This place was a nightmare. When I moved in there was a terrible chemical smell that the management denied existed. That eventually went away on its own after several months, but a year later a loud screeching noise would emanate from the toilet every time someone in the building would flush their toilet. They never fixed it and I had to resort to soundproofing the bathroom, a tall order. Then when I finally terminated my lease they claimed that my keys were lost, when they were left on the counter, where they told me to leave them. They added insult to injury by charging me ten dollars for that. Terrible place.

I lived at 3400 from 2004 to 2014. At the beginning, I absolutely loved the place except I didn't check how hot the apartment would get, but besides that, the management WAS friendly and helpful. The place was peaceful and quite. Things soon began to change. First, the began renovations of the units and I was forced to switch units and pay nearly $400 more per month. Then, once everyone began moving out, they began renting to college students who had 5-6 college kids living in a 1-2 bedroom apartment. Puke began showing up the in hallways, There was no more parking. People would wander the pool an club house completely drunk. Then they began to allow dogs. Even though I wasn't in a dog building, dogs lived in the building. "Service Dogs" (BS) - Barking dogs, winning dogs, piss in the hallways. Grounds smelled like dog feces. I even was bit by a dog that was off leash near the parking lot, while I was getting out of my car. Till this day, I have scares from the event on my hand. Management changed. Even though I was bit by a dog that I had no interaction with other than opening my car door, the dog was allowed to remain on the premises because it was a "Service Dog" --- (Yeah Right). Still lived there though, after all I loved the gym. In the course of the years I lived there, I never once had anyone make a complaint with me, and besides the dog bite, I never complained about another resident. The walls are thick and you can't hear much. But then I had someone move in above me. A women, who was obviously mentally ill. I was a law student at the time, and would study for the bar on my porch. I was silent, doing practice questions on my ipad. This woman saw me sitting there and threw an entire bucket of ice water on my head. - Not a drizzle, not a cub, an entire bucket. It destroyed my ipad. I immediately called the cops and told management. Women wouldn't open the door for the cops and management said there was nothing they could do besides write a note. Here, I was assaulted in my house for ABSOLUTELY NOTHING. Please, understand, I worked full time and went to law school at night. I was rarely home besides sleeping. I didn't have TV in my house and I didn't even have a sound system hooked up because I felt when I was home, I should either study, sleep, or be in the gym. My life was 100% dedicated to my work and my law studies. The woman, in retaliation to my call to management, began to play mariachi music blasting in my house 24/7. She took speakers, turned them so they'd face down in to my apartment and had music play 24/7 in my various rooms. Management didn't believe me until I had them come into my apartment to hear it. They said it wasn't bothering anyone besides me so what. THIS WAS A NIGHTMARE. LONG STORY SHORT, I HAD TO MOVE. DAN IS THE WORST MANAGER EVER. HE'S AN IDIOT, DOESN'T GIVE A CRAP ABOUT THE TENANTS, AND YOU WILL BE PUNISHED IF YOU COMPLAIN. STAY AWAY. USE TO BE GREAT, BUT NOW IT'S A NIGHTMARE.

Without a doubt, the worst apartment complex I've ever lived in. Rampant leak issues across both the community and the individual unit, mailbox was broken into twice and my birthday gift was stolen, LOUD noises constantly between nonstop fire alarms, incessant dog barking, nonstop repairs + construction for the leaks and all manner of other stuff. The utilities are the most expensive I have paid anywhere else... $100 for sewage, trash and water per month? When a leak formed in my apartment, it took over 3 days for someone to come out to deal with it. The walls are paper thin so my upstairs neighbors kept me up at night and when I tried to take naps during the day. Now it's been a month since I've moved out and there still has been no resolution on the fact that I was charged for keys that I returned on time and cleaning which I paid professionals for. They can give me no answers as to why it hasn't been resolved yet, or who to talk to to make it go faster. Don't live here. I should have gone with my 1st choice apartment instead, but I was distracted by the amenities.

HORRIBLE HORRIBLE HORRIBLE!!!! the grounds are nice and apartments are nice, but management is RUDE, disrespectful and the most unaccommodating group I have ever encountered!!! If you want the whole story read on, but run away. Go to the enclave right across the street or skyline down the street and you will see a world of difference!!! Our first appointment we had was at 430, there was traffic and we were going to be 15 minutes late, we call the office and were told that it was not problem they closed at 6. 5 minutes later we were called again informing us that the department that told us they closed at 6 was the regional office and they really closed at 5, so they would not be able to show us around. I was very frustrated!! we drove over an hour and were given incorrect information that was not our fault, they agreed to show us one model apartment but not give us a tour. we looked at the 2/2 penthouse, it was very nice, but we felt rushed and not taken care of. Still we were hoping it was a one time occurrence and made another appointment to take the tour and see the actual apartment we would rent. it was fine except for these awful plastic blinds over the skylight with a dirty copper chain hanging from the 20 ft vaulted ceiling (kind of takes away from the awe factor right). We were sitting there ready to sign a lease and check in hand when the GM was rude, condescending and just the biggest snootiest snob I have ever seen it made us walk out right theree. She refused to take down the blinds, but told use we could PAY to have them taken down (mind you the previous tenant put them up, they are not standard for the unit!). They also have a limit on how many ppl each tenant can bring to the common areas, which I have no problem with, but I asked if there was NO ONE at the pool and we were clearly not causing a problem would it be ok to have more ppl, She was unwilling to budge, and said they have security checks because the guest have to PUT UP COLLATERAL (ie DL) to get a bracelet, anyone at anytime without a bracelet will be kicked out, even if there was no one else there!!! They were rude, flakey and just plain bad. However if you don't care about customer service, good management or feeling taken care of the grounds are beautiful with amazing amenities and okay apartment interiors but really skyline beats their butts in my opinion of every level!! hope it helps

Ask me how I know ? Well I use to work and live at 3400:) 1. Rent is to Expensive ($$$$ way to much money for the Box you will live in) 2. Manager and leasing agents will LIE to you about every thing. 3. Plenty of Drug dealers 4.Child molester 5. Rats and I'm not talking about the manager/leasing agents 6. Nonstop parties (All through the week and weekend) 7. Security sucks (call the police department if you need info on how many break-ins they have had) 8. Strangers go into the pool at all times 9. Gym equipment always broken 10. The manager and leasing agents talk shhhh****t on ALL the tenants 11. Street noise at all times 12. They tell everyone there's a sauna (it's a lie) 13. They have lots of hidden fees 14. once they get you into a lease your life will be miserable 15. and more to come

This community lures you with what appears to be a gorgeous apartment complex. Sure, aesthetically it's a pretty place but once you pull back the curtains you realize what a s***hole this place really is. Management is absolutely useless and enforce policies inconsistently and seemingly on a whim without notice to residents. We have lived here for over a year now and frequently use the pool. No pool policy has ever been conveyed to us and neither has a pool policy ever been enforced. We often see groups of 20-30 people using the cabanas and grills, none of which are residents (we know this because they ask other pool occupants to use their fobs to get inside). Well apparently yesterday while the guy that strolls the pool area (concierge) was busy trying to sleep with the residents (as he ALWAYS does), there was some altercation that led to the police coming (not an unusual occurrence in this complex). Well in light of the community getting in trouble with the police, they decided they had a pool policy limiting the number of guests. When speaking to management, they acknowledge we were never given such a policy but that they would be enforcing it. We very rarely bring guests and if we do it is one or two. In reliance on the lack of policy we were having a going away party before we move to DC next week. This small gathering of less than 15 people is now not going to happen and it's disappointing to both us and our friends that wanted to wish us goodbye. The pool policy is not where it ends. There are countless issues with this complex that would recommend all potential residents avoid future issues. Here are a few: 1) Meth addicts forcing themselves into your apartment certain shes going to be shot by her boyfriend and his roommates flash a gun at her 2) $50 to park your car in a garage that leaks sewage water all over cars 3) Garbage rooms that smell like a dead body has been rotting for decades 4) Security doors that are frequently broken or unlocked 5) Security guards that have been improperly trained to handle even the hint of an issue 6) Drunken disputes in the streets 7) Moving trucks, service trucks, and any number of other trucks parked in the fire lanes blocking free flow of traffic within the complex 8) The front gate is often left open because it is broken 9) Loud parties at the pool lasting until 11pm 10) Rats running all around the complex and cockroaches in the apartments The list could go on. I cannot wait to get the hell out of this place. Save your $2,700 and move somewhere else.

Do not live here if you value peace, quiet, and your sanity. I lived here for almost 2 years and it was beyond awful. I finally got my deposit back today and am glad to never have to think about this miserable complex and the awful, incompetent people who run it ever again. Management is beyond unhelpful and is skilled at avoiding you OR giving evasive answers if you can get a hold of them. Constant emails are sent to remind everyone about community rules that are never enforced by anyone. An example sent to building E: "Please be advised that we have knowledge of a pet owner in your building allowing their pet to relieve themselves in the common area hallways, stairwells, and elevators of your building. This behavior is unacceptable, and I'm sure you can understand how frustrating this can be for your neighbors...We also encourage anyone witnessing these acts to capture the incident if possible and report it to our Leasing Center or Courtesy Patrol right away." Every email asks you to report to management immediately if you see any violations, but good luck getting a hold of anyone. On top of paying exorbitant rent, you're also expected to provide security for the community! If they really wanted to figure it out, they would install more than three security cameras in every building, but that would require caring. I was verbally assaulted by a person who kept smoking in our hallway when I asked him for the umpteenth time to stop. I knew exactly where the person lived, identified them to management, and received no response. I had previously contacted them and they advised they would address it, which clearly did not happen. This was after our central smoke alarm kept getting activated regularly, to the point where no one bothered evacuating the building anymore. Another time there was a homeless person living in their car, which they'd somehow gotten into our parking structure. Hours later I got a hold of someone at the leasing office to tell them the person was slumped over in their car in a visitor space and they LAUGHED and said they would send someone to look into it. One of my last interactions with someone at this company was the manager (Matthew Comicz) for the complex. We asked for his help for a billing issue I hadn't been able to get resolved for months. We'd been double charged for parking when they switched over to a new resident portal. Every month I would call the central number for the management company and they would remove the charge, only to have it reappear the next month. We explained the situation in great detail, including that we'd already reached out to the company directly and couldn't find a permanent resolution. His response: "Everything looks accurate on my end. You can certainly give our Rent partners a call at ext. 3 tomorrow for further explanation." I responded that we'd already done that and received zero response. Management here is a joke. Shoddy construction and maintenance is also a major issue. We lived for MONTHS in a unit that would intermittently smell like sewage. The smell would fill our whole 2 bedroom apartment and even reach the hallway outside our front door. I called emergency maintenance for it once and no one was ever sent to assist. Maintenance sent various "specialists" to tear apart our bathroom to try to find the source, gaslighting me the entire time and telling me there was NO WAY the smell could be coming from the toilet when I asked them to repair the wax seal. After 2 months they finally sent someone to repair the wax seal like I'd been asking for months and, SURPRISE, it instantly fixed the issue. When I complained about how long finding a resolution took the manager sent a bottle of wine and a note, which was a nice gesture. A better gesture would have been resolving the issue immediately when a resident told them their apartment smelled like LITERAL SHIT. Months later the issue reappeared and they sent the same guy to repair the wax seal. He said the previous person hadn't done it correctly. I didn't have the heart to tell him he was the one who did the original work. The maintenance people are nice enough, but they seem way in over their heads. The last issue is the neighbors. It's always up in the air whether you'll be able to go to sleep at night because your neighbors might decide to throw a frat party and "security" (which I've never actually seen - read all the reviews about people's cars getting broken into) will take their time to address it. The walls and floors are paper thin and you will hear everything. We lived on the fourth floor (or as they call it "penthouse," which is a joke) and could hear our downstairs neighbor's every move. I recommend living literally anywhere else. I'm sure management will respond to this review and say all issues had been resolved on their end, just like they do with all the other negative reviews. Just note that regular emails are sent out enticing residents with gift cards for reviews.

Two weeks ago someone attempted to steal my motorcycle out of the garage. I made a report with the office and police. The office said they would get back to me after they review the security camera footage. The concierge looked at the tapes the next day and found the camera didn't actually work. The office never got back to me so 16 days after I reported the incident I went back down to the office to seek answers. The office management seemed like it was the first time they were hearing about the incident. After then being informed that the camera doesn't work I inquired about when it was going to be fixed because it is now 16 days after they found out it wasn't working. The answer was "we're in the process of finding out". I spoke to residents that park in the spaces next to me and two of them have had bicycles stolen, one reported it to the office and one didn't. The one that did report it got the same answer as I did. His incident happened three months ago. I went back down to the office to speak further about the known break ins and broken cameras and the woman told me the office manager would call me the next day. The office manager never called and I was told he instead went to a company softball game. Apparently company softball games are more important than issues from residents. It seems like the only way to get a response from management is to post on social media as made evident though other yelp reviews. If someone were to ask my opinion about moving in, I would strongly advise against it.

I've lived at 3400 Avenue of the Arts for multiple years, but recent events when my lease is coming to an end have turned my experience into a nightmare. They slapped me with an $847.42 fee. The reason? I didn't give a 60-day move-out notice. They charge more than my daily rent for each day of delay--pure exploitation. To make it worse, they found a new tenant within two days, yet they're still forcing me to pay this extortionate fee. This isn't just unfair; it's downright brutal. If you are considering moving here, think twice. They will exploit you with hidden fees, offer zero support, and make your life difficult with their poor management practices.

