and the kids' splash area (meant to replace the children's pool) hasn't worked since it was installed nearly five years ago. The car wash station is perpetually blocked or out of order. Parking is a significant pain point--fees are higher than in DC, yet there's rarely parking available that meets lease terms. Rent increases are aggressive, and the value you get doesn't justify the cost. Safety and rule enforcement are also concerns. Neighbors often grill on patios, which is both illegal and dangerous, yet management does little to address it. You will often see the grill reappear after a week or two and the process begins again. They already had one building catch fire in recent years, you would think they would enforce such things with prejudice. While the recent updates are steps in the right direction, they lack a long-term vision, often prioritizing appearances over actual substance. There's potential here, but more consistent attention to detail and genuine commitment to improving the living experience are needed.