I have lived here for 2 years and this place has gotten worse and worse. I've had multiple items stolen from the parking garage on 3 different occasions. They recently started charging residents $150 per day to use the pool cabanas during holiday weekends, Shouldn't the $2200 per month rent on a 1 bedroom apartment cover that? The topper, and reason I'm writing this review, is that the maintenance company, who is 3rd party company, changed my locks today for no apparent reason and won't let me back in my apartment! When I came home from work today and tried opening the door the key didn't work so I drove to get another key, in disbelief that they would change my locks unannounced, and sure enough the other key doesn't work either. So I called the gate, who gave me a phone number for emergency maintenance. Someone named Roger answered, I explained the situation and Roger said he will put a work order in... a work order i thought? So I stepped up the urgency of my tone and said something like "i need to know when your going to open the f*#*%ing door Roger, this is pretty important, can you at least call me once you have found someone to come unlock my door? He said "I'm only going to warn you one time not to swear" I said "you would probably swear too if you got locked out of your f@&$#ing house!" At that point he hung up on me and I've been sitting here by the stupid &$&ing fire for over an hour waiting for a call from Roger... this is my nightmare! Don't make the same mistake as I did and move here. **Update** I am writing this update the morning after, I originally got home at 6PM and submitted the work order to have my locks fixed. I called to check on the work order 3 additional times at 6:45, 7:30 and 8:15PM- a different person answered each time who was not able to confirm that a work order was in process to fix my locks, instead each time they said all they can do is submit a new work order. We went to dinner and came home at 10PM to check one more key, Daniel, the service coordinator, was waiting in my doorway, no phone call was given to notify me. Daniel was friendly and helpful, he explained that they had mixed up the work orders and changed the locks on the wrong unit... Next time you might want to double check the apartment number guys!

Moved in two months ago in August and it is the worst apartment complex I have lived in. I was super excited to live here based on the beautiful website images but unfortunately, the negatives outweigh the positives​ so far. Yes, the amenities​ are nice (gym, pools, dog park, etc.) but the leasing office staff is horrible and appliances inside our apartment have already stopped working. Two weeks after moving in our Air Conditioning stopped working. Our dishwasher overflows and collects water everytime we use it even though maintenance​ has tried fixing it. They then told us that it is our fault and we should be cutting the dish soap pods in half. We tried that and it still overflowed. Tried cutting them smaller... same result. Now on to our microwave. Upon moving in the only buttons that work on our microwave are the "add 30 seconds" button and the "start" button. We notified maintenance almost a month ago and are still waiting on a new microwave or for someone to fix the issue. Other negatives: 1) A LOT of additional monthly fees that are hidden from you 2) never have i ever been required to pay MONTHLY for parking at my place of residence 3) in our leasing agreement my roommate and I both specified that we wanted outside parking as it is way cheaper and more convenient for my Truck rather than having to park inside the small parking garage. The day we moved in we were told there was only indoor parking for us (which is $50 a month per resident) but that those spots weren't available for a month (September 18th). So we had to park in visitor parking for the first month of living here. We are also still parking in the covered spots and paying a price we did not want but have no choice as there are no outside spots for us. it would have been nice for the leasing office to let us know this when we signed out leasing agreement rather than misleading us and making us pay more money. 4) We have had extra charges on our account since moving in for not giving our electricity and gas accounts to the leasing office the day we singed our lease (BEFORE we even moved in). 3 weeks ago we were told the charges would be removed as we provided proof of payment for gas and electric but the charges are still there even though I have emailed 3 times asking why they are there... no response. 5) no one ever answers the leasing office phone.. one time we called and someone answered, said nothing, and hung up. 6) There was a COCKROACH in my room and they are all over outside in the parking lot and sidewalks. 7) Walls and floors are very thin so be prepared to hear EVERYTHING your next door and upstairs neighbors are doing... even if it's at 5am and you're trying to sleep. 8) Oh and if you want to have things shipped to you.. each resident has to pay a one time $50 fee in order to receive packages???? UPDATE 11/5: extra charges have still not been removed from our account. Also, last weekend my parents came down to visit and they brought our family dog. The day after they got back home they noticed she was sneezing, nose and eyes were running and red, and she was very itchy around her eyes. They took her to the vet and he put her on antibiotics and said she had gotten sick from being on the turf at the dog park and designated areas for dogs to relieve themselves at my apartment. Because turf does not filter properly like real grass does, there is a lot of built up bacteria that can make dogs sick. This makes sense considering residents always leave their pet's poop on the turf for someone else to pick up and it smells horrible all of the time. For people paying $50 a month to keep a pet here, I'd be very upset that the turf areas aren't better maintained to keep their pets from getting sick. I'd move out already if I could but I signed a year lease.

Honestly the worst place I have ever lived and I've lived in some horrible places. Yeah it looks nice but the management is horrific. The people they have working there are either dumb or just rude. I went straight to the leasing office because of a leaky sink and I couldn't get through to the service extension, the lady in the leasing office told me that wasn't what she does and that I just had to call or send an email. Seriously? This specific lady has always been unhelpful when would (unfortunately) go in to the office. I actually wanted to end my lease early but then actually had to due to personal issues, so thank God I didn't have to spend a whole year here. Also got the apartment professionally cleaned and left nothing in it but still was charged over $300 for cleaning fees after spending thousands in lease breaking fees and also having to pay for everything even after I moved out. They never told me that after you sign the lease break, no changes can be made to what you pay, so I had to pay for all my parking spots and pets after I had already moved out because of their lack of informing me about that. Get it together

Posted 8/2016. These apartments will draw you in with their spacious floor plans, TONS of storage, fairly updated units, and vast amenities, but it's all a myth. We had so many issues in our 13 months of living here and we're so happy to be out. 1. Safety--Our first safety issue came about 3 am one day when this gal was ringing the door bell. I was home alone, so I was definitely startled. I crept up to the door to look through the peephole and saw this woman dressed in all black standing there. She kept ringing, so I crept back to our room and called the gate. They said they would send someone right up. Well I get a call back a few minutes later--after the lady had left--and they "couldn't find her." We live in a gated community where you have to fob in to all of the doors and your fob only works for your building and the gym. Fast forward a few months to our second safety incident. My husband was trying the keys we had cut in our front door and this gal pushed her way into our apartment frantic and saying that her roommate was trying to hurt her. She was rambling and not making sense and meanwhile she was taking her sim card out of her phone--more on that in a sec. So when she told us that she was out in the hall talking on the phone when she heard her roommate and a make friend talking about her--and then a gun cock--we told her she had to go. We offered to call the police or security--she said no and left. We put the sim card into a microreader and there were pictures of these crystals. We google image searched the images and they came back as crystal meth. We immediately called the security office and they said they would send someone up to take a report. Well they still haven't shown up so we call again and they said that they did a patrol and didn't see anyone (same excuse) and aren't coming so they tell me to "call the cops" and hang up. So we call the police and they come and we report what happened. The officers both said that they aren't surprised and this situation happens a lot at our complex. Well great that's comforting. 2. Terrible Management--Ever since Matthew came to be manager at 3400, we saw a decline in services. The management office closed and you can't reach anyone by phone unless you want to rent an apartment. He never responds to e-mail--he forwards it to someone also and says "Can you answer her." Or he just doesn't respond at all--because he is always out of the office. This became a huge issue when we decided to have friends over at the pool and were notified an HOUR before our friends would arrive that there was a policy of two guests per resident. We have NEVER heard of this policy nor have we seen anyone else adhere to it--the main pool is basically like Vegas every weekend. Well apparently the police came a few times the day before--this is normal on the weekends--so management was dropping the hammer. When I tried to talk to the manager in the office (not Matthew because he is never in the office), I was told that "there has always been a policy and it's in your lease." When she checked our file, the box next to "pool bands" was left blank, proving that we were never notified as I told her. It's also NOT in the lease because we checked. She wouldn't budge though so we had to change locations at the last minute, which was infuriating because the policy doesn't exist--they had probably just gotten in trouble. She tried to say that she wasn't aware of the issues at the pool every, which is LIE. The leasing agents ALL walk perspective tenants through the pool area on the tour--including the woman I was speaking to. They walk right through the middle of the raucous partying that is ALWAYS happening every weekend without fail. PLUS they have a "concierge" who "patrols" the pool, which really means he lounges in the chairs or on the large cushions with the bikini-clad tenants while drinking their beers and eating their food all day (see the pic). 3. Nickel and Dime--You will pay and pay some more to live here. And we aren't really sure what we were getting in return. The amenities seem nice but if you look closely the pool furniture is falling apart and the gym equipment is really showing wear. We paid for garage parking but had the option to park for free in the uncovered spots. Well those days are NO MORE. In the middle of our lease, they assigned all of the "free" spots and started charging for them. $50 for garage and $25 for outside. Every month. And guest parking is very limited and you will get towed if you are a tenant and park in guest. You also pay a "convenience" fee to have your water, sewage, trash and pest bills rolled into one. It's not a convenience if I am not given a choice to pay it. It's a FEE plain and simple. Also, there are lots of roaches/water bugs all over the place so I am not sure what the pest fee was going toward. I am out of space or I would keep going. DON'T DO IT. Live elsewhere. You will be much happier, safer, and probably have more money.

I HATE HATE HATE HATE living here!!! I cannot wait to move out. Unfortunately I have only been living here for 4 months and I have until November. My car AND my boyfriends car have gotten broken into. Including several other cars that park near me. And the staff of this place does NOTHING, absolutely NOTHING about it. They say they have "security" and "gated garages" but it's a lie! I have never seen a security guard once or any safety cameras. AND the gates are always open! DO NOT LIVE HERE! Way too expensive for this crappy place and "security". I wish I could give this place zero stars!!! Also they NEVER answer their phone if you need something or if you need to pick up a package. Worst place ever!

Where to start, ok full disclosure; I have lived at 3400 on two separate occasions over the past 6 years. The first time around I was in my mid-20s and now in my mid-30s (just to give you context). Then Back during my first tour my fiance and I lived in the D building in an upgraded one-bedroom, and, I have to say we had a blast. There simply aren't that many apartments in Costa Mesa that give you the amenities this place offers, and honestly, they are all suited towards entertaining guests which is beyond awesome, especially in the summer time. The only problem with the apartment then was noise from the Segerstrom Arts Center and cars, not much to write home about really. All said and done, it was a good experience then minus the crazy amount we paid for rent. Now Fast forward to 2016, I am a bit older with a 7-month-old baby, and the need for more square footage, so I lease an upgraded two bedroom. Not withstanding the crazy rent, the place looked amazing and coincidentally we were back in the same D building as last time. The staff were amazing with the tours and leasing process, the grounds never looked better and of course the maintenance crew are speedy to a fault. The first 3 months were bliss, the car noise wasn't too bad when we closed the screen doors and finally, the baby had her own room to sleep in. Month number 4 rolls around, and I get new neighbors upstairs in their 20s (memories of what I used to do when I lived here come rushing back, I shudder a bit and shake it off, thinking at least I was considerate of my neighbors, how bad could it be?). Well, it was/and still is horrible, I am not sure how, but, my neighbours partied soo much last summer I literally begged them to try to be considerate to no avail - from spilling liquids down onto our balcony, to hearing them fight, to hearing them have sex, to seemingly rearranging their furniture every night. It has been a living hell, calling the front gate, opening complaints at the leasing office has had no effect whatsoever. I mean it got so bad, my wife and daughter now live at a friends' in Laguna during the work week so they can sleep at night - can you imagine that?? It get's better, as if being murderously annoyed daily isn't enough, in June of 2016, my car was burglarized, and the other was literally stolen in our assigned parking spots in the parking garage of building D (ground floor). I informed management as well as Costa Mesa PD - forensics and statements were taken, and of course there was nothing 3400 could do but render a video of the car being driven out of the front gate - needless to say, this didn't help the investigation whatsoever. I always assumed (yes, my fault) that these "apartment homes" which I pay ridiculous sums to lease were safe and monitored constantly, after all, they are a gated community - this is not the case. The garages where people pay to park per space on top of the ridiculous rent, where people park their Ferraris and Lambos are - completely unmonitored (thieves take notes). Ok, I have a child now, so I exercise some patience on top of my seething rage, and two weeks later Santa Ana PD locate our stolen vehicle abandoned (of course they took our belongings, what hurt the most - they took the baby seats, stroller, and the stowed travel system. Bear in mind, all through this, 3400 did absolutely nothing, not a note was left, the community manager didn't try to even explain how this could have happened and measures they would take to prevent this from happening to others - nothing. This brings me to today. I come downstairs to the garage to pick up my daughter from daycare - guess what, the whole row of cars in my garage had windows busted out and burglarized. Not only that, since June, 3400 has done nothing in terms of security to ensure what happened to us would never happen again, so they don't know who did it. The canned response from the security guards is to go talk to the leasing office. To say I am angry would be a misnomer - I literally hate this place and can't wait to get out. Also - I realize 3400 has a glitzy facade but look closer and the varnish peels. For the past 3 days, water has been seeping from the ceiling into the first floor, so much so that they literally put a bucket to catch the water - I am not sure if I should laugh or be sad - I did that in college when I paid $300 for rent, I certainly didn't imagine paying 10 times more for the same. Lessons 1. If you are not in your 20s, do yourself a favor, save the money and move somewhere else (especially if you have kids or plan to have any) 2. 3400 is a car jackers dream! They waltz in whiles you're sleeping, burglarize and/or steal your car and there is absolutely nothing you can do about it - and, yes, 3400 will do nothing about it either. Make sure that renters insurance is robust - those gates provide a false sense of security. Good luck!!

Wish I could give zero stars. Do not be fooled. The complex seems great at first, but there are many ongoing issues that will never be addressed regardless of complaint. 1- The management refuses to answer the phone 2- stagnant water flood in parking garage for weeks at a time, must walk through water to get to your car. ongoing issue for years 3- FREQUENT water shut offs. 5 times in the past month 4- multiple tenants complaining of rats 5- Cars being broke into frequently. Complex does nothing. 6- They have made multiple "efforts to improve the community" which have been extremely unsuccessful. i.e. you must remember multiple codes, security risk, wait in a car line backed up down Ave of the Arts to get into the complex because of the "new" entry system 7- VERY loud in short, do not move here. Every other tenant I have spoken with is extremely unhappy, with some getting attorneys involved.

I have lived here for several years and was happy. Recently they refinished the parking structures and decided that they would remove 100% of visitor parking without giving notice to the residents. When people complained the managerment told residents to illegally park in fire lanes. It is now coming to light that there will be visitor parking outside of the complex but residents will be charged $2 an hour to use them and it will only be 15 spots for the entire complex. DO NOT MOVE HERE! DO NOT MOVE HERE. MANAGEMENT DOES NOT CARE ABOUT ITS RESIDENTS.

MULTIPLE MOTORCYCLES STOLEN. There were multiple motorcycles stolen within months and the manager knows the cameras don't work and did nothing to get them fixed. I spoke to the regional manager and she did nothing either. Security is a joke. Do not live here, especially if you own a motorcycle.

Living here has been a NIGHTMARE. Read all reviews from previous tenants before staying here. I first noticed red flags the day before our move-in date when I had called to inquire if there was anything we needed to bring with us to save time, and when they asked for my name to look up my leasing consultant - they said that they didn't have my name in the system for move-ins for that month. I was shocked because I was moving from a different state and we had submitted our application paperwork at least 3 months in advance. I found out that they never entered my application paperwork. They didn't know I was moving in, and I wasn't added to the lease until 3 months of paying rent and living there when I needed documentation for the DMV for proof of residency. I came to realize that none of the appliances in our unit were checked at all. We have had to replace the entire AC unit, beg maintenance every day to have a brand new water heater installed when we didn't have heating or warm water for over a week. A couple months in when it rained, we discovered a leak coming from the roof, dripping down the interior of our bedroom wall soaking a majority of the wall - leaving paint peeling. After reporting it to maintenance, I had to follow up every day with the office to ask when they would be coming to take a look. The wall was completely soaked and the wood was warped from the water damage. They came to fix it up and never offered us to stay elsewhere or to reimburse us for uninhabitable conditions while they tore off half of our wall and had us run industrial drying equipment to remove moisture from the wood. It took two weeks and then once it was finished and sealed off back to normal, the leak returned 2 DAYS LATER!! We had to undergo the entire process for another month because they never checked to make sure the leak had been completely sealed. You are paying $55/month for each parking spot. In the parking garages there is absolutely no security cameras at all. I have come home from work to a neighbor's car window smashed 3 spots away from mine. Me and my boyfriend actually caught two people on bikes with multiple backpacks on bicycles going through unlocked cars in the garage and when we went to security to report it, they said next time we should apprehend them and bring the robbers to the front gate since they explained that there is only one person working at a time and they can't leave their post. Go ahead and read through dozens of reviews of people having things stolen from their car! It's ridiculous. As soon as I posted a negative review when I moved in, the leasing manager Matthew Comicz took retaliation in any means he could with me and my roommates. He added dog deposit to our account for $600 a day before rent was due so that we needed to have someone inspect our apartment before paying rent or we would have to pay a $150 late fee for non-payment. We didn't have a dog. We had blocks put on our account online so we had to pay with money orders, we have had our names removed from email correspondence without our permission and I was made head of household while my name wasn't on the lease, all of my roommates were unrelated so it's not like we are family. We have had so many issues, I've never had to experience EVER at ANY apartment complex. I've never left a review, and I usually just bush off bad experiences, but this place is a horrendous disappointment. There are numerous other reasons why I would avoid moving here, I've just been released from my 14-month lease at 3400 Avenue of the Arts, and I am ecstatic I will never have to step foot in the leasing center ever again.

Jolanta who was our leasing specialist was the best. She was great at providing all information for our move in. BUT, the first 2 months we were there they broke our friends back window and took his belongings. Then, about a month ago they broke into my car and took all my paperwork in the glove box (registration, insurance information, attempt of taking the VIN number tags, etc). I felt violated and concerned that they moved our parking spot to a visible location, but they had charged us for $40 and when we saw an increase on our rent. I approached Ashley who had helped us and said it would be adjusted, but they would of never mentioned anything if I wouldn't of emailed. We have had many talks with the leasing center and we say to let residences know about the crime happening and it was said that they do not want people to worry. How is that keeping our community safe if we are not informed? Yesterday, I was at the gym and people were talking about burglars jumping into people balconies and going into their apartment. These crimes have gone too far where the Leasing Center is not doing their job. We are beyond thankful to be moving this Saturday to a better location for its worth price. If I knew then, what I know now. I would of NEVER leased an apartment at 3400 Avenue of the Arts.

as a renter: I respected by neighbor - given the tight small non-sound proof living quarters, - pre-paid my rent, and generally kept to myself. Management single handedly tainted my experience because of its unethical and illegal leasing practices. Studio: - Cracks in the foundation that would leak when it rained. Managements resolution: put a temporary sealant that did not work. Numerous calls/emails went unanswered to permanently fix this, which was never done. 1st One Bedroom: - Charged an absurd fee to transfer leases; - Required a guarantor despite the fact that I had two years of creditworthiness at the community and the guarantor being lifted from the studio; - The Manager wanted to deny lease because newly required guarantor could not produce 2018 tax returns in January 2019 - truly shows the level of competence if management does not realize that in January 2019 NO ONE can file tax returns, as the IRS has not released the 2018 Form 1040 yet. After a heated argument (no customer service) I was able to prove that it was impossible to produce the requested returns; - One bedroom had a stove/oven that did not work for over a month. After numerous service requests and emails, I finally received a replacement. Legally, the apartment was unhabitable; - Received threatening visit from security to move my car or I would be towed at my own expense. Management re-leased my parking spot to another resident, after I had pre-paid for it. Management blamed me for the incident and showed no ownership for a simple mistake. After negotiating with the new tenant, I received my spot back. (parking is VERY scarce). - Leasing actively discriminates against federally approved and licensed emotional support and service animals and charges an additional security deposit and $100 more in rent per month. 2nd One Bedroom: - There was, a now old policy at 3400, which required visitors to go to the security booth. It was a practice that residents could go down in advance and give the security officer the information. Security and the management office encouraged residents to call in advance. On one occasion I did just that. I was greeted by a security officer who informed me that he would not issue a guest a pass in advance. I inquired if the policy had changed so I would know for future visitors, but he refused to acknowledge me. Shortly thereafter when my visitor arrived, she informed me that the security officer said, "oh you are visiting that arrogant a******." I lodged a complaint with management about the incident, since security should not be calling residents paying their salary the names that I was called, not to mention that they were/are the face of the community. - In response, Management posted a handwritten note on my door stating that I was in violation of my lease, and that if I did not comply that they would initiate eviction proceedings. They cited me for having lights on my balcony, which according to them, was a violation of the lease. After reviewing the lease myself and with my attorney, we could not find a section that stated lights on a balcony was a lease violation. Nevertheless, I complied with this threatening/illegal notice. After some time, I noticed that residents had lights on their balconies. This was interesting that I received an "eviction notice" right after I lodged a complaint about the staff, yet others had "lease violations" on their balconies with no consequences. - In response to the lack of language in the lease, I started documenting lease violations and forwarding the same to the management and corporate offices. Months went by while (management ratifying 'purported lease violations'), yet I received a threatening notice. After numerous pictures and a plethora documentation, 3400 finally decided to formally revise the lease agreement of the community to specifically prohibit balcony lights, proving that the eviction notice I received was void, illegal, and a retaliatory eviction (illegal conduct).

Still finding cockroaches everywhere. Was told last time that I was wrong and they are "water bugs," but they are obviously Roaches and a lot of them. Can't walk outside my building at night without stepping over at least a few. It disgusting. For the second time in 2 months I've had something stolen from the parking garage. The desk girl never responded to my bike being stolen with any additional info and why should I be surprised? She looked put off when I told her. Now my girlfriend's car was broken into and school books were stolen as well as a breathalyzer unit required to start the car. DO NOT MOVE HERE IF YOU VALUE SAFETY AND A BUG FREE ENVIRONMENT. OVERPRICED, UNDER MAINTAINED, HORRIBLE SECURITY.

Renters beware. The only thing good about this complex is the maintenance guys are so nice. But other than that, super overpriced, the managers or rental team take days sometimes weeks to respond to any updates or request. There's always alarms going off in the buildings, you have to pay an extra fee just to get your mail. They offered no credit on the amenities during covid since we couldn't even use them. Read the fine print and good luck

Our apartment was robbed! Their locks are not safe! Cars are broken into all the time. We lived here before and it was a lot better. Now after moving back we have noticed an increase in crime! Management does not do anything about it. The local police actually told us to move away as this place is becoming unsafe! They refuse to install cameras even though we pay tons in rent for "security." Huge bug problem they have a big book in the office! All they want is money! They toes card all the time too! Go somewhere else if you actually want to feel at home!! UPDATE!!!: regional manager never contacted us and it's been two months! They just type the responses to cover their butts and make them look good. Sorry management nothing can do that! You suck...

Too bad I could not give negative stars for this place. Today I showed up at the leasing office an waited patiently while the leasing agents practically did nothing to help me. The staff is incompetent the tenants appear to be the worse type of human beings. We waited roughly about 20-30 minutes while two agents were doing nothing and this older couple (30-40) show up and demand to be assisted and claim to have an appointment, but he didn't know their appointment time nor who scheduled it. So then the receptionist explains to me that they must assist them first and to wait. I could not believe she did that when this douchebag treated her so poorly. She said that it may take a while to get any assistance and recommended that i leave and schedule an appointment for later in the day, I agreed with her to my dismay. I leave and take a look at a few other properties in the area and was treated quite well despite being more than 30 days out from moving in. I had scheduled to come back at 4:30pm to meet with an agent. I show up and a different and even more incompetent receptionist said they are unable to honor the appointment time because no tours or agents can schedule anything past 4:30 and can try to see if they can accommodate me but was unlikely as she was too busy with her FaceBook page. At this point I have seen one person walk in and was completely disgruntled with the service and maintenance of the property and seemed like a total weirdo and another person who demanded to be helped because he traveled all the way from Newport and was inconvenienced by forgetting his appointment time and who he was suppose to meet with and of course it was their fault. So there are two people, one prospective, and both individuals I wouldn't want to push out of the way from a moving bus. I would not want to live around people like this and staff that is totally worthless. The only bright spot is the call center located remotely from the property who were very helpful in rescheduling. Seriously, you're a leasing office with staff with nothing to do, you're job isn't that important, prices are already on a sheet in front of you and just tell me what you have available, I don't see any reason why I need to make an appointment, you're not consulting me for liver damage or eyeglasses. I received a call from one of the staff to say they apologize for the inconvenience, but consulted with the receptionist who begged to differ that she didn't waive us away... First of all, don't call to apologize if you're going to tell me that my story may have been false. 1) Poor Staff 2) Nice property 3) Unsavory Tenants

For what you pay in rent living here (over 1.4k a month) - this is what you get: a washing machine that can't fit your sheets, ac/heater that is loud and rattles the vent, walls that are paper thin, loud music on the weekends that go way past 11pm, drunks screaming on balconies, no security helping regulate the noise, and the floors are so thin you can hear every movement from the people that live above you. BTW as I've been writing this review I've been listening to Arab music blasting from someone's apartment for the last 2 hours. Look elsewhere. This place is a nightmare. OH and I've already had a package (a $300 nightstand) stolen from the delivery room. It was the first package I had delivered here and the last. They put your large packages together in one bin with 2-3 random strangers packages. I saw the reviews and thought what you were thinking- it can't be that bad, there is always bad reviews on apartments. No. It's all true.

If only I could give negative stars....this place is beyond horrible. Mathew. the manger, mind you, for months I had no idea who he was, he is fucking useless. I hope corporate is reading this. His excuse is I am only one person and have many units to handle. All I hear is excuse excuse excuse. Ashley won't get back to you she's busy eating at the food truck Fridays. Your car WILL get broken into!!!! It comes with the lease. I was threatened violently in the parking garage. They didn't do anything when I told them what happened. All they said was you should have called the police. Wtf i called your onsite security. For months no one called. Not even a courtesy call. Then my car was vandalize not once but twice. And since I was threatened by a resident what am I supposed to think? Matthew said he would "look into it" a week late he says he could not ID the resident who threatened me with the license plate I proved him with. So I said hey just give me a parking space in another garage so that I feel safe as well as my car. So he gives me a space. However every time I try to park there someone else is parked there!!!! Wtf!!!! Useless. I called once to see what was up and of course no one got back to me! USELESS! Hope you love dog shit cuz its everywhere!!! As well as trash. My neighbor across likes to leave her trash outside for the roaches. It's to the point where the trash is flying through the hallway.

After living here for the past few months, 3400 had made me to leave another review once more. I would like to talk about how the staff care about your request. I recently had a problem in the parking area. I have parking spot 51 in the G building, and the next one (spot 50) is for COMPACT vehicles only. It used to be a mid-size SUV, but it wasn't a big issue because it parked within his/her parking line. After it changed to a Chevy Tahoe, the car never is parked within the line (it invades to our space). Now we only have very limited parking space that we need to be careful of the pole, and the Tahoe next to us. In addition, we are checking everyday to make sure if Tahoe made any scratches by opening his/her door. I and my wife felt very unpleasant by this parking manner and brought this issue to the office. I have submitted online request regarding this issue. I talked to the parking patrol people at the gate twice, and left a voicemail three times. I couldn't spare a time to go to the office yet. The people in the main entrance gate say this issue is out of their hands. After leaving multiple voice-mails and online request, I received 0 RESPONSE!!! I am leaving this review to get a call from them to resolve this issue (I wish I can make this sentence bold and underlined). This is worse than the worst DMV stories. I understand this parking issue created by other resident is not the management's fault unless the vehicle is owned by them. However, the bigger problem is that the staff cares 0 for you!!!! P.S. I am not faking this issue.

We moved here about 4 months ago and everything was going really good up until the point where someone broke into my boyfriends car and stole his $2,000 dollar drone ON THANKSGIVING!! The only thing this place did was have security come up and let us know the car was broken into, but other than that you're really on your own. So my boyfriend told me he spoke to someone from management and they pretty much told him they weren't gonna do anything about his car being broken into, it's not their problem. After reading the yelp reviews, obviously car theft is a BIG PROBLEM here. They even tried looking at the cameras to see who went in and out of the parking garage, but there was no one, so it's obviously some scum bag that lives here because they came to the garage from the inside(if you need to steal from people, maybe living here isn't the greatest idea for you). With these ridiculous prices for rent, and car theft being the main problem here you'd think they put up more cameras all throughout the parking garages, but nope they don't care to do anything about it! My boyfriend asked management if they read their yelp reviews; they said yeah we read them everyday. Okay? But you don't want to do anything about it? And they pretty much told him to have his insurance cover damages and stolen property because they're not responsible: jolanta's exact words were "car theft can happen anywhere we aren't paying for anything, security can't watch over every single car" yeah security can't watch over every single car but guess what can? MORE CAMERAS!!!!!!!!!

i should have read these reviews before the office staff are very unprofessional the apts represent luxury living and say they can accommodate residents needs. well this apt gives fob keys for entry to the complex pool gym etc so monday my fob was not working that means i can not get into my building the pool or gym without calling security which is very very inconvenient!! so i call the office and tell them.. they said bring it into the office we will fix it right away so tuesday i go and the front desk girl said the computers were down and it guy was working on it so they could not fix my fob wednesday i go into the office again and another agent lady tells me that the front desk girl is out to lunch and she is the only one that can activate the fob i explained how inconvenient this is for me and told her they should have extras for residents when situations like this happen all she stated was they didnt have any extra sorry for the inconvenience she told me to leave my fob with her / the office they will activate it when the front girl comes back from lunch and they will leave it with security so when i drive thru the gate the security will have it so i said ok. well i get home ask the security and of course they said office didnt leave anything for me with them. so today is thursday i called the office to ask why my fob wasnt left with security the staff said it was because there systems were still down and the it guy was there working on it i said wait that wasnt the excuse yesterday and why didnt the office give me a courtesy call to let me know the fob wont be with security because they werent able to fix it she apologized and said she will give me a call as soon as they are able to fix it. so i am beyond frustrated residents that live here should not have to be going thru this especially for the amount of rent we pay the office should have back up fobs so that residents never ever have to go thru inconvenience like this i pay $2600 in rent have to walk all thru the parking lot to the front door to call my ph ((mind you i am a single mom to toddles so very inconvenient especially when my parking spot is right infront of the back door but you need a fob to go thru))) to let myself into my apt building cant use the pool or gym unless i go grab a security to let me in. i do not recommend living here i can not wait until my lease is up so i never have to deal with this nightmare again!!!!!!!

I've lived in 6 apartments/condos in my life and the apartments at 3400 Avenue of the Arts must have the shoddiest construction I have ever experienced. I am currently on the first floor of one of the buildings in a corporate apartment. I can literally hear EVERYTHING in the apartment above me - every movement, the details of every conversation as well as the sounds of "other" activities. Seriously, there must one single piece of plywood for the ceiling. I've been on the ground floor in other apartments and have NEVER heard noise like this. It is AWEFUL and I would never rent a place in this complex unless it was on the top floor.

Do not lease an apartment from this locations. Very bad management and service . Plumbing and electrical are very bad and we always had problems. Now is 1 am and the bathroom sinks do not drain and sewer water is over floating and coming out of the sink . We put a service request this morning and left . When we came back water was all over our floors, rugs and furniture and smelled. Very dirty, very stinky and uncentary . We had so much problems with this apartment.

I moved out from 3400 Avenue of the Arts on Monday May 21, 2018. Here is my experience in a nutshell: When my boyfriend and I first moved into the B building on a third level apartment within the first month we experienced the following: - Toilet was broken, overflowed and flooded the bathroom on the first night- service team took a week to replace it, we had to walk to the gym to use those disgusting bathrooms and it was only limited time since it would close during the night - Washer was broken, leaked water and flooded the laundry room, took the service team maybe 2-3 visits to understand that it is broken and not draining to finally bring in a new washer - Dryer was broken, it took 4 cycles to BARELY dry my clothes, again took numerous visits from the service team to have the dryer replaced - Fridge was leaking water underneath and from the back of the fridge, took the service team 3 visits to understand the fridge was broken and needed to be replaced - paint was chipping off of all walls and doors - poor paint job The apartment was NOT move in ready even though it appeared it was. The leasing office is very slow at returning calls and keeping up with service appointments. They were not reliable. On top of this, here are the community issues I experienced - community/building fire alarms going off for extended periods of time multiple times through out the year - poor parking monitoring- my spot was the first spot when you come in and it was constantly occupied by vendors and visitors. The security guard wouldn't do anything besides take my information and call me when the vehicle has left. This was the worst after coming home from a long work day and not being able to park in the spot I pay for, leasing office did NOTHING to help this situation, no refunds, no signs placed up, no quick tow service on hand, absolutely nothing - Duck poop would be all around my parking spot because of the tree berries that would fall on my car and the surrounding floor- no one would clean it up I would have to dodge it everyday while i stepped around my car - Towards the 6 month mark the leasing office definitely showed less care than they did in comparison to when I moved in. Leasing office will never answer their office line, emails responses either they never respond or they respond super late, phone calls and voicemails, like I said they don't answer or return voicemails promptly, you have to constantly call them or walk down to the office to get a hold of them Overall, for 2000+ dollars a month this community wasn't the best community. I felt that for that price we experienced a lot of trouble/struggle that we shouldn't have when living in a high-end community that AIMCO attempts to be. I was certainly fooled in the beginning thinking the leasing office and the folks who work there are caring people because towards the end they certainly do not care about your experiences and concerns. Lastly, they overcharge like crazy at move-out to pull as much money as they can from your security deposit. I literally got charged all these crazy, absurd numbers that I have no clue why or where they are coming from and I have been calling since the morning to discuss with them, and OF COURSE no one answers or returns calls promptly so I need to go to the office on my lunch to address all of this and who knows if the leasing office will help me since the move-out rep is different from the leasing office reps. Definitely do not recommend this community at the price you have to pay. I've heard much better resident experiences from the next door community enclave.

3400 Avenue of the Arts has been the worst complex I have ever lived at. I actually sat in the office waiting to be helped for 45 minutes yesterday due to them not returning my call or emails for a matter that was very urgent. As I sat there, I overheard them give a potential resident the same spill they gave my roommate and I when we were looking. I wanted to run after the lady when she left to tell her that half of what they just fed her was a lie. You never get someone to answer your call directly, it's an automatic recording that eventually sends you to a voicemail and then they rarely return your call. You have to go into the office and wait every time you need something. For us working professionals with busy schedules, that's a tough situation to be put in. When I first moved in, I was happy because the apartment is spacious, but over time you realize how awful their resident services are once you move in. They capture you in the original pitch and then they never do as promised after you are a resident. I wish I could say positive attributes about this place because it's the first place that I've loved based on the size. I also love the way I decorated our apartment, but DON'T DO IT! It's not worth all the headaches later. Don't you want a landlord or residential manager that is accommodating? We have been excellent tenants, rarely home due to work, quiet and friendly and just wish we were given some respect in return. I'm sad to say that hasn't been the case. We are moving out in December. I recently heard from friends that used to live there (wish I was warned prior) that 3400 Avenue of the Arts never give you your full deposit back - that they find some excuse to keep part of it. I will update my review when that time comes to let you know if that is true. Good luck on your search!

The entire management team has changed, for the worse and there is ZERO resident appreciation here (they bring a food truck on Fridays to make money themselves) that's LITERALLY the only thing they do and of course you pay for the food.. The common areas are nice and you will rarely use them after living here for a few months and they charge you to use the canopies at the community pool... yeah, that's lame.. The building is 35 years old and has over 700 units... Aimco is the PM company. Security is literally dog shit.. there are 2 gates to get into the property and half the time the gates are broken or the front entrance is always left open! No wonder why cars get broken into all day. You can LITERALLY hear and know where your upstairs neighbors are at due to the crappy foundation, you hear the water heater in your unit ALL day making noise, which sounds like a pop. DO YOUSELF A FAVOTR and don't move here. Thank the Lord my lease is up in December, it's been a rough 15 month lease. Oh, btw, noise complaints mean nothing here.. all your neighbors party and you call the "front desk", they send out a dude riding a trimotion scooter and they ask them from the patio if "you can possibly keep it down"? They NEVER go to the building. Or the off site call center will tell you that security is "offsite" and will try to make it there in 30 mins.. this is when you call at 3am on a Tuesday night and have work at 8. By far the longest review I've ever left and only 1 star review.. I could go on forever.. don't move here, you'll thank me later.

By far one of the worst apartment complexes I lived at in Orange County. Both gates never work, the elevator codes never work. The elevators were broken month after month. Very unsafe! Mold in my shower, A/C went out over & over. Noisiest apartment complex next to the fire station. Leasing agents never help, parking is horrible here. Don't park anywhere else you will get towed, this place is horrendous. I've been a real estate for 10+ years and I would never recommend my clients of any friend / family to live here. Stay far away from 3400 avenue of the arts. Terrible.

I know what you might be thinking one star but the place looks great.... And it sure does. That's all this dump has going for it, it's looks. If you enjoy hearing everything your neighbors do and I mean everything from conversations to bathroom routines then move in. If you enjoy the smell of trash when go thru the hallways by all means move here. The "updated" apts are disguised with fresh paint and puddy, which fades way after about month living here. The apts look nothing like the show rooms. Read deep into the past reviews before moveing here.

Do not move in this place. They will walk you around the beautiful pool to get you to sign the contract. They will tell you the walls aren't thin. That's a lie. You can hear your neighbors from 5 apartment buildings over. They recently took away almost all the guest parking and started charging residents for the spots. The staff in the leasing office acts like they care but they really could care less. Save yourself the headache and move somewhere else! Update: If you love cuddling with cockroaches this place is for you. Sewage backups and floods are another plus. My car was broken into last night, thanks to their useless security

Look at the rest of the reviews here for a critical view of this place. The staff here has been unhelpful in resolving any issues. 1) Parking is not included. Verify where your parking spots will be before signing the lease. I have to walk very far every day to the parking spot I pay for. 2) People will park in the spot you pay for. Management is very slow to respond to this. 3) Crime is very high in this area. Take a look at the Costa Mesa's police department page for the high activity of reports at this address. Packages were stolen from my front door. Management was not concerned. 4) Bugs. Not fun. 5) Noise. If your by the street you'll be awakened to the sound of cars revving throughout the night. Look for donut marks on the adjacent streets. You'll also be able to hear every footstep of your neighbor above you. 6) Trash is an issue. No dumpsters. If it doesn't fit in the trash shoot your out of luck. Lastly management will be unhelpful if any issues do arise.

Now that's it's at the end of my lease, my opinions about this place have completely changed. Since my first post management has managed to do the following: - ignore the fact that our a/c wouldn't cool our apartment below 83 degrees. - ignore our pleas to have the 15 year old water heater fixed/replaced - forced us to pay another 50 a month for parking - somehow managed to ignore all crime on site (car burglary, people breaking in etc..) - managed to not care about its residents or what we think.. This place went from 100 to 0 real quick.. Do your self a favor and look elsewhere. I've heard the enclave across the street is nice.

Read this review before considering moving into this "Luxury" Apartment Complex. I don't usually leave any reviews on Yelp as I usually use it to look for new restaurants in the area, but this place definitely deserved a review... a terrible review.. 1. They are great salespeople. What they refuse to tell you is that if you live anywhere but the Penthouse, you will hear every single movement from the tenants above you. From moving the dining room chair to walking (god forbid they have heels on).. all hours of the night. There is no insulation and the floors/ceilings are so thin. 2. When the tenant above you sweeps, everything falls through the cracks (wooden paneled flooring). I find dirt, dust, leaves, just filth all on my balcony chairs, tables, umbrella, clothes that are left out to dry... everything! It almost makes you hate your neighbor. 3.My car was stolen.. yes, completely stolen from a parking space that I pay $55 per month for. There is a security camera right to the corner of my parking space, but was told by the worst Office Manager ever, Matt, that it is controlled by a 3rd party and it is not LIVE. They could not retrieve it without a police report. We called the cops immediately and filed a police report. We also asked for the footage which to this day was not given to us. Matt made like it was no big deal and said that theft happens everywhere. True, but what is the point of human security and security cameras??? No one gave me any answers and I had to file through MY insurance company. No apology from the management company at all...til this day. 4. Sign at the pools say no smoking, no glass bottles (for the obvious reasons), no partying, no this, no that, but every summer, 4th or july or spring break there is las vegas like parties at the pool. Take a hint and do not get an apartment next to the pool/Jacuzzi area. 5. Found 2 security guards smoking and on their cell phones for 30 minutes under one of the trees (maybe they could be investigating my stolen car?)- do what you're getting paid for!! 6. Leaking pipes in the garages causing major puddles at your parking stall causing me to enter through my passenger door, so I don't get my shoes and ankles wet 7.Alarms constantly going off... still to witness a fire. 8.I put in a work order to have a maintenance person come at a specific time which was specified in the work order. No one showed. I called the management office and explained the situation. Someone did show up 30 minutes later. This happened 3 times. 9. They say "pet friendly," but they charge $500 per pet for a deposit plus $75 per month for each pet. Do the math, can I even afford to feed them now? Yikes! 10. The staff that works here do not say, "hello" when you pass them. They are like the walking-dead or maybe they hate their jobs. 11. I see this janitor almost everyday hiding by the janitor storage eating. Constantly eating or on his phone. No wonder the trash can on my floor hasn't been emptied in 3 weeks. 12. The trash chute on the weekend overflows. Apparently the trash company doesn't pick up on the weekends which causes the trash to overflow. People just pile up their trash and the smell is horrendous. What gets me is that we pay every month for trash fees... what? 13. We had mold in our bathroom three separate times... Took almost 1 1/2 months total to repair. The last "repair" was done several months ago. Did they really repair it? I didn't see anyone fixing the leaking pipe in the wall that came from upstairs. They just took our the old dry wall, replaced the dry wall then painted right over it. 14. Roaches and spiders galore, so you'll never be lonely. Did I mention we pay for pest control every month??? What? All these fix automatically appear on your monthly bill, btw. 15. If the office manager Matt did his job as good as he dressed, we wouldn't have a problem. Many concerns, issues were brought to his attention, but all he gives is excuses. 16.The only positive thing about avenue of the arts is that Ashley at the front desk is so friendly. I don't know how she does her job. She is the first person anyone sees when they walk in. I'm sure she deals with all the bs.. Thank you Ashley for helping me. Oh, the coffee machine is quite decent too although i'm surprised we don't have to insert a cc to receive a coffee beverage (must be included in the fee). 17. Lastly, the place is looking run down. Tenants are hanging every trinket they can find on their balcony.. I can only imagine what inside their homes look like. I cannot wait until my lease it up... I am moving into a place that cares about their tenants, tenant's belongings, and the well-being of everyone there. 2018 will be amazing!

This is the worst place I have ever rented at. I chose to end my lease early and pay the fees associated. I gave them the 2 month notice even though I had already moved out, so they could start trying to rent it, I also agreed to pay a 2 month lease break fee. The corporate office messed up and had the wrong amount for me to pay through their app, and it took me 3 weeks to reach someone, and now they are claiming since I didnt pay the break fee by the end of 2 months notice, that they will now charge me for the entire lease, another 6 months of rent. That's over $20,000. An attorney will be taking care of this, but just stay away, you see the bad reviews, they're all true. Horrible management, old building with asbestos, paper thin floors and walls.

My view from apt with pool view and waterfall . Palm trees branches not trimmed in over 6 months . A homeless person sleeping on the sidewalk , Consoldated Smart Systems service failed . Water pipe from building flooding the parking structure for months you would have to walk Thur this 5 inches of water to get to your car or apart Just got an email from leasing office stating there is a bad outbreak of bedbugs here . This is the 2nd emailing from this property management stating they have bedbugs and beware . Wtf Ok besides bedbugs which are hard as heck to rid of just know every single morning at 6:55 A.M . John Wayne airport starts theirs flights out . It's so loud they fly right in this direction . EVERY SINGLE MORNING I AM WOKEN UP BY THE LOUD AIRPLANE JUST TAKING OFF . There has been 2 airplanes in the past 4 months land their airplane on the freeway near by here and killing all involved . I think this is the only apartment complex it flys over . Apartments Michaelson does not hear the planes . So if u want to hear the airplanes LOUD fly over ya several times a day your in the right place here . If you want to be woken by landscapers moving lawn at 7:50 A.M. you hear it here. This place is very old come visit and see . They have 1 part time guard at gate who is barely there. The security cameras only see when u drive in a parking garage , they don't see anything else . And parking you have to pay $100 a Month for parking garage space , on top of rent here . THERE NO VISITOR PARKING SO DONT BOTHER. You have to park at South Coast plaza and walk over here . Or you will be towed and even though you have a handicap sticker they will tow you . They towed my aunt and we had to pay $400 to get it from Santa Ana Mo's Towing who has a contract with 3400 so they charge you anything . Internet Service doesn't work in any of the buildings so don't plan to work from home , you will be fired the service goes in and out and even though you put in a service request with Spectrum , or Direct TV they only want you to sign up with Consoldated Smarts System who they are contracted with and service is horrible. After u rent here every single person in the leasing office acts like they don't know u anymore . They are friendly when they want your business, once they get it they dodge you , ignore you , and say they will get back to you and never do . Trust what you are reading here, I'm not bitter, I'm only telling you my experience here, and there are SO MANY BETTER PLACES THAN HERE. You will see. And make sure you look at the walls and corners of each apartment they tour you through . There are bugs, cobwebs and even hornet nest in the ceiling of the patio. Oh which by the way, construction is going on next door to here ( building other apartment living ) they work at night so you hear beeping from the construction trucks at night . The vertical blinds in every apartment and the bugs that are in the corners of the floors should help u decide , this place needs a lot of care . The bedbugs alone should drive you away and check your clothes when you leave , you might find brown black speckled Tiny bugs on you. That's bedbugs , and you are taking them with u from here . And the elevator is broken all the time not to mention the water that drips on your parked car in the parking garage from these rusty pipes . I'm on the top floor and I hear people below me walking on these fake hardwood floors , they designed these apartments all wrong they should never have these floors above the bedrooms of below apartment . You hear everyone walking around and you shouldn't in your bedroom anyway . Good luck on your search . Don't let the swim pool and location fool ya, like I did. I could of been off jamboree there's so many apartment complex and u don't have the airplane Loud noise wake you up daily This place is very old & unclean . Right before I moved out the leasing management sent an email to all residence that there is a serious case of BEDBUGS going around on this property . I threw out my $7000 mattress just to be safe. I had a couple black some bugs on my mattress protector and got scared . I told management I'm not moving until they investigate my unit so I don't travel with these critters. The Bugman came out , he seems very suspect because I caught him in front office talking about me with the maintenance man but he said these black bugs cane in from the palm trees which I had already complained about the tree trimming for the past 4 months . Priscilla new regional manager told me if I could forward her the emails me requesting the tree trimming she would see about getting me some of my money back that I paid for a view of pool & waterfall & got nothing but bugs from these trees. I seen rats run up and down the tree trunk onto the branches

An outline of who I was as a renter: I respected by neighbors - given the tight small non-sound proof living quarters, - pre-paid my rent, and generally kept to myself. PLEASE BE WARNED, at first glance, this community looks appealing, but overtime it WILL transform into a living nightmare. I lived in a total of three different apartments over the span of 5 years, each with countless issues. Management single handedly tainted my experience because of its unethical and illegal leasing practices that are still engaged in to this day, which are being spearheaded by the manager themself. Studio: - Cracks in the foundation that would leak when it rained. Managements resolution: put a temporary sealant that did not work. Numerous calls/emails went unanswered to permanently fix this, which was never done.1st One Bedroom: - Charged an absurd fee to transfer leases; - Required a guarantor despite the fact that I had two years of creditworthiness at the community and the guarantor being lifted from the studio;- The Manager wanted to deny lease because newly required guarantor could not produce 2018 tax returns in January 2019 - truly shows the level of competence if management does not realize that in January 2019 NO ONE can file tax returns, as the IRS has not released the 2018 Form 1040 yet. After a heated argument (no customer service) I was able to prove that it was impossible to produce the requested returns;- One bedroom had a stove/oven that did not work for over a month. After numerous service requests and emails, I finally received a replacement. Legally, the apartment was unhabitable;- Received threatening visit from security to move my car or I would be towed at my own expense. Management re-leased my parking spot to another resident, after I had pre-paid for it. Management blamed me for the incident and showed no ownership for a simple mistake. After negotiating with the new tenant, I received my spot back. (parking is VERY scarce).- Leasing actively discriminates against federally approved and licensed emotional support and service animals and charges an additional security deposit and $100 more in rent per month. 2nd One Bedroom:- There was, a now old policy at 3400, which required visitors to go to the security booth and state their name, the resident they were visiting, the apartment number, and security would issue the visitor a pass. It was a long-standing practice that residents could go down in advance and give the security officer the information to make their jobs easier and more convenient for visitors. Security and the management office encouraged residents to call in advance. On one occasion I did just that.I was greeted by a security officer who informed me that he would not issue a guest a pass in advance. I inquired if the policy had changed so I would know for future visitors, but he refused to acknowledge me. Shortly thereafter when my visitor arrived, she informed me that the security officer said, "oh you are visiting that arrogant a******." I lodged a complaint with management about the incident, since security should not be calling residents paying their salary the names that I was called, not to mention that they were/are the face of the community.- In response, Management posted a handwritten note on my door stating that I was in violation of my lease, and that if I did not comply that they would initiate eviction proceedings. They cited me for having lights on my balcony, which according to them, was a violation of the lease. After reviewing the lease myself and with my attorney, we could not find a section that stated lights on a balcony was a lease violation. Nevertheless, I complied with this threatening/illegal notice. After some time, I noticed that residents had lights on their balconies. This was interesting that I received an "eviction notice" right after I lodged a complaint about the staff, yet others had "lease violations" on their balconies with no consequences. - In response to the lack of language in the lease, I started documenting lease violations and forwarding the same to the management and corporate offices. Months went by while (management ratifying 'purported lease violations'), yet I received a threatening notice. After numerous pictures and a plethora documentation, 3400 finally decided to formally revise the lease agreement of the community to specifically prohibit balcony lights, proving that the eviction notice I received was void, illegal, and a retaliatory eviction (illegal conduct).RENTERS PLEASE BEWARE: The face of this community may look great, but they engage in unethical, and illegal leasing practices. They will abuse any opportunity they have to screw you over. Go look at the enclave, 580 Anton, or the new apartment complex being built across the street from the Marriot.

I lived in building J. We had our mailbox broken into and my mother's employment check was stolen (It was over $1,700). The walls are paper thin. We had very loud neighbors living above us who, instead of quieting down like we had politely asked them to, decided to stampede all over the floors, play aggressively loud music, and have aggressively loud sex 24/7 in spite. We reported their behavior to management, but nothing changed. When we confronted our neighbors about the noise again, they filed a harassment complaint against us, and the management actually sent us a notice. We had another neighbor who we couldn't distinguish who partied all night and slept all day. He'd play video games and talk quite loudly until 6 in the morning. I only know it was a he because he was that loud. We complained, but again nothing changed. People were smoking in the apartments even though the apartment complex is supposed to be "smoking free". I could smell it from my apartment room, and it was suffocating. We reported it to management, but nothing was done. Not even a notice was sent out. I know a few people in the apartment who had their cars broken into and their mail room packages stolen. It was a nice complex for the first year and a half that we lived there, but somewhere around mid-2019, everything changed: there were suddenly more break ins, burglaries, rule breakers, and rowdy neighbors. The apartment is definitely not worth the price.

3400 looks great from the outside and the location and amenities are very appealing however the last 15 months have been horrible. My experiences may be rare and others might have had a wonderful experience living there- lucky them! I would rate this place Negative 5 if I could. Please consider the following before renting. 1. Management is a joke. I've spoken to them on several occasions about issues and they may make an initial attempt to fix the problem however they do not follow through to manage the issue and make sure it doesn't happen again. 2. Neighbors are rude, loud, lazy and self entitled. Everyone pays a premium to live here however some believe they are living in a hotel and don't need to pick up after themselves. Expect the following from the neighbors. a) dog shit/piss in the lobby for someone else to clean it. The best is the dog shit in the summer left in front of the building so the smell of hot shit wafts up into your apartment. b) rubbish left in the lobby, halls, elevator, front of building, in the garage and stairwells; this includes dog shit, vomit, spilled drinks, food, milkshakes, and large pieces of furniture for you to maneuver around. c) Rubbish bins: neighbors too lazy to open the bin door and just set it in the room to pile up and smell. Or they jam large bags in the bin and block the chute. d) the small asian community are all related somehow yet they live in different buildings so when they want to see each other they yell from outside for several minutes until their family member throws their keys from the balcony to let them in; not sure why they dont use the call box - apparently yelling is more effective late at night or early in the morning. 3. Front gate and lobby entrance "security" is a joke. People follow you through the front gate and also follow you into the building - nice to know a potential murderer is locked in the elevator with you. 4. Dog regulations don't exist. I've seen illegal breeds, encountered several aggressive dogs and the owners can't control them. the dog park is ALWAYS full of shit and when you report it to management they expect YOU to monitor who is not picking up after their dog by taking photos of them or describing them and their dog. I was told the park was cleaned every day, that is not the case. expect a few vet bills from exposure to dog feces and who knows what else! 5. Baby Ring. this is a fun one. there are several pregnant asian girls who all live in the pent houses. They walk in a group around the property followed by an older asian man or woman. they all get in a van in the morning and go 'somewhere' together. Supposedly this issue has been brought to the FBI however nothing illegal was discovered. If you have several complaints from your residents about how uncomfortable this situation is - why do you continue to rent to these people? 6. Move in: we were told that the apartment was move in ready and that we could not push the move in date out. After paying double rent our first month, on the day of move in the list of issues was so extensive that I had to have formal conversations with management/maintenance about misrepresenting "move in ready". We encountered on our first day, several broken appliance, clogged toilets, several things were falling apart, including an item that fell from above and landed on my roommates head! The mold in my bathroom was never properly cleaned, instead they simply painted over it and now it's seeping through no matter how much I try to clean it. Our compensation? one professional cleaning service. awesome. 7. Floors/ceilings/walls are very thin. Upstairs neighbors seem to be either descendents from a rare hippo/human breed who stomp so loudly at all times of the day OR they simply don't have toes and walk on their heels. They also seem to exhibit super human strength because the force at which they open doors, drawers and cabinets is just as loud as when they shut them. I can also hear their cell phone on vibrate and you can imagine what else. if you complain about noise, security asks to enter your apartment to listen to the noise, WTF?!! I should also mention the barking dogs and crying kids that don't shut the fuck up! 8. Landscape/property maintenance. be prepared to hear weed wackers/leaf blowers before 8am M-S. also if you happen to be in the dog park when the leaf blower comes through - beware, he doesn't care you are there and will continue to blow shit all around you. Ultimately this gated community is only meant to keep the bullshit inside so as to not let it creep out into society. DO NOT LIVE HERE or you will regret it.

Be carful if you moving in to this complex. You can lost money, personal staff, health, and time. You car will be broken and management doesn't care about safety. Personal staff can be stolen from locker room, and management don't care about it also. Mold inside apartments, nose from everywhere. You can hear what your neighbors do. Homeless people have laundry in the pool. My neighbors moved out on second day after they moved And you will never see your deposit back. Be away from 3400...

I recently moved and could not get out quick enough! I have been told prior to finalizing my move out charges that the management would contact me, yet I received my final statement and was not contacted once. I reached out 3 separate times, in person, to attempt to talk to the manager...no luck. 1. The community requires you to mount your TV, yet they don't provide anyone to help you. I was charged $70 to fill wall mounting holes where the TV was mounted. 2. Now they charge $55 for parking!!! Not monitored and I know this place is has had several break-ins. No thanks. 3. I was charged $110 to reprint the apartment. Nowhere in my lease does it state that the move-out tenant has to pay for paint. No damages, no pets, only wall hangings (considered normal wear-tear). 4. I attempted to rent a room for a baby shower for $250 for the day however, my guests were not allowed to use the pool. What am I paying for?! I understand no parties and the pool gets crowded, but if I'm paying then I should have access to the pool for my guests. Overall, they will nickel and dime you, unprofessional management, and honestly I didn't feel safe towards the end of my lease. I have recently moved to a new managed complex and couldn't be happier at Boardwalk by Windsor.

This community genuinely sucks, not worth living in at all. Majority of residents suck, people steal packages and food deliveries. Management sucks, they're negligent and seem to not care at all about the comfort and safety of their residents. The walls in my unit aren't even straight, the floors are not even close to flat. For months straight and years prior, cars were getting broken into with smashed windows and cut convertible tops with no action taken by management. Homeless people were hanging out in our garages leaving trash and feces everywhere. The shower in my bathroom flooded leaving other peoples urine and feces all over my bathroom and leaked into my closet and outside the unit, ruining my clothes and other belongings. Management did the bare minimum to resolve this and promised to compensate me for damages but never did. The maintenance team also instructed me that they would need to remove all the drywall that was affected to avoid any mold growth, however, management told them not to as it was "unnecessary". They have put my health at risk and did nothing to compensate me for damages. On top of all this poor management, they just did a huge "parking upgrade" and just repaved the asphalt and removed all visitor parking spaces and moved them to outside the gates and now charge money for visitor spaces. As if this doesn't sound dumb enough, there are thousands of units and only about 10 visitor spaces now. You now have to download an app and pay money just to have a guest or family member visit you, makes no sense. My one unit pays over $3500 to this community yet they continue to grab for more money while providing the bare minimum comfort and security to residents. I would advise not living here until management learns how to use their heads and delegate money properly.

Take a stroll down avenue of the arts if you want to get SCAMMED out of all your money. And also have your car broken into multiple times and not doing a single thing about it. 0 investment into their people. This establishment is awful and I am forever upset for what they've done to all of my loved ones - how could they be okay with living like this knowing they are ruining lives??? They don't take care of their tenants, they will ring you for all the money you've got. It's all a facade. Don't put a deposit down - they will not give you money back. Nasty business, you should be ashamed.

This place was great. It is a shit hole now. I have no clue what kind of people they rent this place out to. Many look scary weird and I feel unsafe even though this is a supposedly gated community. There is a big chain of all Asian pregnant women who come and live here on month to month lease basis and leave after the child gets US citizenship. The management just wants to MAKE MONEY! I lived here more than 3 years. The falls are paper thin, i can hear the guy on top floor having sex. The lady below me is a chainsmoker(in the so called non smoking apartment) who literally chokes me when i pass the patio. Even after complaining many times, nobody cares. The management Matthew Comic is trying to EXTORT MONEY from residents through all ways possible. First is to come random check on patio and fine u insane amount if there is anything in the patio. (not that I had experienced this). The worst is remove all the outdoor visitor parking spots and convert them to money making reserved parking spots. My husband used to pay $25 to park his car(I believe once u rent an apartment the management should provide parking, how else would anyone live) For a car you need to pay $35 for uncovered spots where you have 99% chance of your car getting vandalized. Else pay $55 for covered parking which makes no sense. I dont know wtf has happened to amico management that they can go to any lows to make residents unhappy. Probably it is a way to force out current residents, increase the prices for the apartments to make more money and then add extra costs for other scape goats. The facilities here have also deteriorated over the years. Stop harassing your residents!!

How very unfortunate to have to resort to leaving these disgraceful reviews. I had wanted to live at 3400 since I was a teenager, always mesmerized by it's external beauty when driving by. Then my dream came true last year when I moved into the 3rd floor of one of their buildings. This dream then turned into a nightmare. I am very tolerant but little by little things just added up. Please do not make the same mistake I made by renting here. Here are the issues: 1. The walls are paper! I literally hear every footstep from the neighbors above. Music, TV, talking , sex.. yep.. you hear it all. 2. The balcony is roomy, and you will want to fill it up with your patio furniture to enjoy. Unfortunately, this furniture will soon be covered in dirt, trash, spilled drinks, and dog feces from the balcony above yours. The balconies flooring are long wood panels with spacing between them allowing for everything from above to seep down. 3. Without much notice they closed one of the main attractions of this place ( a big reason why we fork over so much rent)... the main pool area. It is shut down for 3 months. It is their duty to inform you of what things will not be available to you during your lease term. I work in commercial real estate so I know that these big capital improvement projects are planned way in advance. This just speaks very negative on management and AIMCO. 4. The apartments have a lot of maintenance issues. Maybe it's the age, and maybe it's how cheap AIMCO is in the maintenance. Within a month i had two leaks from the roof!! First I had leaking and mold in my bathroom. They came to repair it, but left it open and patched up with plastic and a mess on my tub. They said they would be back the next day to patch it up. It took days, and kept putting it off. Meanwhile, the patch kept stretching down as it filled up from the leak above. I told them I did not want it like this over New Years since I was hosting a get together. They failed to deliver, and I was stuck with it until after New Years. Fast forward a week after and I wake up at 3am to the noise of water dropping. I go to the living area and there was water pouring out of a light fixture and the water sprinkler. There was damage to my personal items, and my renters insurance refused to help since it was landlords fault. I sent a message to management stating they were at fault and they ignored me. It also destroyed the ceiling paint and it took them almost a month to finally respond to my requests to get it fixed. Then there was a gas leak few weeks after that, so the issues keep coming. 5. Management has no respect for personal space. They intruded into my apartment three times! They will walk into your apartment without notice. I tell them to call me before entering my apartment. And in two occasions i would come home from work and find them inside making a repair. The third time was the last straw: my husband had just had surgery and was home resting. We had a friend over that day and all of a sudden around lunch time they hear someone opening the door and two men come in. My husband and his friend freaks out and ask them what they are doing. The men just looked surprised and said "there is never anyone here at this time" and they could not say what they came in for nor did they have any repair tools on them. Because of mainly reason number 5, we requested that they work with us in allowing us to leave after month 12 of their lease (they make you sign 15 month leases). We no longer feel safe in the apartment. They completely shut me down, and would not even offer to have the manager speak to me in person. They literally just blew me off with a... sorry but not so sorry. Whatever you do, do not sign a lease here. All they care about is money and not the well being of their tenants. AIMCO is running this community to the ground. I have met many other tenants with even worse stories than mine and I think it is time we all stood up for ourselves. Ps: there is horrible cell signal here!! What is this a third world country?!

Unethical business practices by those in upper management. Be safe and look nearby for other apartments that are upright and just as beautiful. You'll save your time, as life is so short, and your money, which you've earned. This corporation won't serve you.

I lived here for over 2 years during that period it was bearable, until my place got flooded by my upstairs neighbor. She refused to give me her insurance information because she claims it is the building fault for not taking care of her bathroom faucet when she called them about the flood. She claims her called them on multiple occasions, went to the office to complain and even called the corporate head office and nothing was done. The office said i should contact my neighbors insurance to take care of my damages. I just got tired and took care of my own damages. The office, however put put me in a hotel for a week while they were fixing my place. I shortly cancelled my lease, I had to pay for early cancellation which was two months rent plus give two months notice. I've been out for a good 6 months and tell me why I keep calling phone calls from the entrance door to my old apt every time someone try to delivery something. Unbelievable!!!!

This place was a nightmare. When I moved in there was a terrible chemical smell that the management denied existed. That eventually went away on its own after several months, but a year later a loud screeching noise would emanate from the toilet every time someone in the building would flush their toilet. They never fixed it and I had to resort to soundproofing the bathroom, a tall order. Then when I finally terminated my lease they claimed that my keys were lost, when they were left on the counter, where they told me to leave them. They added insult to injury by charging me ten dollars for that. When I contacted them about the mistake, they said they would get back to me. They never did. Terrible place.

Alright, so my first review was because I was brand new to this community. Let me share what I've had to deal with as our lease is coming up soon: Trash left in odd areas throughout the entire community close to the trash room but not quite. In the stairways and front entrances near elevators and I'm not talking about gum wrappers; I'm talking about boxes filled with trash. It's sad that some of our neighbors can't go the extra distance to the trash room but it calls into question if this place is understaffed as the garbage is left there for weeks at a time. What happened to the cleaning crew... [I really miss my old place, at the crossing apartments; cross street is Tustin and La Palma. Now that place knew how to take care of the community. For all you pet owners they even offer a dog washing station. I don't know if there's one in this community. But I suggest you check it out if anyone is interested.] When we first moved in here I noticed that the faucet in the kitchen only has 2 functions: Waste lots of water or don't do your dishes. We also didn't have a functioning ice maker in the freezer and our dryer dries our clothes but it seriously takes about 4-5 hours for clothes to dry. Maintenance came about twice to check out the problems. They said "that's how it works" about the faucet and dryer. They said they fixed the problem with the ice maker. I still haven't seen ice since then. And I guess I'm still waiting for someone to check it out like I was told.... 7 months and counting... This community is really up to par with so many updates and spamming my email with so many things yet some just don't reach. Very important matters, such as burglary reports, theft, etc. There was a burglary that happened in the lower floor of my building a woman and her family were victims of this crime before/during the holidays and were barely moved back in the end of January. These people even stole her baby's things. There's really lack of security if you decide to live here and get this: the community has allowed visitor parking inside the garage of the buildings instead of hosting it OUTSIDE of this community. Therefore, if you need that extra spot you can either park your car OUTSIDE the community or if you'd like to have a spot reserved for yourself you gotta pay the extra bucks to have your car near to you, but here's the funny thing; Either way your car has 50/50 chance at being vandalized and victim of theft :) Something that also haven't reached our emails; the new project of having a dog park built on the property occupying what was once the tennis courts and basketball court. I spoke with someone at the front desk about this and she blatantly lied her pants off claiming that an email was sent out of the new project and it may be possible that it may have been lost in my email. please. I spoke to many residents who hasn't received this email either. The main reason why we chose to move in here was because of these amenities. I wonder what else they'll do away with, without these notices. I hope this review helps with anybody's decision to move into this community. Residents are nice, but you really don't know if they are your residents here especially since it's easy getting through the gates; hence the burglaries in the garages and apartments. If you're paying for a not upgraded apartment, they're gonna leave you with a crappy fridge, washer, dryer, and a stupid faucet. These are all the facts laid out at your convenience. The gym is ok. The pool is nice; just pick your go to times in the summer because that gets especially crowded.

Amenities are fantastic, but the walls are eggshell made... cannot sleep frequently because of my neighbor upstairs that stays awake until 4 or 5 am... I cannot wait to move from here... :(( If you decide to live here make sure to be in the penthouse...

I honestly don't think this facility deserves even one star. I moved in in December of 2015. They are truly TARGET pretending to be Nordstrom. The complex was supposed to be smoke free facility but it is not by any standards. Everyone smokes and even Marijuana. And it comes through your ventilation system. My teenage son was smoking Marijuana without consent. This is a huge breach of their contract.And if you complain,not only the management is inadequate to handle it but also you become a target of the perpetrator. There are wild parties every weekend till 4 Am and they use all kinds of profanities , yelling screaming till the party dies on its own momentum.Again if you complain you become a target by your tenants. They spill coffee at your door the next morning or leave a cigarette butt at your door step. The management is completely incapable to take care of these issues. We finally had to move out to save ourselves. And once they find out you are moving out, you become a target by the management as well. They try the fine you with all kinds of charges, nickle and dime you to death till you finally break free. You just will pay anything to get out to never have to deal with them again. I moved to Los Olivos in June of last year. The service and the amenities are without a doubt the best in Orange County. The apartments are supper clean, The grounds are well maintained and the staff are exceptionally helpful and pleasant. And to top it off,the Los Olivos are 1/3 less expensive. Please anyone out there ,do your due diligence, and look everywhere before falling in to 3400 Avenue of The Arts trap. Once you sign the dotted line you can hardly get out of it. My moving out cost me over $7,000.worth of penalty and fees. I should have brought charges against them and my attorney even said I should. But I am a peaceful kind of a guy and chose NOT to have the aggravation. I chose a peaceful exit strategy. It was NOT by any means a sign of weakness. It was to preserve my sanity. Good luck on your search and God bless anyone who is looking for a descent place to live.

The security is zero I live here for 4 years now and someone brake to my car 2 times in last 3 months it's coast me more than $1800 it's append to most of the residents in the complex we pay here enough for getting at least good security so we can sleep and not thinking that maybe go to brake your Windows and stolen everything The have a few cameras inside the garage parking but you never can see it .

"Luxurious Costa Mesa Living" There is frequently dog piss, beer cans, or spit in the elevators -- when they are working. The gym looks nice but is kept at roughly 77 degrees on good days and can be around 79-80 on worse days. Droves of steroid fueled bros congregate at the pool with red solo cups braiding each other's hair and listening to miley cyrus or whatever it is that they like. The inside of my unit looks nice, but i can usually hear my neighbor's stupid useless pocket dog. Don't move here.

RUN away from this place! I work in property management and understand what the cleanliness standards are for turn-over as well as what California law will and will not allow property managers to charge for. Out of my $1000 deposit, I received $300 back. I spent an ENTIRE DAY deep cleaning this apartment, including the screens, windows, and jams. I did not receive a single invoice for work done in the home. In addition, if they take out the carpet and replace with another type of flooring, THEY CANNOT CHARGE YOU FOR THE UPGRADE. They missed the memo, because they changed my apartment to the wood vinyl in the living/dining room which had to match up with the entry and kitchen, and charged me for all of that! They kept the carpet in the bedrooms and charged for the shampoo of that. The day of my move out, they actually left me a nasty voicemail about how my keys were not turned in and they would be charging me. I called back and said I put them in the drop box and Yolanta told me that there is no possible way because she checked. After having a screaming match with her (great customer service- she yelled at me and called me a liar), I received an apologetic phone call from their service manager saying he went in early and grabbed my keys to start the turn. No surprise-- if they can't communicate with each other, they certainly are not goingt to know how to address residents, prospects, or former residents. The people here are just plain awful. The apartments are refurbished and falling apart. Though the amenities are really appealing, save yourself the headache of miserable parking- The Enclave is WAY better.

On Aug 31, 2019. Saturday I saw a unit I like. Available November 11th 2019. $50 for credit check 800 deposit to hold for 2 days or so I thought. Within two days I text at the office saying I don't want it give it to somebody else. I waited for my 800 deposit and has not return to me. I call and they say not refunded. I call Citibank can reverse the charges. Citibank put 800 in my account while investigation is going on. Now Citibank when's their money back because what apartment complex set. Got a copy of contract and saw signature and initial it's not mine. Went to office and she give me a number to call. It is all run around machine talking. Got no where. Will be going to small Claim Court. I have a phone call, all the text messages and my signature on a contract as proof. Looks like I see them in court no choice

Do NOT live here. Positive reviews are fake or paid for by the company. I am a current tenant and have been for 3 months, I am dreading the remaining 9 months on my lease. Unless you want to be awoken by people screaming at 4am on weekdays, trash filled community spaces and loud units which are being used as AirBNB's. Management is unresponsive and an absolute nightmare to work with. You will regret living here. Not worth the price tag, plenty of nice places in the surrounding area, this isn't one of them.

Another update from from 3400 Avenue of the Farts .... When you leave negative reviews of this place on Yelp, the "Community Manager" Matthew, will choose to end your lease agreement (Oh darn) instead of make the necessary changes to address ongoing problems in the Community. I guess if you can't take criticism, and be professional, it's best to hide from your problems and hide behind quitletly posted letters on residents' doors. You could have knocked like a man Matthew. We were home. :) Do not move into this place. It's going downhill faster than Baltimore right now.

Customer care after move-out is laughable. Another reviewer commented that they will do anything possible to keep your deposit, and it looks like that is true. About a month before our lease end date, the leasing center asked my husband and I to move out 25 days early to accommodate a new renter after we had provided notice and then slapped us with a week's worth of rental fees following our move-out as an "early termination fee"--despite moving out early at their request, and despite the fact that the lease specifically states the resident cannot elect the early termination option (giving rise to the early termination fee) within 3 months of the lease end date. Their position when pressed is literally that only parts of the early termination section should apply, when it's convenient to them. The fee patently does not apply to us and yet "Customer Care" after move-out insists that our money will not be returned. Well, enjoy your one star review, well earned.

This place has nice waterscapes and it's nice having your laundry within your unit. The maintenance personal are friendly. Unfortunately, 3400 does charge extra for parking, $55 a month per vehicle, and at least one/two vehicles get broken into because security is an absolute joke! If you get a bunch of delivers 3400 WILL NOT let you receive packages to your apartment. Instead, 3400 force tennants into a locker parcel system (which will charge you) that has only one location; I have seen many tennants carrying packages across the entire complex (3400 WILL NOT be helpful). The dog park is utterly disgusting, and they say pet friendly only to collect extra money. 3400 DOES NOT use this money to upkeep the dog park; the wood chips were not changed out once in over 15 months. Also, many of the tennants bring their dogs with fleas, and when I first moved in several tennants warned, "3400 had a giardia outbreak." If you are forced to move here enjoy the waterscapes and beware of your personal belongings. 3400 WILL ENTER your apartment WITH OUT notification!!

I recently did a tour of the property and although it was okay at best, the customer service I was received was extremely poor. I arrived to my appointment on time and I swear the person I was supposed to meet with rolled her eyes at her colleague when I walked in. I really wanted to walk out. It was quite an awkward experience. In addition, she rushed the tour, did not make any attempt to make us feel welcome and was reluctant to show me the amenities, including their amazing gym. I get my appointment was at 5:30 but if the staff is not up to showing potential tenants in a warm, professional and welcoming manner, the why bother offering that time slot. And maybe she had a bad day but if that's the case I would have been happy to reschedule. It's common courtesy. If you are looking to tour this property, I recommend that you ask for someone else other than Neta.

This place used to be good but it all went downhill in the past year. Look at the reviews. I swear this place had a 4 star average at one point but its been rapidly dropping. Security? Nope. Like many other residents here I've also been victim of a car break in. Security cameras are just for show. No one patrols the premisses looking for suspicious activity. Noise? Plenty of it. Street racers, upstairs neighbors, fire alarms... Seriously, the fire alarms have gone off in my building atleast 5 times in the past 8 months. Who's here turn it off at 2am? Management? Nope they're home sleeping. You have to wait for the single security guard inside his soundproof cube to come by, if he's even there... Cleanliness? Look at the pictures in the reviews. Roaches and trash everywhere. Yeah it really looks like that. Good luck keeping your patio clean, you can see right through the slats above or below you. Urine, bird seeds, dirt, trash, all comes through. Parking? All visitor parking has just been eliminated! I guess they needed more money from assigned paid spots. Let's hope they invest in working security cameras and actual security patrol. If you're looking for luxury check out the NEW construction at the Avalon in Irvine or Nineteen01 in Santa Ana. Luxury at this place? not anymore.

We have been living here for almost 2 years now. Prior to moving into a different unit together my boyfriend lived here in a one bedroom. Security is a joke. My friend who also used to live here but moved when her lease was up has 3 of her 4 BMW tires stolen off of her car while parked in the assigned spot she pays for. Management did nothing. Come to find out multiple cars we're being broken into. My girlfriend stayed the night with us from out of town and her car got broken into they stole all our her hair supplies. She works as a hair dressed so she was out hundreds of dollars. We then moved into a bigger place on the other side of the complex. The newest frustrations with this complex are the following: there were few guests spots available in our building - 2 to be exact. So when guests came over we would have to direct them elsewhere. The complex said they were updating parking and making it nicer. They removed ALL visitors spots. So if you want to pay close to 5k like we do don't have friends you want to see your place because there will be no where for them to park. We spent 30 minutes looking for a spot for a friend from out of town. It is a joke! Also, they changed their 4 day pick up on package policy to 2 days. So expect to pay $10 for everyday package everyday you're late. If you email them with concerns.. good luck getting a response probably because they don't know what to say when you ask what guests are supposed to do. The maintenance staff is lovely! I have always had wonderful experiences with them. The office staff as well. They are always friendly and kind. It's just the apartment complex in general that makes it really hard to enjoy living here because they have nice amenities and a beautiful property. It's just a lot of headache with the no parking and the new package pick up that was changed over half way through living here. Just things to take into consideration when thinking about moving here..

Putrid service, unprofessional management. I would avoid this incredibly dysfunctional community like the plague. From the day I had to sign the lease online three times to the late service calls, their rude and unprofessional management staff, lack of professionalism, hidden fees and pathetic customer service. Its by far the most misleading and bizarre place to live in Orange County. Don't even bother to visit and if you do "caveat emptor" aka buyer beware!

I live in a J building for almost 2 years, and in the last months we start to have problem in our garage. They steal things from your car and the complex just say "we can not do nothing, please call the police. We pay 55 for a spot and they should be responsable for all the things that happen inside the complex. I just waiting for the end of my contract to move out.

Horrible community! Look elsewhere. For the cost Irvine Company apartments offer better service, better amenities, and higher quality of living. Lived here for 15 months, here are things that went wrong. - When we toured the apartment we said we wanted it, instead of walking us through the online application they told us to go home and apply. Likely o they could help their next client. Online form was confusing and wouldn't allow us to add three individuals to the lease. - once process was sorted out it took 5 leasing specialists to figure out our situation. We were trying to give the the deposit and first months rent but due to complications with the website or me, information wasn't processed properly. - the amenities look good at first glance but take a closer look they are old, the game room has old equipment, climbing wall is a joke, tenants let their dogs defecate anywhere on the premise. - they accused us of changing the locks. Even though maintenence guys have been able to get in. - entered without permission or notice into our apartment. Roommate was sleeping and not clothed. - parking is a joke, they charge for every spot in addition to the rent. - had people park in my assigned spot twice and they did not take care of it. - walls are thin. - there are many large families that share the apartment. - elevators frequently fail, Ive been stuck in one. - there are people who sneak onto the property who use the gym. They act like they forget their keys. I've live in a lot of communities and this place has been the worst. We paid $2800 a month and the experience we got was horrible. If tenants do something wrong we get punished. If the property does something wrong they get away by saying "sorry". Matt Comicz is the community manager. Ask him about my specific experience and he would gladly share. My name is Matt S. I lived in apartment C324. Take my advice, go look at the Enclave. Be aware, I think this apartment complex fluffs their own yelp rating.

AIMCO has the WORST service I've ever encountered. I've lived at 3400 Avenue of the Arts (in Orange County, CA) for almost 2.5 years now. We are moving out around Xmas time and I couldn't be happier! In addition to rent (over $2K/mo.), I pay about $100/mo. for 2 parking spots and we have never missed a payment (including this month). For context, I have found another car parked in my spot probably 7 or 8 times since I've lived here. Every single time it's happened, I have filed a complaint and asked for the car to be towed. And every single time, 3400 Avenue of the Arts (owned by AIMCO) has said that their policy is not to tow the car illegally parked in another resident's spot until they contact the residence associated with the spot and any other residents who may have invited the person with the car to their apartment so that they can get the individual parked in the spot to personally move the car. I've had to park my car illegally for several hours on multiple occasions while they tried to track down who was illegally parked in my spot. Out of those 7 or 8 times I've had to deal with this, the car parked in my spot has only been towed once. And that was with a direct complaint from the person who paid for the spot. Now here's the kicker. My girlfriend switched cars recently and forgot to notify management about her new license plate. She's sick this weekend so parked in her spot Friday night and did not check the car until today (Sunday). She went down to get her car and it was gone and another car was parked in her spot. 3400 towed the car without any complaint from any residents and without contacting the apartment associated with the spot (me). To make matters worse, their management team doesn't work weekends and the leasing office and security personnel do not even have access to the report and cannot do anything about it until Monday. Same goes for AIMCO Corporate headquarters--no one is there over the weekend to deal with your problems. When my girlfriend told the leasing office here at 3400 that she works in Downtown LA (over an hour-long commute) Monday-Friday, 9-5, and can't go to work without her car, the leasing office essentially said you're shit out of luck. They also asked us to "keep it down" because they "are a business" and had "tours they needed to give" to potential new residents. That is how they treat long-standing residents who have never missed a payment for rent or their parking spots. The fact that no one is available to deal with your problems over the weekend is a huge issue with the way AIMCO does things and they often take advantage of the fact that no one is on site to deal with their residents' problems. I regularly find notices on my apartment around 8 or 9pm on Fridays telling me that management needs to conduct an inspection (or some other reason for needing to enter my apartment) the following Monday or Tuesday. They do this intentionally so the residents cannot say no. They don't care whether the day they want access is a huge inconvenience for you or not. BECAUSE THEY DON'T CARE ABOUT THEIR RESIDENTS THEY ONLY CARE ABOUT MAKING MONEY. For example, Friday night at 8pm I found a notice that said they were giving AT&T access to our apartment all day on Tuesday starting at 8am and that we needed to move certain objects around so that they can do work (we aren't even a customer of AT&T). This is unacceptable to me. As I said, my girlfriend has work in LA that entire day and I also have a law school final on that date. I don't have time to move things around for AT&T (because I'm studying for my finals) and I don't want random people in my apartment when neither me nor my girlfriend is present. And keep in mind, we are moving out like 10 days after they want access to the apartment. They could literally wait 10 days and then give unlimited access to AT&T until after we move out. But guess what? I can't speak to anyone at AIMCO or 3400 Avenue of the Arts about this until Monday (the day before they want access to the apartment). Believe me, I've tried. I left a voicemail for the property manager who works at AIMCO's headquarters as soon as I found the letter. No call back. I left a voicemail for the 3400 Avenue of the Arts Leasing Office AND Resident Services. No call back. So to recap, between Friday and Sunday of this week, not only did neither 3400 Avenue of the Arts nor AIMCO call me before they towed my own car parked in my own space (without a complaint and contrary to their own longstanding policy), but they also ignored my phone calls and voicemail about a different issue. I will never rent an apartment from AIMCO ever again and I strongly recommend that you stay away from this terrible corporation and their various properties.

Basically - Very bad management and staff. - not nearly as nice as the apartments in Irvine. - Dose not feel homely at all I too wish I could give negative stars. My boyfriend and I were looking at places in Irvine, from the Rental-Living properties, before we wanted to look at the 3400 grounds. Online it was just beautiful and some of the amenities just caught my boyfriends eye. One the way back from Irvine we called in first and asked if there was anyone available to show us the grounds and apartments, and of course he said yes and to come on in. When we got there, only one girl greeted us and was barely friendly. She didn't offer anything, and the staff that was available didn't even bother to say anything like, " Thank you for waiting we'll be right with you." Nothing. After waiting for 30 minutes some girl finally helped us, but more of a rush, we weren't looking to move till December but wanted to see our options so we could put our names on the waiting list if we liked it. She was getting up to just show us the model apartments we asked if we could see the grounds too, her exact words were, "Your not even moving till December so whats the point." Does it matter ?! There rent was around $1600, of course we want to see what were paying for. What was the point of advertising on the site that they have beautiful grounds if you don't want to show it. But she did take the time to show this wealthy looking lady that was before us. We had called prior and stated that we wanted to see the grounds, they should have been trained better and tell us that they'd make and appointment if they were too busy to spend a good amount of time on us. When she said that I told her that if we paying that amount we want to see what we get. We just got up and left and my boyfriend said you just lost 2 tenants. This place is very nice, but it does not feel friendly what so ever. You can literally smell the snobbiness in the air and not just from the tenants. I wasn't too disappointed, after see there property, the 3 places we look at in Irvine was much more beautiful. It'd rather take my support too a place that know how to take care of there tenants in every way.

Place is constantly under repair and parking is a MAJOR issue, In fact we used to have about 50 guest spots for the complex, but last week without any mention they removed the guest spots, assigned them numbers and sold them to new renters! This property is part of a REIT, in other words they only care about making money for investors and it shows. I've lived here for 4 years and it just keeps getting worse. We used to have social events like Sunday brunch by the pool, Halloween parties, cheese and wine. We went from being smoker friendly to smoke free, they have even taken out the tennis and basketball courts and replaced them with a mediocre dog park (as if the dogs didn't shit all over the complex already). And NOW we can't even enjoy a beer by the pool. I work hard for the insane amount of money it costs to live here. They will allow families to have a seemingly unlimited amount of screaming children by the pool and they will allow prostitution rings and anchor baby schemes to conduct business here, but we can't drink a beer by the pool? The rent keeps going up yet the quality of life keeps going down and besides the dog park nothing has been upgraded. We even had the pool shut down for a week because it was discovered that there were open electrical wires in the water that could possibly shock and kill someone. I've lived here for 4 years and I do not recognize a single person that has given 3400 a 5 star review. Im convinced they work for the property management AIMCO.

If only I could give this 0 star I would. Please people think twice about moving into this apartment. They get you hook to move in but after they sign you all they care is about their money! Customer service at the office is helpless and useless. I went in crying asking for help because I fear for my life, I asked them for help and they were useless. I told them about my situation where I couldn't stay at my apartment because there was a guy trying to hurt me and he damage my whole entire apartment including all my belongings. I provided the leasing office with proof and police report of what happened they were useless and heartless. I told them I couldn't stay there anymore. The solution they were able to provide was to break the lease and pay while its vacant and while its being remolded I wouldn't be charged. Well they took a month to work on the apartment and now they expect me to pay 2 month of rent. I don't mind paying but they don't want to provide with any documentation they i ask for. And just FYI they don't allow you to do anything to the patio you get notice, elevator are constantly having issues, fire alarm always going off. Parking is awful!

I'm supposed to be moving here but my experience with the leasing agents has been extremely upsetting. We put the hold on the apartment two months ago, and now we move in 5 days and can't get anyone to call or email us back. Our first agent apparently left a month ago and we never received an update. Now we are with a new agent who is never there. We have called and left voice messages and sent numerous emails. It sounds like people have a hit or miss experience here. Just know that the staff are unorganized and don't seem to really care. I'm hoping I can update this to a better review, but I don't even know if I'll get to live there or not at this rate. Update: I did move into this complex on 7/23 but are continuing to have multiple issues with the management. They said we could bring our dog and then told us we had to remove the dog from the property after we signed the lease. The list of issues goes on and on. We have had to file a federal complaint against them to sum it up. I have found all management to be very unprofessional. Other than that it's a wonderful community! Another Update: (10/2) It is now October and we are still having major issues. I want to confirm that they verbally told us that even though our dog was initially denied he could still live at 3400. Please disregard the response to this review. In August we sent a new letter because Ave requested it be signed be a different physician and they confirmed acceptence of the letter. They didn't respond to us until today, months later, saying we needed to remove our dog within 3 days or return our keys, etc. and leave. They attached an old denial letter and ignored the fact that we had sent them updated documents months ago and are just now replying with a notice of removal. No other contact. Management here is extremely unprofessional and lacks communication. We placed this apartment on hold at the end of May 2019, moved in at the end of July 2018, and it is currently the beginning of October. Within that time we have had almost no positive experiences. Diana is the only staff that has been friendly to us. I also want anyone reading this to know that there is a valid need for an ESA animal and the physician is seen regularly and in person. The complex is continuing to say that the letter was obtained online and that's it. Although we sent updated documents they have ignored it. They actually haven't been in contact with us for months until they provided us with the notice to remove our dog. I highly recommend looking at the apartments off Anton or the Enclave instead. We have friends at both complexes and you would have a much smoother experience. Avenue of the Arts may not follow the law or the terms of your lease. Management will not respond to our emails and only wants to speak in person. We have already had issues of them telling us something verbally and denying it later. Update: (11/2) We removed our dog within the three days last month after receiving the notice. On 10/10 Ashley inspected the house and told the office that we still had our dog living with us and since then we have been Pending Eviction. No one told us. We are unable to pay rent for the month of November because of the Pending Eviction. Our washer has also been broken for a week now and they said it would be replaced in 2-3 days.

Amenities are fantastic, but the walls are eggshell made... cannot sleep frequently because of my neighbor upstairs that stays awake until 4 or 5 am... I cannot wait to move from here... :(( If you decide to live here make sure to be in the penthouse...

Putrid service, unprofessional management. I would avoid this incredibly dysfunctional community like the plague. From the day I had to sign the lease online three times to the late service calls, their rude and unprofessional management staff, lack of professionalism, hidden fees and pathetic customer service. Its by far the most misleading and bizarre place to live in Orange County. Don't even bother to visit and if you do "caveat emptor" aka buyer beware!

Zero stars if possible! First off, leasing folks lie about the noise from Sunflower and quality of tenants here. Only saving grace was the lovely lady Yolanta who was super friendly and helpful when I lived here. The free espresso machine was awesome. Other than that, I had to call police multiple times on loud neighbors who threatened me after rude parties at 2am during the week. Security is useless. I had idiots constantly parking illegal in my spot and had to have the car towed many times. Worst part- when I moved out, the place was spotless. AIMCO (Scamco!) ripped me off on the deposit and gave me only $100 out of the $800 back. Avoid this place and AIMCO!

I am currently living in this community. Sorry, to say of my three years living here, my lease has increased tremendously. Nice amenities but not worth $600 increase since I moved in. I thought they would reconsider on giving their good renter a break but bad management speaks for itself. I look forward in moving out.

Worst Experience I've ever encountered in any Apartment complex. Me and my roommate signed a lease to move in October 2017. Less than a week before the move in date we're advised we cannot move in until First week of November even though we already had a signed lease. First week of Nov came around and they pushed us out another 11 days. This caused huge inconvenience and wasted money since we had to keep our furniture in storage. Upon moving in, we were told Elevator would be locked and designated to us to make move-in easy. This did not happen, we requested assistance 3 times during the move which did not happen adding hours to our move-in. Multiple issues arose during our stay. Our names were not added into the directory or security booth for a little over a month. Causing frustration and difficulty for our guests to visit. We've had about 7-10 different service requests put in in the first 10 months of us living there, which were fixed whenever they decided to get to it, at times over a week. Some work orders, got deleted, some got ignored until we made it a point to call a week later. I personally walked into the leasing office and was lied to directly by management saying Maintenance just left our apartment to fix 1 of the work orders. I called my roommate on speaker who was sitting in the apartment and confirmed no one had been there. The member of management heard the response on speaker and said "I believe you" when I asked her why she was blatantly lying to me, she had no response. We also had an upstairs neighbor who had a dog peeing on the balcony which dropped down into our patio. Ruining our BBQ and clothing we had on the Patio. We reported this issue to Management 3 times before it was resolved. The Apartment and complex itself is stunning and beautiful however the management and lack of assistance, cooperation and communication is what ruined our entire experience. Needless to say, we decided not to renew our lease for obvious reasons. And they still found a way to screw us over 1 Final time. When it came time for us to receive our security deposit back, they charged us $167 additional dollars in "Paint". That's right...Paint. We left the walls in Immaculate condition, not 1 whole bigger than 1/4 inch. They encourage you to mount TV's on the wall but then take $167 out of your deposit back. After 2 left messages with no response I finally got a hold of the Manager Matthew, I asked if he remembered myself and my roommate based on all the trouble they've cause us. Matthew acknowledges he does remember all the issues and refused to refund us the $167.00. Please share this message to all your family and friends. I do not recommend this place to my worst enemy.

The reason I am giving 1 star only is because of safety. Everything is right what everybody wrote below except the safety part, nobody write about the safety which in my opinion is the most important thing in the World. I live here for 14 years and my car was broken into twice, windows were smashed, things were stolen, I also have Harley-Davidson and twice parts were stolen from my bike in front of camera. The single girl moved next to me and 2 months later her car was broken into with smashed windows. I called Police several time and they said that 3400 Apartments has a serious safety issue with high crime ratio. The management is totally not prepared how to deal with this issue, for 1 year I want to show them how anybody can get in without electronic key and none of them is interested to see this. In 14 years I have witness so much crime and so many cars broken into that I don't even want to give you the number because it was too much. I know 1 thing this is my last year of leaving here it is nice place but I don't feel safe anymore and this I know for sure will continue. So if you don't mind your car being broken into or if your car is really old, than you will like this place because everything else is fine. Thank you Roman Machutt from 3400 Avenue of the Arts

If someone mentions that they stepped in someones dog urine, barefoot, right outside their door, that should automatically trigger an apology response and provide preventative methods as this is not a one time occurrence. There have been multiple water leaks in the F-building parking lot that appear to be floodlike. The water is removed, but not in a timely manner. The process of removing all the water isn't efficient because for the past week, we haven't been able to park in our assigned parking spots. It was verbally communicated to the management department that there was still water remaining in our parking spots. We were assured that it would be taken care of and today is the 5th day with no follow through. There also should be stricter preventative measures to avoid there being unnecessary bags of trash outside the trash shoots. The trash shoots are not full at all and certain residents feel the need to leave their grocery store bags filled with trash, outside the shoot. The recent notice sent out from leasing office in regards to trash outside shoots was OK, except for the most important part, the reminder that If found guilty of leaving trash outside shoot, there will be a fine of X-amount. To conclude, there should be better follow through and a goal to be more proactive to avoid this type of feedback.

I lived here for 2 years and I will not renew my upcoming lease due to the new parking restructuring. They removed all visitor parking from building B and placed 20 visitor spots on the other side of the community. And they sent an email out this week announcing that they will charge for visitor parking in the near future. I just had a baby and I have a caregiver that comes over everyday. I will have to pay for their daily parking once this new project is complete. Capitalism and greed by upper management!

Moved in two months ago, the reason I moved in is because I attracted by the amenities. My roommate lived in a studio for a year, when her lease ended I decided to move in, so we went to office and ask about information, as other yelper said, bad management, no, it's the WORST customer service ever! 1) My roommate and I are 20ish students who need a co-signer. Last year, my roommate provided bank statement to approved. This year, we bought in the bank statement with a good amount of money. They said they don't take it anymore because of policy changed TWO WEEKS ago. Fine, after my dad made some phone calls and find a co-signer, no big deal. 2) We were looking at 2 bed around $2500 range. They offer us a classic apartment which is less than $2000. Great, we decided to take it right away. The day we sign the lease, the staff did the damage checklist for us and said that she will schedule maintenance to fix things. A week later, things didn't fix and we found more problems after our officially moved in, so we went down to the office and told them, the bedroom door can't close all the way, the walk-in closet door can't close, some lights can't turn on...... We also found that she didn't make the request to the maintenance for us. No apologize, just said she forgot. We also tell them we didn't expect there are so many problems. She said because we live in the CLASSIC apartment. Be careful taking the lower price of CLASSIC apartment. 3) After we sign the lease, she didn't give us a copy. Until couple days later, someone put it in front of our door. 4) Same as another yelper review, when you move out they rip you off on the deposit. The studio apartment was only carpeted in the walk-in closet, that little piece of clean carpet cost $150 to clean. 5) The most stressful and mentally killing us are the complain letterS we received on the first month from the downstair neighbor complains to the office. The patio was originally gross. They moved in around the same time we did. The very first time I was sweeping the patio, she claims the dusts are falling down to her patio. A week later, the office send us letter that we watering plants, which we don't have any. Dropping pet urine when someone on the patio? Is that even possible they pee into a 1 cm crack, and there were people below, how coincidental? Dropping cigarette butts and ashes? The butts are between the cracks the first day I move in. Other than cigarette, there are peanuts, straws, gums...... We ignore the first letter, because obviously isn't intentional. We receive letter again, so I sent some pictures to the manager how nasty the place they gave us, and also complain about the service and attitude we've been receiving. We live in a penthouse but we can't even clean our own patio because our no life neighbor watching us and taking pictures. How comfortable living is this? 6) Almost every apartment have dogs in the dog's building. Other dog barks, our dog barks. People complain us, we complain people. I've notice the office had changed some new staff. New security guys looks way bigger than before. I feel much safer. The maintenance team did wonderful job fixing our apartment, not just the request, they check other things for us and great attitude. The office finally leave us alone. Hope the day when I move out I can give them a higher rank~
